Estate agent photos tomorrow.. how does it look?!

As the title suggests, our photos are being taken tomorrow and i would love any last min tips for making the place look better. We have pretty much no budget and a toddler to contend with but lots of nic nacs so can maybe spruce it up a bit.

RE the bedroom, cot will be removed and the bed put in the middle of the room. I'll also be adding some flowers to most of the rooms as well but obviously don't want to put them out yet.

Yes I had considered pulling the table up too @wowfudge. I'll see what the photog thinks tomorrow because it's not the largest living/dining room (14'by10') so I wasn't sure if it was fully out that it would sit too far in to the shot

Take almost everything off the wall shelves behind your table, just leave 1 or 2 decorative items on each shelf, otherwise it highlights a lack of storage

I’d think about moving the standard lamp to between the sofa and record player unit to break up the continuous line of furniture against the wall

Don't waste your money on flowers, but potted plants, you can take them with you when you move 😁. I have quite a few now, floor plants and plants on shelves, I love them.

@WokenUp will be sad to leave as we love the area as we're close to friends and family, but won't be moving too far hopefully (we're in London and staying!) and this was our first place together so lots of memories. Especially if our special cat who sadly passed away earlier this year. And we bought home DS here.
But I am now pg so we really need DS to have his own room and more space for toys etc.

This flat is perfect for a young couple, even when you have a young baby but def not big enough for 4!

I have spotted two fans which would make me think that's it gets boiling in there. Also kitchen looks a little sparse. Very tidy though.

I think, as others have said, it looks warm and lived in but not cluttered.
Seriously you look at some house photos and wonder if they actually want to sell! All the best with your house sale.

Thank you @JudgeRindersMinder and @Drum2018 I will take some bits off the shelf so it's less full. Don't want it to seem like there not much storage as there's lots here! There's a funny L shaped room that I use as my office and a large storage cupboard too (see floor plan) so lots of space to put all the stuff life brings.

Fan will be gone @princesskatethefirst, good to hear these responses as I'd never had considered that! There's another side to the kitchen which is less sparse but I can't now add the photo but will spruce up the window sill a bit.

Thank you @Felyne yes I have seen some shocking photos where the place is just a tip! At least remove your dirty clothes off the bed/table/chairs Envy

Sorry @dontfluffthefluffer Grin we just got the ceiling hooks from a hardware store, they were really cheap as they're obviously used on building sites or something. Don't think DP or our upstairs neighbour enjoying drilling them in though!

I think it looks fab, hide those fans though.

One little tip. Once you’ve had the photos taken, put your lovely bedding (and maybe towels) away neatly to avoid it getting creased and dirty. Then when you have a viewing you just have to pop it back on again and don’t need to wash and iron it all again

Just a tip (no, not your house!) - I had to leave a viewing the other day because the air fresheners were making me feel ill. If you use them you might lose a viewer.

Looks great! I'd just echo what the other posters have about the table. Extend it and put another 2 chairs there if possible, as seating in that room seems a bit lacking.

Thanks for that @DontCallMeShitley , was considering lighting a candle for viewings but maybe I'll rethink.

I'll pull it out in the morning @lablablab and see if it takes up too much visual space. But yeah we don't have many chairs in here, I wanted to buy a love seat but DP vetoed - make of that what you will!

Estate agent here - I would remove the clothes in the bedroom pictures and the lights above the table. Possibly a blind in the kitchen and some bright flowers (I always say Daffs) sporadically. House looks great though 😊 good luck! X

We don't have time to add a blind sadly (photogs coming tomorrow) but thank you for your suggestions. Bought the flowers tonight so just have to put them out tomorrow.
