I am incapable of ever relaxing about anything. Is anyone able to talk some sense into me?

House went live on Rightmove on Monday evening. I think the EAs have done a good job on the listing.
Since then I’ve heard nothing.

I was hoping to have a few viewings this weekend.
I am on RM multiple times per day and I usually ring to view a potential good one within 24 hours at most.
Am I unusual? Do people only check RM weekly or is my house undesirable? I’m getting worried we’ll sit on the market for months now.
Not sure what I’m asking. The market seems quite good around here...

It's a gorgeous house and the estate agent has done a good job with the pics. It's been decorated really tastefully and the garden is lovely.

I'm not from the area so not sure about the price, but if I was looking at houses in that price range what would put me off is the layout of the bedrooms. A lot of people aren't keen on downstairs bedrooms, and so the location of bedroom 4 would put some people off. And in addition the fact that you have to go through bedroom 3 to get to the Master bedroom would also really put me off to be honest.

I'm not trying to be harsh, just trying to be honest that the bedroom layout is going to be off-putting for a lot of people looking at 4 bedroom houses, so you may need to price it to reflect that.

Oh and I also thought it was a terrace rather than detached house, so agree that it's a good idea to get that reflected in the advert listing.

@KitKat1985 you don't have to go through the bedroom, there is a second stair case to access the master bedroom.

I would remove the door between the two rooms because doors transfer way more noise than walls and it takes up wardrobe wall space!

No it’s not saniflo, just a regular loo.

Yeh, master and bedroom 3 have connecting door but we use the main bathroom and occupants of bedroom 2 and 3 have separate bathroom to use - we use our ‘secret staircase’ and kids use the main one to get to bedrooms.
It’s not conventional, I imagine it’s not the house for those seeking a traditional layout but we’ve not really had any issues with it and have 3 kids.
Just hope the viewings tomorrow go well!

Ahh sorry missed the second staircase as the 'zoom in' tool on Rightmove hovers right over the second staircase on my browser!

Its a lovely house and in the exact area we were looking 2 years ago (and right at the bottom of our budget so we'd have definitely booked a viewing!). We ended up looking more rurally as there weren't many properties with character on the market at that time (they were either in need of major works, or new builds). I'm sure it will grab someone's eye. Good luck

Wish I knew! Agent did them and left before we got back. He text to say he’d ring today with feedback and they went ‘well’. Still not heard from him.. I suppose if they offered we would have heard by now..! 😐

Its gorgeous but I think you are really highly overpriced there - We bought a 4 bed 3 bath place with 200 sq ft larger than that, not very far away from you, for over 200k less than that (and it was also comparable in good nick, didn't need anything doing to it, unusual/feature house etc, lovely gardens, with parking for 4 cars)

Where are you? When did you buy? We had three different valuations of 575-600... I guess we can always drop it If needed
