when we sold ou last place they only had to do 2 viewings

this time it will haev cost them feck all

and they will be getting a mahoosive fee

Nope not an estate agent and not married to one either! Just don't see your problem. They're not a charity, they are a business and need to make money just like everyone else does.

We bought ours before it went on the market. The agent knew it was what we were looking for havign already lost out on 2 and took us us round. They had taken a few pics and measured by then, if not published the details, so we saw their draft which started negotiation problems as they had wanted to sell the garden to a neighbour but it was included in the particulars.

Bet they had thought they were onto easy money, since it had no chain, but the vendors became such pita's, selling from abroad and being less than reasonable with them as much as us, that they really had to work hard. In fact they ended up organising and paying the cost of removing abandoned items from the house on the day we completed as otherwise technically it wasn't a vacant possession. It had previously been let while the vendors lived abroad so there were all sorts of odds and ends of furniture and boxes to dispose of.

re HIP titter/tutter, they can market your houes before your HIP is produced as long as you have ORDERED it and it is produced within 28 days (or something)

so said our agent

so they came round on the Fri, we signed up on the Monday, we had calls re viewings yesterday

no brochure as yet but we have a sign and are on t'internet
