Estate agent photos tomorrow.. how does it look?!

As the title suggests, our photos are being taken tomorrow and i would love any last min tips for making the place look better. We have pretty much no budget and a toddler to contend with but lots of nic nacs so can maybe spruce it up a bit.

RE the bedroom, cot will be removed and the bed put in the middle of the room. I'll also be adding some flowers to most of the rooms as well but obviously don't want to put them out yet.

Well that was stressful and a bit of a whirlwind but all got done in the end! A few things I noticed afterwards that I forgot to change/clean/arrange but very small things so hopefully they won't be too obvious.

I followed everyone's advice so when my property's on the market I'll share the link so you can all see Grin

The main thing I would have suggested is removing the cot for pics, but I see you mentioned that in your OP. Good luck! Flowers

areukiddingme · 30/04/2019 15:37

Fresh flowers in the kitchen.

Villanellesproudmum · 01/05/2019 11:30

Good luck!

VictoriaBun · 01/05/2019 11:34

Good luck.

FlatPackPat · 01/05/2019 20:24

Annoyingly I'm really not happy with the photos. The angles etc are fine but they have been edited in a really strange way and there's loads missing- only one angle of the kitchen, none of the living/dining room and none of the bathroom?!

I've chased up with the EA (emoov Hmm) but haven't heard anything back all day.

JudgeRindersMinder · 01/05/2019 22:30

That’s really disappointing for you after all your hard work, keep on at the EA till they sort it out, they’re working FOR you

FlatPackPat · 01/05/2019 22:39

Yes it's very frustrating, I hope tracking down the missing images isn't too difficult though but we'll see. Really want to get on the market ASAP!

Have a feeling emoov (who are online) are going to be pretty shit and we'll end up going with a traditional EA.

OP posts:
Villanellesproudmum · 02/05/2019 07:48

Is online to have a look?

Villanellesproudmum · 02/05/2019 07:49

I thought Emoov was in administration and up for sale? Have you paid money up front?

FlatPackPat · 02/05/2019 07:56

Haven't put it live yet @Villanellesproudmum as I don't want to until I have all the photos, I want to make the right first impression! Will see if I can download one of the photos to post on here.

Yeah we joined emoov 2 years ago but never made our sale 'live'. They got bought out earlier this year by another company and our payment still stood so we thought we may as well give it a go before paying a different agent. So far, so shite..

Here's the only 2 good-ish images, do you see what I mean about the editing? Almost like it's been given an instagram filter or something?

Makes it look warm, not a bad thing!

mum2015 · 02/05/2019 08:15

It is lovely. Good luck.

FlatPackPat · 02/05/2019 08:28

Thank you both.
Maybe the editing isn't too bad after all, and it's just odd to see my bedroom in another light, as it were!

OP posts:
Villanellesproudmum · 02/05/2019 08:37

You can see that they have edited it. The drawers next to your bed in the second photo make it look a little deceiving with the size but actually the tone looks warm and inviting. It’s looks a nice relaxing room.

Villanellesproudmum · 02/05/2019 08:38

*gap between bed and drawers

FlatPackPat · 02/05/2019 11:49

Okay well it's live now on the Emoov website and hopefully in Rightmove later... off to join the 'my properties for sale' mn thread!

Looks great! So clean!

PazRaz10 · 02/05/2019 12:21

I would definitely arrange a viewing if I was in the market - looks gorgeous x

FlatPackPat · 02/05/2019 12:41

Thanks everyone! Grin

It's a lovely flat. You didn't show your storage room, though - is it like Monica's cupboard in Friends? Grin

FlatPackPat · 02/05/2019 13:49

@HollowTalk Blush maybe

Tbf he did take a picture but as it's an L shape room the photo was pretty rubbish and the room looked a but prison-like!

OP posts:
MontyBowJangles · 02/05/2019 16:01

Looks gorgeous OP! I'm Shock at the price though... that would get you a 4-bed detached house with garage and big garden here in the sticks of the South West Grin

Toddlerteaplease · 02/05/2019 16:10

It's lovely. I'd buy that!
