We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Do you know why it fell thro? Was something picked up in survey or were the funds not there? Or buyers dicking around??

It's a place that only limited lenders will lend on. First buyers couldn't get mortgage, second their buyer fell through. Third not sure yet. We have aip on the property ( god bless our broker) so should be good to go unless in poor condition

Don't be disheartened gladiator, it took a few weeks to pick up momentum with ours, we accepted an offer after three weeks.

And our vendors, who we agreed to be patient with while they looked for another property after losing the one they wanted, have accepted another offer today 😡 They gave us a chance to increase ours but we declined. I don't want to deal with them any more.

Gutted though because there really is nothing else.

OK so original EA is convinced they can sell it if we drop the price a bit more. We have said yes if it's offers over and we don't go below X which is what we'd get if we put it on at the current price and went with the other EA (and paid their more hefty fees).

I knew it was too good to be true. Buyer has pulled out (rubbish reason). The good news is that the others that wanted to view still do. I do feel for everyone on here trying to coordinate selling and buying in a slow market. I'm only selling.

Gladiator: we're disappointed with the number of viewers we've had too. I'd originally hoped we might be able to set a closing date by the end of the second week but as we currently have only one viewer who is showing any potential to buy, but he also has more places to view, I think it unlikely. Someone in the next street has put theirs on for the same price as ours but theirs is bigger and better and is going to a closing date on Tuesday. Sadly theirs makes ours look over valued, even though all houses like ours go on at this price. If we don't get some more viewers through the door soon we are going to have to lower the price.

Ann that's rubbish news, sorry to hear it.

Dr how long are you going to give them? It might be useful to give them a concrete timeframe just to make sure they don't get complacent...

Nemno wtf?! How far had you got with the sale? That's my nightmare at the moment.

OK, so we've had to valuations, now. First EA seemed very wise to local market. Sugested either OIRO 70 or OO 60. A highly magnolia'd one has gone on the market up the road for £80k, in the past couple of weeks.

Second one today - has the magnolia and bland property on for 80 and put a granny died in it property on for the same price a year ago - now up for auction but delaying over the legals for a more realistic starting bid of 47. Valued ours - which needs new kitchen bathroom and carpets for 75-80.

DH asked if the new 80K property that they're marketing had beeeen viewed in the last 2 weeks and they said no, which confirms our thoughts.

Thinking of starting with the first EA at OIRO 65 - people seduced by the second one end up listed with the first anyhow. Happy to reduce (but wouldn't admit it). We want rid. Paid 48K 14 years ago and have been mortgage free for 4, so no equity to deal with. 10 houses of our type in this street and 2 a year sell. First EA also runs a lot of the auctions in this area if we decide to go for that option.

There are other EA's in the first nearby town as these two, but they simply don't sell stuff here. Another equidistant town deals with pricier houses and gets no interest here, at all, so we decided against consulting a third EA from there (particularly since the prime candidate, which we do see boards from, here, has a website that has been down more than up in recent weeks.)

Forthelove We were only 10 days in but have got some solicitor costs.

What do other sellers do re the solicitor cooling off period? We waived it because she wasn't going to do anything for the 2 weeks and our buyer and EA were chivvying. Do you all sign away that no fee period or is it just my solicitor that doesn't start in that time?

Pick Sounds like you know what you're doing and first EA sounds best.

Gladiatorsready you sound as though you are in a similar position to me. Our house has been on Rightmove for one week now and no requests to view Sad EA says he's holding them back for viewings on Saturday afternoon because he wants them to "brush shoulders". Personally I'm beginning to think that there are no viewings booked in and he's stringing me along.

We are going to view one house later today. The garden and location look good but the house is fugly, so I'm not sure but we'll see.

I just keep thinking that it's school holidays and it's a very slow time for the market. Early days really but now we have actually taken the decision to sell I want things to happen instantly!

Oh AnnPerkins - what rubbish news.

Is your EA being pro-active about finding you a new place? I know that you only want a certain location. Have they tried leafletting?

Hmmm... a house I wanted to view has disappeared from RM but isn't listed as STC or On Offer. I'm tempted to call the EA it was listed with and ask if the vendors have given up on a sale completely or just taking a break for the summer. I'm really curious about why it's been removed from sale.

Hi all. Hoping you can give me some of your collective wisdom. Have been on the market for 8 weeks. Reduced by 9% after 4 weeks. 12 viewings in total, half of them in the last week when the agent changed the first picture on our listing to show back rather than front of house! I chased the agent today for some feedback from a couple of last week's viewings (which they don't have) and asked her if I could improve anything in the way the house is presented. She said no, and recommended reducing it by another 25K (already reduced by 35K) or take it off the market for a while. It's already the cheapest 4 bed semi within 3 miles of the city we live near and it's well presented (I think!) Do you think I should find another agent who has a bit more enthusiasm for selling it, or do I have deaf ears for what she is trying to tell me, i.e. I should get real about current market conditions? (Latest feedback was 'lovely house, lovely garden, great location, but found something that edges it slightly', so it's not a total turn off!) No further viewings booked at the moment...

If you've been getting the viewers in I wouldn't reduce yet if now is the only time you've not got people in.
If you reduce it again so soon it would strike me as desperate or there's something wrong, and if feedback hasn't been about the price I would hang on a bit longer. I would also tell them to be a bit proactive in finding viewers instead of letting rightmove do the job for them...

Nemno I'm so sorry you lost your buyer. And Angry that you've got solicitors' costs. I hope the other viewers want to buy.

YogaDrone the EA we are selling through said they are on the case. They are not really in the right location to help though. I'm not sure if leafleting would be possible because there is no particular street we are interested in, they'd have to do the whole village.

We're ok with renting if necessary. We might even end up in a rental place the landlords are happy to sell. Our friends did this last year.

Thanks Beckyb1. I'll leave it a while longer, but I am worried the listing is going stale and languishing at the bottom of the Rightmove pile. I've interrogated the estate agent about what she is doing to sell it, but she hasn't replied!

You sound philosophical AnnPerkins. I hope something better comes up for you.

We went to view a property yesterday evening, it was very nice but would need complete redecoration, new boiler, kitchen, bathroom which would be expensive and it's top of our budget already, but it has enormous potential.

Still no requests to view our place though Sad I will phone the EA today and try and find out why no-one wants to see it.
