Sheffield - where to live please?

We are hoping to move to the Sheffield area in the next 6 months. Any tips/comments on areas? My parents live near the Botanical Gardens, Endcliffe side, so would prefer to be either north or west of the city, poss SW too. Thanks

Lydgate Hall Crescent in Crosspool? Looks nice, Crosspool is a nice area - good range of shops, quite quiet too, although does have a couple of local pubs. I imagine it would be Lydgate School for primary, which is a very good primary school with a good reputation.

Have things changed with regard to the pricing system in Sheffield lately? A couple of years ago the asking price simply meant the starting point for your offer. The selling price could be significantly more.

I think there are decent primaries in Nether Edge but really does depend on criteria! I lived there til recently and there are some lovely great big victorian terraces if that floats your boat.

If you're thinking about being closer to peaks but still near your folks why not check out somewhere along the western edge, although you'll be a bit hard pushed with £250,000.

You'd get (a little) more for your money and still the kind of schools you want if you look in Crookes, Greystones, High Storrs or Millhouses.

UQD - am to be called 'yummy mummy' by you, guess I better start dressing up a bit for the park then! Or at least find something snot-free???

I think it's still much the same. Mad, mad system. And the estate agents love it and will stoke it up for all it is worth. There's none of this Phil & Kirsty "going in early with a low offer" - the agent will just say, "ta very much", and sit on it, confidently expecting others to come in and match/top it.

They love it. And everyone plays right into their hands.

The only way out of it is to find people who want a quick sale and offer them a take-it-or-leave-it price on the spot - that's what we did. It worked.

i think so purple, when the guy valued ours he said we'd put it on at £195 with a view to maybe getting it up to £200 if we get a couple of people interested but said that £195 would get more people through the door. Houses aren't selling at the moment.

Yes, that's the way they work. Under-value to get viewers and make it look as if business is brisk.

We had 21 viewers on our terrace in Walkley when we sold 4 years ago - in the end it went to the first people to see it! All that going up and down (steep) stairs for nithing!!

when we sold our very small terrace 6 years ago we must have shown 15+ people round and got £8K over the asking price of £35K, but anaged to buy our current house for the asking price but then we sold with blundells and bought with goffs!

But since we only got ours valued because we had some work done and wnated to check that it had added value, i'm really not sure.

looking in the estate agents windows the houses in S10 aren't moving all the quickly some have been there for months

Yes, things are taking longer but they still sell in the popular parts - people still want to live in S11, S10 and S6, even when the market is less buoyant.

It does sound like the days of 10-15% over the asking price may have gone though. We sold our first house to the first viewer who phoned the next morning and offered 30% over the asking price on condition we took it off the market that day. No-brainer. That was 2001 though. Heady days!

You actually took it off then purpleturtle? I'm surprised the agents were happy with that - we tried that kind of offer a couple of times and it totally bombed. What happened was they saw £££ when someone offered that much over and started to think "someone will top that!"

we got so depressed when we were trying to buy, they'd go on for 70 then sell for 120 it was madness

We got a dining room an extra bedroom and a garden, in the same postcode, for just £7k more than we sold at!

edam - i was there too, flashing my brown knickers! which PE teacher do you speak of? one in particular was a right mean cow...

inamuddlethingyjobby (can't scroll back to spell your name properly - sorry). you asked about villages - are you really interested in proper villages? with easy access to Sheffield? if so Hathersage is lovely (I even think edam might have lived there....though maybe I'm confusing her...). It has quite a few shops - a trendy restaurant, excellent deli, a superb greengrocers, outdoor swimming pool, this place. I really like it. Grindleford is also very easy access to Sheffield - very vibrant in in terms of things going on - but a bit smaller - only a couple of shops, then there's Baslow. if you want real sleepy - and very pretty places - there's Curbar and Froggatt.

If I were to live in Sheffield personally I'd go for Ringinglow - right on the edge - wild and windy - excellent secondary schools and I suspect primaries but not sure. but why live there when for an extra 10 mins driving you cna be in a national park?

Although the national park will be an extra 10 minutes' driving and probably an extra 20-30% on the prices.

It was depressing buying in 2001/02 - you'd see something, think it was in your price range, and phone up to discover it already had offers 15-20K over the asking price on the day it had gone on.

No, never lived in Hathersage, spent a lot of time there with schoolfriends, though.

I'm sure we had this conversation before. I left in 89 so we must vageuly know each other....there was someone who lived in Hathersage in either your year or the year between us whose name escapes me but she was quite mean to me.

I was thinking of Mrs Rankin btw

Broomhill is great - really handy for everything.. quite studenty but not caused us too many probs. but expensive and we've got a tiny garden.!

let us knwo if you wany any houses checking out, always happy to help. I have in fcat been inside the redcar rd one, ex friends of ours used to live there when it was a university family let. its a lovely spacious family home with bags of potential.
