Evening All 😁

Just wondered if anyone fancied a support thread? I'm sure I'm not the only one who is frustrated by this process and it would be good to have somewhere to vent the stress!

My journey so far...

Put house on market late July 2017 - slightly ambitious price to 'test the market.'

Mid August 2017 reduce by £10,000.
Lots of viewings, 3 2nd viewings but no offers.

September 2017 reduce by another £10,000. Viewings slow to 1 or 2 a week but still no offers so removed the house from the market.

December 2017 we return to market with a new agent at the last price. First viewing results in an offer at £10,000 under asking price. However buyer had not sold. We agreed to give them a month to sell their property and stopped all other viewings.

January 2018 our buyer decided they needed to reduce the price on their flat which meant they could no longer afford the offer they gave us. We decided to go back to market with both agencies.

Mid February we got an offer for £5000 under asking price which we accepted. Buyers survey was done by end of February and they have nothing to sell so we thought we were in for an easy ride.

March 2018 buyer waiting on mortgage offer.

Mid April 2018 buyers mortgage offered and they instruct solicitor to start searches.

It seems such a long process and there stilll seems to be a way to go!

How's everyone else finding the process?

I'll wait with you. Our solicitors started talking about 11th of May as a completion date yesterday and I got all excited. But we still haven't exchanged. Our offer was accepted on valentine's Day. Small chain of three.

Such a long process, our house went on the market in September.

Oh me me!

We sold in January and it’s all been going okay up until now. Our vendors suggested 1st may ages ago but our buyers don’t like that date as he’s working away (but they’re FTB living with parents so no real restrictions tbh).

Our solicitors are bloody impossible to contact and sent us paperwork enquiries late, holding up the process. So looks like we won’t be completing on the 1st but no one has communicated this!!

So now there’s apparently more outstanding enquiries and THEN they’ll discuss a date.

I have to be out by June as I’ve been forced to make arrangements for my daughter to move Nursery earlier than I thought (different issue!!) and she starts beginning of June...it’s 30 mins the opposite direction so would be a massive PITA unless we’re in the new house by then.

It’s genuinly so so stressful - I can’t cope with there not being a completion date in mind much sooner than this.

You are both lucky to be at the stage where completion dates are being discussed. We still haven't had any enquires, even though our solicitor sent the initial contract 3 weeks ago. So either there are no enquiries (wishfull thinking) or they are waiting until searches are back to proceed.

@missclarke86 I feel your pain! We are moving 200 miles away and it is so difficult to get organised. Things like changing schools are a process that takes time but we cannot even begin until we exchange. Then it's going to be a mad rush to do everything!!

Went on market early Jan, sold in 6 weeks.

Chain is FTB>my buyer>us

we are going to a new build that won’t be ready until 1st June for snag check & mid June to move in. It’s a pita at present as unsure if we will be moving there directly or putting stuff in storage for a couple of weeks & looking for a local holiday let short term Confused

I'll join! We've had our survey back and have our mortgage offer so we instructed the solicitor on Friday to go ahead with searches. I got an email yesterday saying they haven't started them yet as the other solicitor hasn't sent over contracts.

I really hope this isn't a sign that the sellers solicitors are bad!

Still no exchange after everything seemed so promising on Monday.

It's actually starting to send me a bit stressed and loopy now.

Doesn't help that I've had the worst morning ever getting the kids to their school, which has been a pretty poor school. So now I feel angry that every extra day it takes is another day they have to keep going there and my son isn't getting support for his ASD.

I think we're just waiting for one piece of paper from our vendors then all signed contracts are ready to go. I'm terrified of some last minute gazunder trick. I haven't got the energy to go through this process again!

It’s worrying when you don’t hear anything Easily, we have such a ridiculous process over here. I hope you can exchange soon.

We’re just waiting for our buyers searches to come back before we exchange on the sale. They’re happy for a long period between exchange and completion which is a relief tbh as our new house won’t be vacant until the end of July.

Yes yes me. FTB here. Trying to buy. Agreed end of Jan. We are totally ready to go. sellers are dicking around as they're buying a new build. Very very annoying. Even more so as I'm a property lawyer and my clients are all exchanging and completing, even those that instructed after mine started !

Oh yes, waiting here.

We reserved a new build in January and builders wanted us to exchange within 6 weeks!

3 buyers on our property later and we're just about there. New house will be ready in 6 weeks and hopefully exchange will happen next week (but I've been saying this for the past 3 weeks!).

Fingers crossed for everyone else.

Still waiting here...

Apparently searches are due back end of next week (5 weeks that will be) and then enquiries will begin. How we are 10 weeks in, with only us and our 'ready to go buyer', and still waiting is beyond me!

How is everyone else doing?

Feeling slightly murderous towards my solicitor today. He's sat on the answer to an enquiry since Monday and only informed the vendors solicitor today. So we still haven't exchanged.

And the vendors suggested May 11th, and the buyers are ready to go and so are we. So it really is my solicitor who has delayed exchange.

I could happily smack my sellers EA, their lack of updates is annoying me. And today I find out after almost two months they’ve finally put an offer in on a house and started their mortgage application! The EA seems to think that’s not worthy of updating me with? Any news is better than total scilence!!

I’m glad it’s not just us with the random flurry of activity then nothing. I’ve started emailing every day asking for updates to remind them I exist!

Ours have an online case tracker where every document and email etc is uploaded. Today they uploaded an entire email chain belonging to a completely different client!

I finally burst into tears today and it takes a lot for me. non communicative seller solicitor and agents. The seller is just totally ignoring us, she's decided that if she sticks her head in the sand and doesn't speak to anyone, she can get her own way. It's been going since January and she's still saying she doesn't want to exchange yet. It's the most frustrating ball aching thing ever.

Hello all!

Selling in Scotland. Went on end of January and had an offer which we accepted on Monday. Offered on new house for us on Tuesday and that's been accepted too, but hasn't gone on websites as under offer, which is a bit worrying. Hoping to complete and move in 6-8 weeks, as 29 weeks pregnant with DC2 who is due mid July.

Our vendor can move quickly as going into a completed self build but haven't heard from people buying ours re dates yet.

I'm in, got to exchange in jan with last buyer, they delayed, ignored us, took me putting it back on the market for them to come clean they didn't have a deposit and couldn't proceed! Angry
So new EA, 3 months later and 2 weeks ago we got a new buyer. Have an offer accepted on another one (lost our upward chain after 1st buyer pulled out) and just feeling tense rather than excited in case it all falls through again.
Really want to be in before DS starts school in September! Bear

We have accepted an offer before officially being on the market and really hope it pans out. Offer accepted yesterday so very early days.

Another week commences and we have received the final bit of paperwork needed from our vendors.

Our solicitor has asked if we still want to complete on the 11th. I said yes, thinking afterwards I should have said yes but only if we exchange within the next day or two.

The wait continues.

I'm up for waiting as cant do anything else :)!

Approaching exchange signed paperwork expecting and as agreed all to go through to complete on 30th (all this agreed in writing some time ago as condition of offer) but seller 1 week before informs solicitors that her circumstances re where she is moving to have changed so completion and exchange delayed! Poss exchange this week with completion on 11th. Now means we have to give landlord an extra months rent!. Seller also left providing information of an insurance claim for repairs due to historic movement until last week.......nightmare. husband had already agreed transfer in job and school places secured all now to be delayed. Ah well I'm recovering from surgery so staying calm and what will be will be!

Still waiting. For no reason whatsoever ever apparently.

Removal company phoning for confirmation and I can't confirm.

Unlike Imelda I can't formally apply for school places until exchange, the county admissions team won't accept an application until then. But they take 10 school days to process, so at this rate my kids will be having a break in education.

Sending my dd on a residential school trip, at this rate she'll be home about 24hrs before we move house.

Oh gosh, I was hoping to be in by the end of June but looking at some of these posts maybe not! Sold my house to a cash buyer (!), the people we're buying from are splitting up and going to rent so a small chain. We've applied for a mortgage and waiting to hear. We're likely to be the hold-up in the chain as we need to get the mortgage.

I'll join you. I'm a buyer but the process is so painful. We are waiting for almost 8 weeks now... The seller usually replies after one or two weeks, my solicitor is lazy as hell... Grin I really hope that it won't take long anymore. The contract exchange was supposed to be yesterday Hmm

Congratulations EasilyFlattered! Hope all goes well on the 11th for you.

I contacted our solicitor for an update today - they have the draft contract for our purchase so once searches are back we will be ready to exchange.
