Listing, viewings and offers thread 3!

We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

The house has been on Rightmove since 26th July - so barely a week. I'm being impatient I know.

We had a couple view it before it went on the market and they liked it but didn't offer. Since then, nothing. The EA says they have emailed 93 prospective buyers on their database who are looking for a house like ours. You'd think one of these might fancy a look!

Gizlotsmum · 04/08/2017 12:25

We had no viewings for a week then sold to the first person to view. I don't think it will slip down the listings just yet. Good luck. Hopefully you will get some this weekend

YogaDrone · 04/08/2017 12:42

That's reassuring Gizlotsmum - thanks. Yes, fingers crossed for some viewings this weekend Smile

LinaBo · 04/08/2017 15:28

Echoing Giz, we only had 5 viewings before we had a (proceedable) offer, I was expecting really busy weekends according to lying bastard EA but we had 3 weekend ones (on separate weekends too!) and 2 weekdays. Hang in there, apparently August is a bit slow because of the school holidays...

Gizlotsmum · 04/08/2017 16:01

I am so impatient. I just want our mortgage confirmed now. Broker is back on Monday so hopefully will hear something fairly quickly. Trying so hard not to mentally move in just in case something goes wrong....

YogaDrone · 04/08/2017 16:10

Thanks Gizlotsmum and LinaBo - my brain tells me that it's summer holidays and bound to be slow but my emotional bits are saying "why doesn't anyone want to see my lovely house?"! Ah well.

Our EA promised viewings tomorrow but hasn't contacted me, so I assume there are none. Would have been nice to have this confirmed though.

I hope your broker gets your mortgage confirmed Monday Giz. Good luck

Gizlotsmum · 04/08/2017 16:13

Thank you Yoga. It should be ok ( unusual build so broker had lots of discussions before we even viewed it) just feels too lucky that the people that out bid us pulled out.

LinaBo · 04/08/2017 16:47

And my dream house albeit over budget is gone. 💔

Greyskiesover · 04/08/2017 16:54

Oh no LinaBo - it's gutting when you suddenly realise your dream house has vanished from Rightmove!

YogaDrone - why not call the EA to check? My EA seems to suddenly come up with a viewing within a half-day of me chasing them about something or other. I have been asking for various marketing information this afternoon, and they have responded with a viewing for Wednesday!

Gizlotsmum · 04/08/2017 17:00

Oh no Lina Bo.. there would have been something wrong with it!

Fortheloveofscience · 04/08/2017 17:07

Lina we missed out on our "dream house" after 8 weeks on the market when ours didn't sell. Actually the house we've offered on will be so much better for us. I'd really recommend not doing any more than a cursory look until you've sold.

OP posts:
LinaBo · 04/08/2017 17:22

We've sold Sad but we're buying 150mi away so we have to go all the way there for viewings. We only managed once so far and they weren't available when we were down there. We're planning a second trip next week but now I feel really deflated. We have 4 viewings booked so not too bad but they are not that house...

Fortheloveofscience · 04/08/2017 17:26

Oh I'm sorry Lina, I got confused - should keep a spreadsheet. That does suck, I'm sorry Flowers. Have you got a time limit from your buyers?

OP posts:
Gizlotsmum · 04/08/2017 17:31

Aww has it completed? Or could it come back on the market?

LinaBo · 04/08/2017 17:52

No worries Forthelove - loads of us here, plus we had a 'do-we-or-don't-we-have-an-offer' moment a couple of weeks back too, so I don't blame you for losing track Grin. No time limit as yet. We've had mortgage survey last week but not sure what else goes on (last time we part-ex'd, so effectively Barratt sold our house instead of us, we didn't deal with any of the sale process basically). I was aiming to be moving in the October half term but not sure how ambitious that is!

Giz, it just went sstc on rightmove, I don't think it's completed yet (though it's a lesser known online EA that I had never heard of before, they might well have left it on during the sale process?). I suppose it could come back on, who knows!

Gizlotsmum · 04/08/2017 17:59

Worth lodging your interest with an estate agent. We did that and have just had an offer accepted on a property which we were previously outbid on.

DragonMamma · 04/08/2017 20:08

Whoooooop! We've had our offer accepted!

Vendor finally saw sense and we agreed on 96% of asking - it was our fourth chugging offer though.

Chuffed to pieces Grin

I never thought it would happen though so those who haven't bought or sold, keep the faith!

LinaBo · 04/08/2017 20:11

Well done, Dragon! Wine

DragonMamma · 04/08/2017 20:30

LinaBo thank you! Is the one that's gone the one on SP? 😞

Gizlotsmum · 04/08/2017 20:34

Well done dragon!

LinaBo · 04/08/2017 20:51

Dragon no, though that one has sold as well. It was one in Laleston, we hadn't actually seen in person yet (did you buy it? Grin) - so we loved it on paper but we're not sure we would've loved in RL, if that makes sense?

DH came home with pizza, prosecco, flowers and chocolate and he also reminded me I have a degree in architecture and can turn any home into dream home if I want to, so life is good again. Wine

(Still a bit gutted though).

DragonMamma · 04/08/2017 21:40

I promise I didn't buy your house in Laleston!

I've loved many a house on paper and one in particular I felt was a done deal, I'd moved in, in my head and everything.

Walked through the door and didn't like it al all.

Come to this side of the Vale!

LinaBo · 04/08/2017 21:57

I told DH we should've seen it last week and we probably wouldn't be upset about losing it Smile. (And I didn't think you had bought it as this has been on for ages, yours was a recent one, wasn't it?)

I am really really pleased for you and we have definitely added a few Vale properties to our list!

Prosecco was lovely. I'm slightly huggy-drunk

Fortheloveofscience · 04/08/2017 22:07

Congrats Dragon Wine!

So our full mortgage application has been submitted ... broker seems to think it should just be a formality.
