I am incapable of ever relaxing about anything. Is anyone able to talk some sense into me?

House went live on Rightmove on Monday evening. I think the EAs have done a good job on the listing.
Since then I’ve heard nothing.

I was hoping to have a few viewings this weekend.
I am on RM multiple times per day and I usually ring to view a potential good one within 24 hours at most.
Am I unusual? Do people only check RM weekly or is my house undesirable? I’m getting worried we’ll sit on the market for months now.
Not sure what I’m asking. The market seems quite good around here...

The house went on the market on Monday evening, today is Wednesday.... and you’re wondering why it hasn’t sold yet?! Relax....

Thatsnotmycat · 09/05/2018 14:06

I’m like you and check multiple times a day.. saying that I would probably leave it a day or two before I booked a viewing. I guess I wouldn’t want to seem desperate Blush.

maymai · 09/05/2018 14:07

If it appeared on RM on Monday and anyone who was interested saw it they'd have been on the phone to make an appointment. The biggest reason a house doesn't sell is the price, so if it's realistically priced it should sell....can you show us a link?

Also the EA will know how many RM hits it's had so you can ask(and discount the times you've checked it)!

Good luck.

3weeksuntilwine · 09/05/2018 14:08

I know I know. I just hear of ppl having quite a flurry of interest within first day or so of going online.. I’ve never sold before so excited and apprehensive in equal measure!

I need to get a grip, I know, but interested in hearing others’ tales of the early days to pass the time.

Won’t the EA think I’m nuts ringing two days in though?

Obv posting a link will out me.. let me just check what other threads I have under my username before I do

I'm house-hunting at the moment and I check Rightmove and Zoopla about twice a week.

I think you might get earmarked by the EA as 'one of those vendors' if you chase up less than 48 hours in, tbh. I'd give it a week, maybe ten days. If you've still heard nothing, follow it up and see what they suggest.

3weeksuntilwine · 09/05/2018 14:19

Yeh, you’re right. I don’t even know what I’d say. Anything I can come up with sounds barking.

Lovely house! Can I hijack the thread and ask where he garden furniture is from?

I’m also obsessed with RM, though my husband only let me view a few houses, and only called EA to arrange viewings after he could be certain he could book a day off work.

Amunamun · 09/05/2018 14:24

You have a beautiful house, the garden is stunning. I am London based so I have no clue about prices in Birmingham. If you have no viewings within two weeks, I would check the price with someone who knows the area. Whenever we found a property on London market that was sitting there for a few months, it was usually highly overpriced. It is a common practice that EA will overestimate your house in hope that you will choose them and not their competition. When we finally found our house, I arranged a viewing the same day it went on the market (yep, I was an obsessive Righmover too :) ) Also, bear in mind that the market is really slow now, at least in London.

3weeksuntilwine · 09/05/2018 14:26

Thanks! I do love it. That day was the tidiest it has ever been.

Hmmm I really can’t remember as it’s about 6 years old but i think it was an online gardening furniture site rather than Argos/homebase type place.

Absolutely house, but quite ‘niche’ I’d say, and obviously only for people with a fairly high budget (for the area). I’m sure the viewings will come soon!

3weeksuntilwine · 09/05/2018 14:31

Thank you, yes definitely a little niche but hoping someone falls in love with it as we did!

Amunamun · 09/05/2018 14:35

And one note... I think the house is a bit unusual as there are no corridors. But it's on the market only for a month, just wait and you'll see. I saw houses with much bigger disadvantages and they sold anyway.

3weeksuntilwine · 09/05/2018 14:37

Yeh, its two old cottages knocked together so the layout is atypical definitely!
Thanks for your feedback and reassurance.

When I was looking I was checking Rightmove all the time. But it was a fast moving market and you had to get in quick. A lot of people are weekend viewers.

Your house is gorgeous, but as someone has says it is a niche market. It's pricier than a lot of people's budgets so it lessens the market. I'm sure it will sell, it looks warm, inviting and spotless.

TyrionsNextWife · 09/05/2018 14:38

Nothing useful to add, but if I wasn’t hundreds of miles away (and poor) I’d be banging your door down for a viewing!

Ohyesiam · 09/05/2018 14:44

It would sell for 50% more than you’ve got it on for around here. Really lovely.

Oliversmumsarmy · 09/05/2018 14:45

One little thing I noticed is it doesn't say whether it is detached, semi or terrace. And at first glance of the first photo because of where the hedges are it looks like a tiny terraced cottage. I realise it isn't but from my experience of potential viewers people have to have it thoroughly explained.

Also, there is no readable square footage.

I can see it says "Area" on the floor plan but on my phone I cant make it out.

glitterbiscuits · 09/05/2018 14:46

It’s gorgeous. I wouldn’t move.

No photographs of where to park the car though.

JT05 · 09/05/2018 15:17

Lovely house just the right level of quirky, if it had been where I was looking I’d have bought it immediately! Give it a day or two I’m sure you’ll sell quickly.

Oliversmumsarmy · 09/05/2018 15:21

On the face of it you are up against a very large 4 bed detached which does need some cosmetic work for not much more.

Yours is beautiful but I think that unless someone had their heart set on an older property the other one would have to go first.

Yogagirl123 · 09/05/2018 15:24

It’s lovely OP, I am sure you will get a buyer soon.

3weeksuntilwine · 09/05/2018 15:35

Thanks all for the feedback, it’s so useful- esp comments about the parking pics and square footage.

Just had call, two viewings for saturday!

Oh it’s gorgeous! Fabulous light and what a garden. I think it will be snapped up.
