Hi all!

Please give your critical opinions (or otherwise) on this house!

I viewed it earlier today and considering putting an offer in. The major negative for me is that the bathroom is downstairs. I would see if I could turn the small upstairs room into a bathroom and build an extra room in the attic (next door seem to have built into attic). Otherwise I like the layout and it feels very cosy and spacious and good for raising a family. Green spaces nearby.

For anyone who knows Bristol, what do you think of Redfield, the area? Are there any good schools in the area? Is it safe?

Some of the rooms look small, but the diner is huge. I don't know Bristol well enough to comment on area, but love the city generally

The garden is very dark. Not much would grow there and it would be too cold for the vast majority of the year anyway.

Downstairs bathroom is a no no
Don’t like the kitchen at all- too narrow
Back garden is horrible and needs some work
Bedroom 2 and 3 look cramped and small

I don't know Bristol but £270 for that house seems like a bargain! Making me depressed about our house search considers moving to Bristol...

Yes the garden did look dark - I’ll have to look which way it faces. It was a sunny a day so it doesn’t bode well though!

Bedroom 2 is actually feels a decent size in real life, fits a double bed with a bedside table, a desk, and a separate wardrobe area. I’ll try and attach a photo. I thought it would be ok for a DC but maybe not. I don’t know!

Apparently the garden is west facing - is that good or bad for light?

I've just moved into my new house which has a downstairs bathroom. It was v unsure about it, but after only a few days I've got used to it. I'm putting an ensuite upstairs too.
Don't let the bathroom out you off.

You need to think what your priorities are. Mine was location (I'm in village I wanted to be in).

I think it looks good - I like it. Good value and Bristol is a great investment

West facing is fab late afternoon early evening. Dark in morning.

Amazing dining room and kitchen, I really like the whole house. I have a downstairs bathroom and have for the last 34 years, so doesn’t bother me at all

I lived in a houseshare when I was a student with the bathroom downstairs, and I did find it quite annoying, especially when there were other housemate’s friends around in the living room and I needed to walk through them to shower!

I like it! What time of day did you visit? West-facing garden should get sun in the afternoon onwards?

I guess that’s a different kind to when you live with your own family though! But it’s a long way if you need the loo 🚽 in the night!

Hate the kitchen and the kitchen units having been extended into the dining room/2nd reception. It's like they're made a bigger kitchen but on the cheap. Living room looks very small. I'd only consider buying it if you have the money to knock through from the living room and build a proper open plan downstairs (rather than the failed budget version the current owner has). It could be nice if you spend some serious money on it (knock through downstairs and extend kitchen properly, turf garden and tidy up, extend into attic).

Viewed at 10am, so that would explain the lack of sun!

Depends on height of nearby buildings and that wall ...

I like the kitchen units in the dining room. I think that's a clever idea. Can always change the doors.

Hmmm maybe I’ll try and do a second viewing in late afternoon to see how sunny the garden is then
