Waiting to exchange anyone?

Evening All 😁

Just wondered if anyone fancied a support thread? I'm sure I'm not the only one who is frustrated by this process and it would be good to have somewhere to vent the stress!

My journey so far...

Put house on market late July 2017 - slightly ambitious price to 'test the market.'

Mid August 2017 reduce by £10,000.
Lots of viewings, 3 2nd viewings but no offers.

September 2017 reduce by another £10,000. Viewings slow to 1 or 2 a week but still no offers so removed the house from the market.

December 2017 we return to market with a new agent at the last price. First viewing results in an offer at £10,000 under asking price. However buyer had not sold. We agreed to give them a month to sell their property and stopped all other viewings.

January 2018 our buyer decided they needed to reduce the price on their flat which meant they could no longer afford the offer they gave us. We decided to go back to market with both agencies.

Mid February we got an offer for £5000 under asking price which we accepted. Buyers survey was done by end of February and they have nothing to sell so we thought we were in for an easy ride.

March 2018 buyer waiting on mortgage offer.

Mid April 2018 buyers mortgage offered and they instruct solicitor to start searches.

It seems such a long process and there stilll seems to be a way to go!

How's everyone else finding the process?

Well, we were all set to go, then our solicitor called to say that the application to exchange only lasts 28 days and this has expired, she has to apply for an emergency one and it will now be Tuesday/Wednesday. Does anyone know what she means about application to exchange? I've googled but can't see anything about it. We're buying with help to buy so could it be to do with that?

Just transferred the mortgage to the solicitors account so exchange imminent I hope! Seller’s solicitor is SO SLOW! Just doesn’t respond!

Mid June. Buying a new build so need to wait for it to be ready, starting to pack which is very overwhelming! Good luck with moving on Friday.

I'm frustrated and stressed too!

Mid Jan 18 - We saw plans were approved for a few new builds in next village- went and had a look and were interested in one plot. Estate Agent dealing with the plot said they'd not accept offers until we are in a position to proceed.

24 Jan 18 - put house on market, sold after 3 viewings on 17 Feb. Immediately put offer on new build which was accepted.

Solicitor instructed and searches etc started by 1 March.

Mortgages approved mid April (one remortgage BTL and one new residential).

Had a scary moment when bottom of chain collapsed (we are the top) but they secured a new buyer within 48 hours. We are waiting for amended title deeds and some answers to queries we raised.

House due to be complete late June but no sign of being able to exchange any time soon! Frustrating.

Remortgage completion due tomorrow but I've been less than impressed with the solicitor dealing with it so doubting that will happen either.

We only moved 3 years ago too so it's just too much to cope with again so soon. Arrgghhh!!

We are in a really frustrating position. The chain is 3 long - FTB, us, buying a new build, so you would think it would be simple, originally the people we are buying from told us that they had been told the 15th April for their house to be ready (was just waiting for scaffolding to come down) now we have been told that they don't have a NHBC certificate Hmm The solicitors don't return calls, and we have now been waiting 2 weeks for this certificate. We originally had a proposed date of the 15/5 by our buyers, we countered with the 17/5 but now all this has come out about the certificate, how on earth was solicitor A able to propose a date to solicitor B, without solicitor C having everything in hand? A + B are the same firm - they probably sit next to each other even. The 17th is now truly gone, so goodness knows when it will be, the house is half packed, ds with autism is bouncing off the walls and the cupboards are bare as we are trying to run food down.

Tomorrow might bring more news I guess.

What?!! exchanged and completed in one day? I would have some sort of breakdown. Ive had the removal men here all day and coming back to finish tomorrow morning!

Thanks! Grin still can't believe I own a house now :D Yeah we insist to exchange and complete in one day to be sure that bank can't change its mind. Cases like this are rare but still, it can happen. And I am very cautious person :D

Fingers crossed we exchange & complete today! Kitchen is half packed with cleaning to be done & I have a million jobs to do, but I'm hopeful!!!!

I think we’re going to end up exchanging and completing very close together as our buyers haven’t signed the contract yet and we’re due to complete a week on Thurs.

I’m concerned about getting the mortgage money in time but need to just trust the solicitors to sort it 😬 Anyone know when they request the mortgage and now long it typically takes? If they don’t request it until exchange and it doesn’t arrive in time, what happens!?

So my sale was pushed back because our buyers/solicitors didn’t request the closing statement for their help-to-but ISAs in time! Furious isn’t the word. Had to cancel removals, cattery, childcare...

We’re trrying to rearrange for next week but the bloody piece of paper still hasn’t arrived so we haven’t exchanged yet.

Our mortgage money arrived and had to be sent back and re requested for next week!
Also still struggling to find a removals company with availability.

I am literally an anxious mess right now. Can’t wait for it to be over.

Can I join? We're in a shite limbo situation. In January we followed DH's job and moved into a hospital accommodation flat. Accepted an offer on our house and had an offer accepted a few weeks later. Still had our house in London to escape to for weekends when we wanted to escape the grubby, small, silverfish laden flat until mid-April when our buyer's understandably started to apply the pressure and we completed.

We were due to exchange 2 days ago and complete on 4th. Exchange not happened. Our vendors are buying an ex-rental so chain is just two properties. Latest today is that their vendors can't find the proof of share of freehold and they are now looking to put completion back to about 19th June.

DH came home and opened the gin. Both the bed and sofa in this flat are killing our backs. All our furniture is in storage. I want to be in my new house.

Can I join please? I have been given a date of June 1st to complete, but my ISA details still aren't back from the bank so it feels very close! Is this normal? It's been such a long wait to get in though and I'm so nervous/excited!

I’ll join this thread.
The chain is just us, FTB ( and currently renting) and a seller who is moving abroad and moving in with family. We thought this would have all been breeze.
Offer accepted on March 21 and we instructed solicitors immediately.
Mortgage valuation done 11th of April but due to some delay, we got formal mortgage offer on May 2. By then, all the searches were back and we thought it’d be straight forward from there. No!
Our solicitors raised some enquiries with the sellers solicitors about done extensions but we’re still waiting for them to respond, almost 3 weeks on.
What’s now frustrating is that we just got a S21 from our landlord. He’s selling and we only have 2 months max in this house. We didn’t plan for all these. We have been relaxed about it all till we got the notice. Will certainly start chasing everyone tomorrow but do you honestly think we can complete in 8 weeks (Silly question obviously) but we really can’t afford to move houses again before completing.

Drowning in stuff - this was what held us back, but our buyers requested it literally 5 working days before our completion date!
You sound like you have plenty of time left - as long as it arrives, the can exchange basically straight away. I wouldn’t worry!

To have and to hold - Id just nag your solicitors about these enquiries - again, this held us up going back and forth with days in between emails and drove me mad - but there’s no reason that couldn’t be sorted within a few days. 8 weeks is definitely achievable (some people do the whole move process in that time)!

Hi everyone, not sure if I joined here already or the 'in a chain' thread, but either way..... aaarrrggghhh!

Our buyers had their survey/valuation done almost a month ago but are apparently still waiting for their offer..... does that sound worrying?? Our was through within days. They've apparently also had to submit additional paperwork since the survey, isn't that normally all requested pre-valuation?? Something is starting to smell fishy, like they are stalling? Who do I chase on this? Our selling agent? Our solicitor??

It's all so slow! 8 weeks in!

Can I join as well?? Five person chain over here...terrified it will fall apart as we are buying literally my dream house. But mortgage application is done, valuation surveys are being booked. And the house we are buying is the end of the chain. So I am hopeful it won't take too long. Naive? Probably.
What has everyone had for quotes for removals?

Lilly - we are also end of the chain buying my dream forever home.... it's bloody terrifying! I haven't even got quotes for moving yet, I'm too nervous of jinxing stuff or getting ahead of myself!

We are only 4 weeks post offer accepted but it just feels so slow! In Australia, once you offer on a house you put down a 10% deposit and agree a settlement date - 30,60 or 90 days usually. So you have a time-frame to work with. I'm just thankful we're not in a chain as that would probably send me over the edge, some Gin for those that are (too early?)

I've been reading the 'house prices are falling' thread and the one where the OP pulled out of a house in Croydon close to exchange and am starting to feel very anxious! I'm not known for my patience though Smile

Accepted offer on our house 8 weeks ago. All conveyancing is complete. Our forward purchase unfortunately fell through (seller wasn't able to sell) so we found another home, made offer 2 weeks ago and got survey done. Yesterday our buyer emailed the EA to say they couldn't proceed due to family issues.
RAGE.
Who DOES that? I am so angry and upset.

I just called our solicitor and they’re just saying that they are waiting for the answer to the enquiries. I asked them to send them chaser. I then called the EA to ask them to speak to the seller to see if they are already sorting the enquiry out with their solicitor. I just hope it all starts moving now.
