Waiting to exchange anyone?

Evening All 😁

Just wondered if anyone fancied a support thread? I'm sure I'm not the only one who is frustrated by this process and it would be good to have somewhere to vent the stress!

My journey so far...

Put house on market late July 2017 - slightly ambitious price to 'test the market.'

Mid August 2017 reduce by £10,000.
Lots of viewings, 3 2nd viewings but no offers.

September 2017 reduce by another £10,000. Viewings slow to 1 or 2 a week but still no offers so removed the house from the market.

December 2017 we return to market with a new agent at the last price. First viewing results in an offer at £10,000 under asking price. However buyer had not sold. We agreed to give them a month to sell their property and stopped all other viewings.

January 2018 our buyer decided they needed to reduce the price on their flat which meant they could no longer afford the offer they gave us. We decided to go back to market with both agencies.

Mid February we got an offer for £5000 under asking price which we accepted. Buyers survey was done by end of February and they have nothing to sell so we thought we were in for an easy ride.

March 2018 buyer waiting on mortgage offer.

Mid April 2018 buyers mortgage offered and they instruct solicitor to start searches.

It seems such a long process and there stilll seems to be a way to go!

How's everyone else finding the process?

We’ve had various quotes from £400 (one man band) to £600 (plus extra for insurance etc) with a larger company. We’re paying £575, fully insured, with a local company.

Desperate to bloody exchange. The bit of paperwork our buyer is waiting for arrived today and I’ve no idea why we still haven’t exchanged - the solicitors have ignored our calls all day Hmm

If we don’t exchange tomorrow I’m going to be fuming - with bank holiday coming up it’ll mean we’re exchanging very close to our move date (Thurs). I just want it set in stone so nobody can pull out or delay anymore. I want to book my removals without risking losing £575. Why can’t the solicitors just get on it?!

Are your removal company holding a provisional booking for you missclarke? I really really struggled to get a booking for removals next week despite booking it with almost 3 weeks notice.

OMG I’m losing the plot guys.

Meant to be completing Thursday (after buyers solicitors being totally inept and not organising paperwork in time, and having to push it back from last week.)

On Friday we were told they were waiting for confirmation from the lender that funds would be in in time. This would definitely be here today, apparently.

Today we were told they were waiting for buyers deposit funds to drop in.

Buyer confirmed he had transferred the funds. Solicitors then say they are still awaiting conformation that the mortgage funds will be with them in time, and refusing to exchange until they have this confirmation.

We’re not moving Thursday, are we?

I’m beyond furious at their incompetence.

How frustrating missclark Sad I can only imagine how stressful it is!

We lost the first person in our chain Angry we've decided to re market as our vendor is willing to hold on for us for now. I felt so awful letting down our buyer but we desperately need a proceedable chain behind us to move forward with our purchase. Would you have all done the same or held out for the first property to sell again? (Five person chain).

Lilly, if it’s any help I’d have re-marketed too.

So. We’ve been waiting for about ten million years to exchange on our sale - the sales progression team at the estate agents have been hounding me for three weeks because the buyer has queries outstanding and wants to know why we are delaying exchange. Chased my solicitor again, who finally lost her rag after I told her what the progression team had said and copied me, agent and buyers solicitor into an email detailing when she answered all queries in full (the day after they came through!) which was a beautifully done work of not-quite-sarcastic beauty. Kudos to her - and the upshot is we should be exchanged on our sale by the end of the week.

Still haven’t got contracts for our purchase as we are awaiting replies to queries but we’re hoping to exchange on that by mid-June (we have to move whatever happens with that hence the non-simultaneous exchanges.)

Moving date has been brought forward to mid July too! All seems to be really happening, at last.

That's exciting Sausagedog!

As of end of last week our buyer still doesn't have their mortgage offer through. Starting to get very anxious, our agent is chasing them but they didn't respond yesterday - I guess they could have been away.... their solicitor has offered an exchange date next week or week after, but that won't happen without a mortgage!

WEVE EXCHANGED! We’re moving tomorrow! I really had lost all hope. The stress has actually made me so ill I’ve been completely useless today as I’ve had to spend most of it in bed with IBS.

Can I join your wait....we had our offer accepted today and due to cash sale on ourside and no chain either side the vendor want to move along ASAP ( they are executors) solicitor is talking 5/6 weeks and it seems so quick we have the survey taking place early next week and due to DP's job as a Facilities and Building manager we have a very good idea what needs doing so it's unlikely any nasty surprises.
I'm just still in shock that we are moving to the West Country after living around and in London all my life.
It really helps to be able to read all of your posts as it helps me understand the whole process.

Can I join? (Re join??)

We’ve been under offer (on ours and purchasing) for nearly a month. All chugging along. But things have been quite quiet from our buyer. Other than confirmation of their survey and then their subsequent mortgage offer. Survey happened two and a half weeks ago, and today they’ve requested a damp and timber report. I’ve googled the company who are coming and it looks like the specialise in fixing “damp problems”.
The house can get a bit condensation-y when rooms aren’t used, but that’s it.

I’m bricking it, because we’re steetching ourselves to the max to improve area and size of house.

Looking for a bit of advice... sold 7/07/18 and still waiting to complete, we are in a chain of 3 us being in the middle, the lady we are buying off has already moved out but our buyers solicitor has just informed ours on Monday after signing our contract that the buyer has still got paperwork to sign and hasn't signed his contract yet. I'm so frustrated with it all and it's starting to effect our 3 young children. Should I be on the phone to solicitor more than once a day?? Helllpppp

In the interest of clarity, I run a company who have improved the home buying and selling process, no plug, no adverts but if you want to know more pls DM me.

With regards to the most recent post, i would make polite and consistent calls to your estate agent (part of the fee is to get it over the line, not just find a buyer). In the same way solicitors work, if you 'leave them to it', you will get put to the bottom of the pile and be forgotten about - don't be a pain, just keep on them.
