We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

There must be something in the air today! Congrats Square and LinaBo and fingers crossed Ann for good viewings! Have been in touch with lead EA today and asked to drop price - she's agreed and is sending photographer out to do new shots, since we've been using the old ones from when we bought the place. Double win.

Random question, did anyone who has received an offer just "know" that that viewer would offer or have any other sixth sense about the offer being imminent? I think I'm turning into my mother here with hunches and superstitions and "I can feel it in my bones" type of carry on! It's madness. We are still getting very positive viewings, viewers acknowledge it's good value for money (as much as London houses ever are!), love the house etc etc Patiently waiting for that offer to happen. It's knackering being patient. Brew

The champers will have to wait for the phone call - it hasn't materialised yet. Another EA from the agency rang earlier and I nearly died but he only wanted to book another viewing. Sad

Trying not to be too hopefully but it's hard. I blame the EA, he should have waited for the proper offer to tell over anxious me.

I didn't meet any of the viewers for more than a few seconds, Party, so wouldn't be able to know, if that makes sense. EA is doing all of our viewings and they have the key, so we normally leave before they arrive.

I did have a good feeling about the week yesterday but not necessarily house related, as I said I was a bit despondent about it this morning. Maybe I should trust my instincts more. Grin

Auntie Marchmont and Bruntsfield are lovely and some of the old tenement-style flats are beautiful with wonderful views. Watch out though for the ownership basis as it's a lot more common for the flats to be freehold up there, so your solicitor needs to make sure that there are agreements in place for maintenance as and when the time comes. A friend of mine had a nightmare as she was top floor and the roof started leaking. The other flats underneath werent getting the brunt of the problem so were in no hurry to contribute to costs and they had no legal agreement about division of costs. I don't know Stockbridge as well as I never lived down that way but it's another nice area of town with some great bars and restaurants. I'd go for Marchmont but that's my bias as I really loved that area round the Meadows, which is gorgeous especially at this time of year and it's a fairly easy walk into town. There's a lovely Spanish deli near Tollcross which I used to love visiting (when money permitted!) and the Cameo and Filmhouse cinemas are brilliant. I love, love, love Edinburgh and would move back there in a heartbeat. It's is a fabulous city - I am very jealous of you relocating there!

Second viewing this afternoon!

Things are suddenly getting very tense. A house we've been interested in dropped in price yesterday. The vendors have found somewhere to buy and want a quick sale.

We hadn't been to see it yet because we haven't sold and didn't want to seem like timewasters. Of course there are now several people interested and we've been squeezed in to view between two others this afternoon.

If we like it we'll have to move quick and be in a strong position. It's asking too much for our second viewers to make a decent offer in time for us to make a move isn't it? Confused

We only want to buy in this village and this house is currently the only one in budget that fits our criteria. Talk about squeaky-bum time!

Still no offers here although Fridays viewers say they are v interested and need to go through their finances ....

Had another (imo) positive viewing yesterday too, awaiting feedback from them

It turns out our offerers are still keen, just need a small detail: money. Hmm They've got some inheritance money in India, so no idea when/if it's going to materialise. Sooooo it's business as usual for us. Sad At least we have another viewing on Saturday...

Gizlots our first was the day after it went on the market, but they've been slooooow. One on the first weekend, one on the second...

Thank you. My sister had loads of viewings immediately when she put her place on and I felt a bit deflated not to even have a whisper of interest but not even been a week yet... just impatient!

Ann - how did the viewing go on the house you want? Did your second viewers make an offer? Fingers crossed for you.

Gizlot we had viewings booked in within a few hours of the house going online, but really it means nothing unless that materialises into an offer which has not happened yet! We're on our second EA and are now on our 20th viewer (not inc second viewings here) and still we have no offer. So, even if there is a stampede/steady flow of viewers there is no guarantee of an offer. As Lazy says, you only need one viewer to make the offer.

Lazy agree with you on seeing a pick up, we're getting more viewings in the past week or so, it's a steady flow now.

We went to see a house last night, huge (200 sq m) but a total wreck. I think we're in need of a break from a project house after refurbing this one and the stress of moving/refurb/selling. We may have no choice though Hmm.

We liked the house. It's in excellent condition. I think it's a bit small but probably the best we can afford in that village and it's all about location isn't it? DH loved it. There was another family walking in to view as we left and another couple booked in for later on - there's a lot of interest since they dropped the price.

No news yet about our second viewer. The other viewer from Monday apparently loves the house and is really interested but...she hasn't sold her own house yet. A very familiar story from this thread Sad

We're going back to look at the house today. It's a non-standard build, 1960s prefab which has apparently been refurbished but we would want to see certificates that the work was carried out by licensed structural builders. We do have friends who previously bought and sold a house in that road so will get advice from them too.

I do think we would be very lucky to win a bidding war because we haven't sold. But you never know I suppose.

I'm on the point of accepting an offer on the house I'm selling.
It's listed at £55.500
I've had an offer of £55.500 now upped to £56.000
Final offer.
The house needs some tlc. I'm inclined to accept.
I could spend £10,000 easily in there and( all ready paying council tax,) so that might inch it up to £70,000

This is a cash buyer. House was going to auction. Fees are under a grand.

I think I should go for it.

Dowser, it all depends.

  1. Do you have 10k to do the work?
  2. Think of the return on investment: 10k investment to give you 4k profit - and that's on a positive note I presume if nothing goes wrong with the work (which trust me, always happens).
  3. Do you have the time and energy to refurbish your childhood home?
  4. What if you finish the work in 3 months time and the value similar properties has dropped across the board and you don't make 70k?
  5. Also, you have a cash buyer on hand ready to go I presume chain free? That's pretty good odds.

Plenty to think about.

Dowser it sounded like the whole process of selling has been getting you down, so I guess you just need to decide if the time and energy and money involved to revamp the house is more than you want to spend. You've only just dropped the price, so to get an offer so soon is fab  The whole thing could be over soon!

Ann Fx for you if you do decide to put in an offer. It might be that all the other viewers still have to sell too!

Lin How infuriating! If they're not in a position to buy they shouldn't get your hopes up. Last time we went on the market we had one couple come three times and it turned out they couldn't get a mortgage due to credit troubles which they were well aware of Hmm

We just had our first viewing! It was the first time this agent had been here so I showed them both round. The noises seemed good, but it's hard to tell, I'll be interested to hear what she thought. Buyer was preggers (like me!) so hopefully she's also in mega nesting 'let's buy a house asap' mode 
Another viewing booked for Friday, and the photographer comes round then too. Pleased that the agents have got stuff lined up before we've even gone on Rightmove.

Not sure this is the right place for me. I've been reading these threads avidly and got loads of good info from you all so thank you for that. My flat went onto Rightmove yesterday and I was all set to join this thread last night but life got in the way. This morning I heard that the first viewer offered and after a bit of tooing and froing they upped it twice to near the asking price (2% under) which I accepted. No chain. I don't really think it can be this straightforward but maybe. E London, zone 2, 2 bed with parking if anyone is interested.

Dowser in your shoes I would sell. The £10k doesn't account for unseen problems - and something always crops up that means extra time and usually money as well. You also need to factor in the impact to your time and the additional stress as well.

Well done on such a quick sale nemno! If you're in a hot area and priced right then there's no reason why it shouldn't move quickly. I think the market is picking up again now so hopefully some of the other people on this thread will see some offers soon.

No change here; except my mortgage broker seems to want everything including our inside leg measurements!

Thanks LazyDailyMailJournos. I think it was price, the area has loads for sale not shifting and an oversupply of new (tiny) flats with reductions. I took some of the advice on here on board and was determined not to chase the market down.

But I've read enough to know this is nothing like a done deal.

Congrats to Kat too. I really hope this process isn't going to take us a year.

Well, our second viewer wants a third viewing, tomorrow probably. He's extremely keen and the EA is very upbeat. I was able to give him the answers he wanted to a couple of questions so we're now crossing everything that he's the one.

And we made an offer on the place we want. They have all the documentation we asked to see and it looks to be in order. Our friend confirmed they had no problems buying or selling their house in the same road. The EA seems to think the vendors might view our offer positively, I don't think the other viewers have shown much interest.

So anyway, things could be about to fall into place, or we could end up back at square one, but I'm having a 🍸tonight, and trying to be optimistic but not overexcited. I hope you're right, Lazy, and things are picking up in the market for all of us.

I'm sure I was just unlucky with it taking a year ... daft offers , time wasters, divorcee who's house sale fell through, down valuation and another lost sale then nothing for months...

But we got there and for a fair price (higher then down valuation due to different valuer)

So... you will all make it I promise. Despite some highs and lows... x

Good luck Ann fingers crossed that it all goes to plan. I'm a bit Shock at this being the third viewing though! I suppose it's the vagaries of different areas - round these parts it's common to just do one viewing. 2nd views tend to be once conveyancing is well underway and for the purpose of measuring windows and planning how to get furniture in.

Mind you I am very impatient so I'd have to restrain myself from shaking them and demanding they make their minds up and buy the bloody place Grin
