We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

A third viewing isn't usual for here either Lazy. The EA said he usually manages to sell within two viewings. The viewer is considering adding a garage on our driveway and asked if a particular patch of land next to the drive belongs to us, which it does. Maybe he wants to check if what he's planning will work.

He's coming early this evening and the EA might not be able to be there, so DH will show him round, which is ok, DH is good at that kind of thing.

I can't shake this feeling that there might be a better house out there for us, though. The house we've offered on is £50k below our max budget, which is great, but it's not perfect and we will probably want to make some changes very soon, such as knocking the separate bathroom and toilet together, and installing a downstairs toilet. I also can't see where we would put a dishwasher without extending the kitchen or adding a utility room.

We probably shouldn't risk hanging around for something else, though. A bird in the hand and all that! Does it show that I've been awake since 2.30am thinking about all this?! Grin

I hope if this is it we don't have so much bad luck, Kat. We have a deadline to exchange of mid-Jan, so we can get DS into the school we want. That seems a long way off at the moment but time has a habit of flying doesn't it?

So we have our first viewing tomorrow ( we are away so house is reasonably tidy, I hope) and looking at a potential house on Sunday.

I've been reading and following your thread for the last few weeks and I think I'm almost at the point where I can join (if you will have me of course Smile )

Our house is officially "on the market" - we have the for sale board to prove it, but photos aren't being taken until Monday so it's not fully on the market.

The EA we've chosen is the one we used last time. They were great then, so I'm hoping for similar this time. We're going to do the "Open House" in a couple of weeks time and hope that drums up some viewings quickly. Fingers crossed!

So our offer was declined. The vendors said it was a good offer but they have to go with someone who's proceedable. Entirely understandable of course. I wouldn't have accepted our offer either Grin

Our man came for his third viewing last night, and brought a builder friend with him. DH was in the house listening to the EA. God he's such a liar, it's embarrassing! The buyer asked where the boiler is and without pausing the EA said 'It's in the loft.' It was only when the builder queried that he said 'I'll just check that' and DH confirmed it's in the kitchen Hmm He also said the loft was fully boarded when it's only partially Hmm

Anyway, prospective buyer says he's looking at another house tomorrow and then will make a decision. Maybe he is, maybe he's planning to negotiate with the threat of a fictitious other house. We're going to stand fast on our price, though. We've only been on the market 2.5 weeks so not time to panic yet. And we need to get as much as we can for ours to keep our options wide on our own purchase.

Thank you Ann. Good luck with your prospective buyer, hopefully he's going to come back to you with a good offer and then you can advise your vendor-to-be that you are proceedable!

May I ask - are you all looking to move locally or relocating to other areas?

Our plan is to look locally but if we can't find what we want to look further afield. We're in an expensive area so moving out a bit would give us more options. There is only 1 property I even vaguely like on the market locally which doesn't bode well.

Ann, fingers crossed for the prospective buyer too. Surely bringing a builder is a good sign!

Yoga, we're relocating from SE England to South Wales, which gives us a bit of an advantage over some of the similar properties in our area, as we can be more flexible on price - I hope the EA is using that line! Grin

We had viewing number 4 today, 2 weeks on the market. EA rang me earlier saying he couldn't get hold of viewer so he had no idea if it was going ahead, but I can see footprints on my polished kitchen floor so someone has definitely been. We have viewing number 5 tomorrow and I am tired of cleaning, so I hope luck is on our side.

Thank you for the good luck wishes. The viewer is interested but wants it as a buy to let, is seeing EA's mortgage advisor tomorrow and they suspect we will get an offer but not asking price ( I suspect it will be low) however we have another viewing on Monday and are looking at a house on Sunday ( hoping to get a good price as hard to get a mortgage for and we have an aip in place for it with the information provided by the EA). Plus it has been on for a while.

Yoga we want to move to one particular village. So our options are going to be pretty limited! There is currently only one house listed that fits our budget/criteria.

I'm off to register with some EAs this morning. Surely someone else will decide to move in the next few months?! We will move into rented to keep a sale but I'd rather not.

So first viewing have made an offer, close to what we wanted but have gone back to ask for more as hubby wants more! Can see this leading to a few arguments!

So viewer number 4 came back for a second viewing today. We have an offer, £10k below asking but I think we are saying yes Grin - asking is 384,995 and they're offering 375k.

We also had viewing number 5, so maybe we get another offer? A girl can dream, ha!

I think we're off to Wales for viewings next weekend.

Hi everyone, I've been lurking but thought I'd join. We've had our house on the market for a month. First three weeks - nothing. Then had one viewing booked only for them to cancel the same day. Then a couple of days later had a viewing booked with four hours notice when the house was a total tip. Four hours manic cleaning was worth it though and she said she'd like to buy. Then she rang the EA and said her mortgage advisor is on holiday for a week so she can't put an offer in yet. Another viewing booked for next week.

We've found a house we love. Gorgeous four bedroom barn conversion with a big garden and a paddock. We've told them we want it but they'll obviously only accept an offer once we're under offer. DHs colleague has apparently made a similar provisional offer for the same house and is waiting to sell. Nerve wrecking!!!!

Sold!

I took £14k less than I was hoping for.
There's 124 houses at the price of my house or below.
Some of them look cracking little houses for £35k
Mines in a nicer area but needs work but I've got £56k

Then I find out hat the buyer has bought it unseen!

I might not have got the offer if he'd seen it!
Weird isn't it but then I've bought three properties unseen.

So viewed a house. Part of me loves it, bits of it are too small but have potential to extend but would be a long term plan and may struggle to sell on. However could be our forever home. It's not the prettiest but could be made a bit prettier .

Ann your search sounds even harder than ours. We have a very specific lists of requirements and only one in the area meets the requirements. Like you we are hoping that some houses come onto the market in the next few months.

We are due to have photos taken Monday but the EA phone Friday evening and asked if he could bring a couple around Saturday as he thought the house would be a good fit for them. Cue frantic cleaning and tidying! Anyway, they seemed to really like the house but no other feedback yet. Perhaps the EA will feedback tomorrow when the brings the photographer around.

Hi StormyIsland - it sounds as though you are in a good position. One offer to follow shortly plus a few viewings. Fingers crossed their offer will allow you to formally offer on your dream home!

I didn't realise I was nervous - I was adamant that I was going to be cool and as relaxed as possible about this move. But then I was wide awake at 2am on Saturday and ended up watching movies until morning so I know I'm not as calm as I thought I was, and this isn't even the most stressful time.

I am a bundle of nerves. Insomnia seems to kick in around 2 am and lasts till 5 ish then the kids wake up at 6!
