We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

I agree, location is everything. We made a mistake buying our house 7 years ago. We thought we would be able to settle in a new town but never have. DS goes to school 10 miles from home and has no friends locally. I will compromise on anything except location now.

Our agent is only on RM, not Zoopla, but they have sold a few in our area, including our neighbours, and that's why I went with them.

That's what I don't want.
DS1 very in secure, I think if I moved to far even the mile I might as well move towns!

I've always lived on top of school so he has everyone here, I've pushed him half a mile to get a great location I think for his age ( country park with loads of activities in walking distance) just nothing coming up!

Why I'm not on the market, my location sells within a few days ( fingers crossed) so I'm doing it the other way. Any later than next month I may wait till spring. Everything's in place to jump on, I'll only be a week behind the potential house I want and have rung every EA for a heads up and they know what tactic I'm playing, most people in this location do the same ,

Still no news. It adds a pleasing element of uncertainty when you ring these people - because it literally makes no difference at all which option you select. You will never get through to the team of people you actually want to speak with. You have to leave a message. They may or may not return your call. You ring back to chase - and leave another message. Rinse and repeat.

To say I am feeling frustrated is an understatement. I mean it's not like I am trying to give you hundreds of thousands of pounds, is it? Oh, wait... Hmm

Yes the house we're offering on is next to a school and it was the deciding factor for me - the idea that they can have local pals and have friends round and go to clubs easily etc.

Mind you, growing up I was next to the school but had no friends nearby as they were all bussed in! And that may be the case here as it's rural but at least even if that's the case it'll be easy to get them to school in the morning!

Two days and no response to our offer! How peculiar! Its 25K under so I honestly thought they'd reject it quickly. Mind you, who knows what's going on in their lives, they could have someone in hospital or anything.

Thanks Lina - I am not remotely excited, which sounds weird I know. But we have so many hurdles to overcome (too specific to go into without me being very identifiable!) that I dare not even start planning yet. If we can get through the next 4 weeks then I think we'll be OK.

Anyway great news about RM! How does your listing look? Don't forget that if you don't like any of the photos - or even the order of them - then you can get the agent to change them. Fingers crossed you have lots of interest Flowers

It's shaky Ann - I'm really not very confident at the moment, but we'll give it a shot. No plan b though if it all falls over...

Keep the faith on viewings - it's still really quiet and very little is moving. I can tell you this for a fact as all I seem to do these days is obsessively search Rightmove!

True. I don't even look at Rightmove every day because I know what's on there - just two properties within our probable budget and one of those isn't suitable.

I received the RM new listing alert for my own house today. It went live on Tuesday pm. I thought others may get the same alert and it would prompt some interest but it doesn't appear to have so far.

I don't think this second gin is helping my mood much Grin

I literally begged an EA today to get people to sell !
Oh the shame!
Luckily I was in another EA ( 3 in a row! ) and they received a call for a valuation on the road I want. Stalking RM again. She said they would ring me if instructed and in my budget.

Said I'm being priced out, rise in my area. The more I'm waiting the more they are going up, I'd sell and rent till next year when things hopefully get moving again but I'm scared to do that ! As it will eat into my budget.

Still got fingers crossed for a little lottery win, then I'd have about 4 houses to choose from ! Instead of ... well none!

Lazy listing looks good, according to my sister it doesn't even look like my house 😂 DH thinks the description could do with a little tweak but I think we can give it a couple of weeks before doing that.

And we've got a viewing this afternoon! No idea what I'm going to do with all the shit I just took out of shot for the photos Grin

Re: all the shit - loft, cupboards, under beds, sofas, even the oven if you're desperate!

But it does make a difference. Make sure the place smells nice and fresh - but not overpowering. Good luck!

Nothing much to report here, agents don't seem to be rushing to give us feedback after viewings. It's only been just over 2 weeks since we went "live" but feels forever already, just want to sell now now now

Another viewing day having to scrub the house frantically and clear out for several hours with a sick kid - only one sick today thankfully.

I am trying - and failing - not to get at all excited about the new house. Very much not helped by DH continuing to ask me what I want to do about furniture, layout, garden stuff etc.

Thanks lazy our buyers are about 4 weeks into the sale process and want to move in end of August. We'll probably have to bridge the gap by staying with my parents before we can move into the new house.

Oh, did I mention on top of all of this I'm starting a new job in September, we're getting married in October and oh starts a new job in November.

Ha ha - yes I can sympathise! I've just started a new job, we're in the middle of trying to move (and I'm VERY nervous about it all going through OK) plus I am in the middle of studying for a work-relayed qualification and I have an exam next month. Great timing eh? Grin

Evening all

Fed up with selling now...it's boring and has taken over my entire life. There's not even anything we want to buy.

We have a viewing tomorrow, which the EA have asked me to do, as it's a Sunday. Any tips? Should I show them round every room, or just the downstairs and let them roam upstairs on their own?

We dropped the price this week, only by 4% but it seems to have helped. It's what I thought it should have been on for originally but got swayed by the (shit) EA

We aren't desperate to sell so we have said that if we haven't sold or if things aren't looking good by our holiday in August then we will take it off the market until next year, when we were going to look to sell anyway.

God knows what we will do if we do sell, there's nothing on that we like...I mean, all we want is a lounge, kitchen/diner with either an integral garage to convert or a conservatory, with at least 3 double bedrooms and a decent-ish flat-ish garden with a drive. It's not that extreme, surely?!

Dragon - feel your pain, really! The market is so quiet at the moment. I was thrilled to bits when we found our buyers - and I honestly thought that searching for a new place would be fun Shock Our new house is a bit of a compromise; we ideally wanted detached but this is semi. The backup house is detached but not nearly as nice or as big. It took a hellacious amount of searching to find it though - it really did feel as if all we were doing every evening and weekend, was searching Rightmove and going on viewings.

Good luck with your viewing today. Sounds like you are in a good position in that if you can't find what you need, then you're prepared to de-list and revisit next year. Hopefully a good property will come up before then though!
