Time to start another extension thread. 2019 for lots of newcomers and hopefully lots of finishers too!

We're Day 5 of builders on site and have a roof framed. V excited about the big velux

@Stokey - your shower room sounds plenty big enough for all that. Ours is 2.5 x 1.5. Our shower tray is 1.5 and the screen is 1m (only just big enough tbh). We got a toilet sink combo that I'm really happy with. We also made sure the sink was by the door opening, as it doesn't stick out as much as the toilet.

Wish we had money for a decorator! It's one of the things I can do pretty well and don't really want to spend money on it when it could be used to do the garden or upstairs bathroom instead 😫

Stokey & hoppahouse - I really like the Eiffel Tower stools but everyone in my house wants a swivel stool and an adjustable height. 😢

@Hoppahouse - we have that HiSense fridge freezer - I love it! Exactly the same size as our old side-by-side American fridge but more usable space. The fridge is massive (the doors are really deep too) and the freezer is much more practical with drawers. I can get much more in it.

I didn't want a water or ice cube dispenser. The amount of room they take up is ridiculous!

I like that fridge! Another thing to either now. I was planning for larder integrated fridge and separate freezer, but this looks so spacious.

Both the builders have gone quiet suddenly... anyway till they come back, I can day dream about massive fridge!

@MyNameIsJane I was very upset with it to begin with when I discovered an Asda wine box (I'm classy, can't you tell?!) doesn't sit comfortably on the bottom shelf for filling a glass, but discovered the handy door ledge in the process.

I am happy to report, however, that Waitrose and Sainsbury's wine boxes are smaller, so fit happily! Grin

Also got a quote for EXACTLY the figure I told him our budget was. He’s very keen and has previously contacted me 3 times to quote. Should I be suspicious? Well, I know I should but is it always a bad sign if they’re super keen? Confused

Sorry it sent before I had finished typing.

So he was less enthusiastic than the first time. I think maybe because I asked how we could split the project into two jobs and it just makes everything a bit more awkward for him? He's gonna send another quote for just the rear extension and a few bits I'd added- garden landscaping and a wood burner 🙊

Is being over enthusiastic about the job bad anyway?

He said that the budget could probably stretch to both, or that he could do the build without knocking through but I was saying that I really don't want to be stretched and not be able to afford certain things/run out of money.

I'm happy anyway to just do the rear and garden and I'm hoping that his new quote will be good and then we could potentially start in June!

Was Eager Builder ready to start asap? If so I might be a bit suspicious. You might need to check his references and his credentials a bit more.

15 mins is on time for tradesmen (and mums Wink) surely lol! If he sends through another quote for the split job then although he's less enthusiastic he still must want the job. Don't get pushed to do a bigger project that you want to. I am thinking it's stressful enough doing one you know you can afford never mind one that the builder thinks you can!

A marble look metro for the wall I think. Maybe like this.

I have ordered a sample so lets see. If I don't like it, I'll add it to my pile of tile coasters :D

Our building warrant has a "Interim Review" data and a "Target Date" set on the portal now. I have no idea what that means but it's giving me hope that they've not lost my application anyway. We are also hoping to start in June...

I also asked him today to speak to his previous clients so hopefully he's going to give me one! I think once I've spoken to an actual person I'll be happier. He showed me loads of pics today or previous work off his phone though and it did all look lovely. He's given me the link to the roof light supplier he uses too to see what I think and pick. I quite liked the look of a big lantern that he'd done on a previous job, so much light. But then I do like the sound of the electric ones.

I hope he comes back and is still happy because I do think he's alright and well, no one else is coming back to me with good quotes or at all!! Not the right reason to pick him though I know!

I'm waiting on quotes from 3 builders. The underfloor heating is going to be the thing that goes if they are well over budget.
It's dear and it will be bloody messy but I would like to have it.

@avocuddle, we put in our application on the 11th Apr. Ours is permitted development and we have already gotten a structural engineers SERs thing which I am told speeds things along as it means the council don't have to do calculations or sub contract out to do calculations. It took AGGGEEEES before we got that and then a smaller age before we submitted while the architect checked the engineer drawings.

You could as the roof light people if they find Nice Builder good to work with too maybe? I like the idea of a roof lantern too but couldn't justify the cost and I think I like the look of roof lights a tiny bit more. New Dad has one as part of the quote - yippee!!!

Waiting on builder quotes is purgatory! Don't they know that future happiness rests on their shoulders?!

Fingers crossed quotes come in soon everyone.

Argh - have I missed a step? What is the building regs pre-build application for? We have the planning permission granted, and my understanding was that the building control happened during the build not prior to it? Crapola 😞
