Hi all!

Please give your critical opinions (or otherwise) on this house!

I viewed it earlier today and considering putting an offer in. The major negative for me is that the bathroom is downstairs. I would see if I could turn the small upstairs room into a bathroom and build an extra room in the attic (next door seem to have built into attic). Otherwise I like the layout and it feels very cosy and spacious and good for raising a family. Green spaces nearby.

For anyone who knows Bristol, what do you think of Redfield, the area? Are there any good schools in the area? Is it safe?

The size of the living room is similar to most in the area, it fits a few sofas comfortably and I would think big enough for our small family. I’m not sure I’d like it to be open plan.

I also thought the living room looked very small, hence my question on why no size on listing...

Redfield is on the up, so it's a strange juxtaposition between young families getting on the ladder, and shared houses full of questionable people. Schools not great. It's probably the last chance to buy affordably within walking distance to town.

House is really nice and fair price for the area, downstairs bathrooms don't bother me unless you're a mad nighttime wee-er - area has some positives and some rougher bits, st georges park is beautiful, church road is improving - spend some time walking around and see if its got everything you need.

I like it, although it does have its limitations. Have other houses in the street extended into the side return or built a two storey extension across the back? It could be that it gives you options for expanding in the future.

I love it. Great kitchen/diner. Nice and bright.
Love Bristol not sure what the area is like, but it seems v affordable compared to more central areas. .

I like it. I don't know that part of Bristol, but I'm in the south west and that looks like a good price to me. It's a shame the garden is a bit shitty. But the house doesn't need much doing, so you can focus your energy and spare cash on the garden.

The only negative for me is the garden, our last house had a downstairs bathroom and I actually found it easier when mine were smaller.

I liked the front of the house from the outside. Not keen on the back. Inside the lounge looks really narrow. Bedrooms look a good size.

I really like it. The kitchen diner looks spacious especially with young children. The downstairs bathroom would put me off to be honest. the garden needs work to be nice. Seems like a good price for Bristol but obviously depends on the area.

House looks nice. Nice short walk into the centre.

House asking price has gone up 120k in 5 years!! And all the current owner has done is change the fireplace according to the 2013 photos... Bristol really is crazy on prices..

But looking at sold prices it seems the current trend is 250k to 270k for this street.

You won’t get permission for a double height extension in this area due to the placement of windows on the neighbouring houses.

Here is a link to a house in that street which sold recently with a loft room conversion. Doesn’t appear to be to regs, so not a huge advantage to house price.

Worth noting these houses were built as 2 bedroom, with bedroom 3 on the one you’re looking at being the bathroom.

No Garage/garden/parking , bathroom downstairs, kitchen is extended awkwardly into the dining room and reminds me of a school classroom.The bedhead is in front of the window because the bedroom is not suitable for a double bed so has to overhang the window. Flat roof on downstairs extension. Otherwise it looks a lovely house OP .

I looked at the map and could see that the garden is west facing. This is the best house orientation imo! Especially if you only have a tiny courtyard garden, south facing is too much in the summer. That courtyard could get baking with the sun on it all day.

West facing means you get sun in the garden from about midday onwards, and can make the most of any sun lingering right at the end of the day.

OP asked us to critique the house for her , we are not finding fault . l happen to think it is a lovely house despite finding several things that are not ideal. Imho it is extremely rare to find the perfect house .

The only thing I would change is the kitchen/ dining room. I’d want an extension to widen the kitchen & knock through to make a proper kitchen / diner/ day room, you could then keep the front room as a separate snug/ living room.

Hi OP. I know Redfield well, used to live there. It's ok, not the greatest but not the worst. The end you're looking at is closer to Lawrence Hill than Redfield, and the closer you get to the centre the worse it gets.
Parking is a nightmare around there and Barton Hill/Laurence Hill can be quite rough IMO.
But transport links into the city are excellent and the Redfield Together School is very good if you have DC. The high street is ok and has a few newer nice cafes etc but still has a higher amount of betting shops, kebab shops and slightly dodgy pubs. There are some nice ones too though.
I wouldn't feel massively comfortable walking around there at night on my own (but probably still would!).
Lots of people with houses like that have turned bedroom 3 into a bathroom and gone up into the loft.

Also - I saw your other thread about areas of a Bristol. Personally I'd avoid Easton like the plague, and go for St George, Southville, Downend or somewhere slightly further out. But different strokes for different folks and all that and I'm sure many others will disagree with me!

The outside at the front is fabulous. Love that look. The only part l hate is the garden..cheek to even call it a garden. Ye could, of course do a job on that but it is tiny . Knowing when it get light is important as west is nice when you get inn from work.
But overall l like the house itself.

The small living room would put me off. However, I'm a big fan of west-facing gardens. I have a south facing one currently, and it's not nearly as good as the west facing one I had before.

For me it would be less the fact that the bathroom is downstairs and more that it's off the kitchen that would bother me. Also I think the downstairs rooms could be quite dingy for most of the day (sunny in the photos but that might only last an hour).
