I'm a first time buyer with a maximum budget of £195k-£197.5k.

I've seen three properties I like advertised, two at "offers over £200k" and one at £210k. They've all been online for 2-3 weeks.

I'm just wondering what would be a reasonable offer? Is "offers over" normally really strict, with no exceptions, or would it be worth offering £195k on either of the two listed at £200k? Also, would I have any chance at all of getting the £210k house for around the £195k mark?

I'd just like to try and work out really how much sellers generally accept under the asking price (I appreciate it will vary depending on circumstances!) so that I don't waste anyone's time.

We went and viewed three properties this morning and really liked one of them. The agent said that the vendors have found a house already so would be likely to consider offers. I've asked for a second viewing next week, so fingers crossed!!

I was once asked by the EA who had just sold my house to view a place just come on the market. I didn't fancy it at all, from the outside it was not my style at all and told him so. He nagged me to view so I did....with no intention of buying it whatsoever!

Guess what as soon as I was in the door I liked it, going around I loved it and bought it. So I was in fact window shopping but it obviously worked for the vendor. Still here, still love it but about to move/downsize for a few reasons.

Not sure if anyone is still interested Blush but we had an offer accepted this morning for £197.5k! YAY. No chain so hopefully we can get things moving pretty quickly.

Congrats NotMyCircusMonkeys! Am also in Scotland and had my offer accepted yesterday (£5k over Home Report, £21k over offers over - similar price bracket to yours). Was jubilant but then got a call this morning saying that another offer had come in and been put to the seller and they've decided to go to Closing Date at noon today!

Am so angry! We bunged another £2.5k onto our previous offer but it wasn't enough. The other party offered 'significantly above' our offer and now the house is theirs. So at a guess the property has gone over the Home Report Value by at least 10% and it's just a plain old ex-council terrace.

Anyway - you don't want to hear my moans! Well done you and good luck with it all.
