this time it will haev cost them feck all

I think Tutter means if she offers for the house she has seen this morning, the EA will in effect be getting money for nothing, as the marketing hasn't really started - no photographs or particulars drawn up yet.

can you research flood issues?

and also, phone insurance companies to see if you are insurable re flooding, some areas may not be

MIL has river (weel she says river, I say meandering stream) in front of her house and she had to check
