Estate agent photos tomorrow.. how does it look?!

As the title suggests, our photos are being taken tomorrow and i would love any last min tips for making the place look better. We have pretty much no budget and a toddler to contend with but lots of nic nacs so can maybe spruce it up a bit.

RE the bedroom, cot will be removed and the bed put in the middle of the room. I'll also be adding some flowers to most of the rooms as well but obviously don't want to put them out yet.

Toddler not included in the sale Grin and the stuff on top of the record player won't be there along with hoover etc.

Love your lights over the table. Looks very tidy and well presented, maybe something the kitchen, flowers or plant or something to add a bit of greenery?

Very well presented. Looks clean, bright and homely.
Would put plant or flowers on kitchen window sill to brighten it up.

Thanks everyone! Really glad it seems clean and tidy and bright, that's what I was going for.

Will add something to the windowsill, off to buy some flowers once DS is asleep, thanks for the tip.

And yes the bin will be out of sight too! I'm making a list of all the last minute things I need to remove from rooms but can't until just before the photos. Now the place is all clean and tidy I kind of want to stay Grin

Always the way OP! Grin I agree it looks lovely, but the kitchen looks a little cold. A blind and lots of herbs/plants on the windowsill would be lovely.

Maybe move the fan from the shelves, spoils the look a bit and makes me think there could be a ventilation issue or that it gets really hot and stuffy.

Otherwise looks great, well defined zones in the living room for eating and sitting with a bit of storage too.

If one of the bulbs are out you should replace that as the lights will be on, looks lovely though. Flowers will be beautiful. Maybe fresh (Lidl made) bread sliced on a chopping board would look homely in the kitchen.

Doesn't look too cluttered and a nice space.

When we had our photos done for our verr verr expensive house we no longer have an expensive house the photographer COMPLETELY cleared the sides of the kitchen, bathrooms etc. Even the verr verr expensive coffee machine and toaster got hidden while he snapped the shots. No bin in the loo, no toothbrush holders, no shower gels in shower etc etc. Everything got swiped off and put out of sight.
I was a bit miffed but admittedly it made very good photos and we sold pretty quickly and moved into a shack. I guess it's so that prospective buyers can see more of a blank canvas, as it were.

I love the lights above the table but one of the bulbs has gone, I can see buggy wheels in the kitchen, is there a car or shed you could put that in so it isn’t in the pics?
Can you stash a few of the hanging clothes? Just so it doesn’t look like you don’t have much space.
The fan needs hiding- I too thought maybe hot and stuffy?
What’s that on the floor bottom right of hanging rail in bedroom? Airblade/fan? Needs moving too.

The place looks lovely. Just one suggestion, I would consider turning your living room rug by 90 degrees though so it's running lengthways. I think it would make the room look more balanced and at the moment it looks a bit squashed under your unit.

Pull the dining table out from the wall, out the other leaf up and show there's room for four to sit round the table.

Ah cool will move the fan, thank you (was used the summer I was pg with DS and was SO HOT ALL THE TIME but flat otherwise v temperate!). He now had a little face drawn on him and is called Cecil but appreciate not everyone knows this ha.

The buggy will be gone from its usual cubby and yes stuff to the side of the hanging rail shot is just the crap I was moving around the bedroom so it won't be there, I like your eagle eyes though @Bringbackthestripes! Will remove some clothes so it's not so full.

Anything currently on the windowsills will be removed (can't lift DPs massive weight!) and replaced with flowers/plants that are available in Tesco 

@WokenUp would you suggest I remove some of the hanging utensils in the kitchen too then? Was also trying to go for the clean and clear approach but wasn't sure quite how far to go!

I think the kitchen is fine and some flowers or a plant on the worktop in the corner will liven it up without obscuring the leafy view.

Oh and bulb hasn't gone, just something else was plugged in there so I couldn't turn it on but thank you for reminding me @Bringbackthestripes @dontfluffthefluffer

The light are fab though, v affordable and plug in, got them off Etsy thing the shops called 'vendema lighting'

Yes just throw everything in a cardboard box so the sides are as clear as possible. Draining board included. Literally nothing on the side (maybe some flowers of course!)
Things on shelves look fine but stuff on top of chests of drawers, for example, could maybe be moved.

@Lavendersquare was considering removing the rug altogether actually, what do you think?. It's not the nicest rug in the world, especially in person, as DS has scribbled on it and dropped god knows how much porridge on top.
