Hi all!

Please give your critical opinions (or otherwise) on this house!

I viewed it earlier today and considering putting an offer in. The major negative for me is that the bathroom is downstairs. I would see if I could turn the small upstairs room into a bathroom and build an extra room in the attic (next door seem to have built into attic). Otherwise I like the layout and it feels very cosy and spacious and good for raising a family. Green spaces nearby.

For anyone who knows Bristol, what do you think of Redfield, the area? Are there any good schools in the area? Is it safe?

I’ve looked at quite a few houses in the area, agree that that particular street isn’t ideal. I guess if it did tick all the boxes people mention, it would be much more expensive! It’s so hard to judge

I like it.

The kitchen unit extension into the dining room works for me. A side return extension as other posters have said they would want is almost certainly not economical (cost of £100k+ on a £270k house).

I’m not a downstairs bathroom fan but if it is typical for the area and style of house it won’t be a major drawback when selling.

Would be possible to go into the lift and put in a bedroom plus bathroom, or just a bedroom and make the current ‘bed 3’ back into a bathroom.

The yard just needs a tidy up and some pot plants.

Living room is quite small.

800sq ft is pretty small for a 3 bed.

I like it. My first house had a downstairs bathroom and it's not a show stopper for me, although only one bathroom and several (?) dc might be difficult.

The main other factors which would make it a yes/no from me would be parking (aforementioned first house was a terrace and it was difficult) and proximity to schools, if that's an issue.
