We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Oh my God the vendor's agent is a sack of shit - totally fucking useless. It's one of these online outfits where you save 'thousands' because nobody actually gives a shit about trying to sell your property. I suspect our offer is about to be rejected and if so it's in no small part due to the message that the vendor sent - which I can see - that bears NO resemblance to what I actually bloody said!

I am so annoyed and cross. I'm also pissed off at the vendors - when every other agent wants £2k to sell your property, doesn't it strike you as odd that an online outfit claiming to be just as good without compromising service, will do it for £600? I can tell you from a prospective buyer's angle that the service is APPALLING!

Quite a few around our price range have sold - but loads of others haven't.
One that is a similar size/location but more quirky/unique has changed agents.
How do we find out the ratio of listed to sold with each agent?

Realised also that our house does not say no onward chain. Must remedy that.

Drspouse - ask each agent. If they can't tell you then that should ring alarm bells, because they should know it off by heart!

Still hopping mad this morning. Crossed with having not slept very well, having stayed up late panic-viewing Rightmove. Now alternating between feeling pissed off and wanting to cry. The online system has a messaging facility, so I am going to wait for the official 'response' (which we haven't had yet, but I am expecting this morning). If it is a 'no' - which I think it will be. Then I have drafted a message ready to go, direct to the vendor, to explain what actually happened. I don't suppose it will change their minds but it's worth a try.

Assuming that we find somewhere I am not moving again. This whole thing has been awful so far - and I'm dreading the fact that we haven't even really got into mortgage valuations or the legal stuff yet.

Mum22 sorry I missed your post. Abso-bloody-lutely. An online agent was never an option for us, because we knew our property was going to be more tricky to market - so we would need a 'human' agent to cross-sell/cross-promote.

Funnily enough this agent has very good online reviews. But then as a vendor if you've sold your property for FAP and only paid £600 in fees then you're going to be satisfied! However I suspect that it only works if you are in a hot-spot or have a really desirable property that will sell itself. These vendors have been on for over a year so clearly it's not working for them and I suspect the lack of care or interest from the agent probably reflects that. Not one person that I have spoken with has showed any kind of knowledge, understanding nor interest in the house - it literally comes across as a processing factory where your house is just a number.

I think I would only consider an online agent if I knew my property was going to sell quickly and be popular - because then all you need is a RM listing.

We've had no offers and now viewings have dried up too. Really can't decide whether to change agents or not since 3 bed semis in my area just don't seem to be shifting which is bizarre. But they're all listed with my agent...

Open viewing in our house today and we have two sick kids! Place is a bomb site.

DH wants to cancel but with open viewings is that even possible? People just randomly turn up. They don't book it. He was saying to put a sign on the door, but people could have travelled a fair distance and one of them could be our buyer!

Tempted to just bring the kids to a friend's for the afternoon. What would you do?

I don't think you can really cancel. Assuming you don't think they're horribly contagious I'd just get the kids out the house and clean up as best as you can...

Congrats on the sale Lazy but sorry to hear that you're having such a nightmare with the vendor's agent. Sounds like a total pain in the bum, really hope you manage to get through it all.

Elspeth, if the children are up to it then I would pack them off to the neighbours for a few hours if you can. You really never know, with open houses you could have your buyer walking in the door. It would be really off putting to turn up and see a note on the door - don't you think? Sorry they are poorly, that's bad timing.

Drs agree with Lazy that the agents should have all their stats on the tip of their tongue, a good salesperson would. Don't be afraid to ask them these questions.

We've dropped our price again, now we're priced the same as 3 beds in the area (we're a 4 bed) so we're really hoping it will be picked up by someone. Fingers crossed. It's hard going I have to say, trying to not think about it but then when a viewing gets booked in the wave of relief(someone wants to see our house!)/hope(will they buy it?) reminds me how much this is weighing on my mind. I have a feeling this will trip into Sept for us though.

I rang the EA and he said don't cancel. He suggested packing us all into one room and shutting the door whilst everyone views the rest but that sounds pretty unrealistic. Not to mention off putting to viewers.

Fingers crossed the one friend who doesn't work on a Wednesday is at home, no answer back yet. Otherwise it's putting them in the car and driving around for two hours.

It seems to be viral, which means lots of tantrums and crying and exhaustion. Just trying to get them to nap as much as possible this morning but we aren't able to do any tidying and I'm still not dressed! We have to be out by 1.30. Sad

Is anyone else totally despondent with the whole moving house thing? We have massively dropped our price in expectation that it would get us renewed interest and a quick sale. We have only had 3 more viewings booked, one didnt show up and the other two were just timewasters - not even on the market yet themselves! Am so fed up. Sad

The agent saga continues. God knows when I am supposed to get any actual work done. I feel like a bloody UN negotiator.

Elspeth - under different circs I'd say cancel but given how quiet the market is, then all bets are off. If you have to bung them in the car, bribe them etc., then do it. People can be funny about stuff when viewing so I would really avoid staying in the house if you can in case it puts someone off. Sounds awful but hopefully it will pay off.

Friend has come up trumps thankfully so going over there. DS is conked out in my bed and DD is conked out in the pram but I'm afraid to make noise! Have decided I'm just going to bung everything in the dishwasher last minute, including toys and anything else laying around! Fuck it.

Thank God it's not the first viewing and stuff is in crates already.

Meanwhile, waiting to hear back about our offer yesterday......

We have our first viewing!

The EA doesn't even have the keys yet. She was coming round tonight to collect them. I have to meet her at home after picking DS up from school, hand over the keys and make myself scarce before the viewer turns up.

I wish I'd had time to hoover before leaving for work this morning Confused

elspeth how did the open viewings go?

emsyj37 we are in exactly the same boat, we've dropped our price massively and are now in line with naice but much smaller 3 beds and horrific 4 beds in our area (ours is a naice 4 bed I think - if I'm allowed to think that). Honestly at this stage I don't care, I just want the house sold so that we can get out of this limbo and move on. Another viewing this evening (#16). I have no hopes up, I wouldn't dare. Patience and keeping busy to not think about it are my only coping strategies.

We got out by 1.30, me barely dressed, DS tear and snot stained and DD with last night's vest still on that I had overlooked Blush Oh well. At least we got out of the house and whilst it wasn't hoovered or polished, it looked clean enough to the naked eye.

5 viewings today which apparently was "good for midweek". Lets hope one of them was serious after a day like today!

No word on our offer.....Hmm

We have a viewing at 6pm tonight. I was actually feeling quite despondent at no news which I realise is barmy - we've only been on the market since Tuesday night!

So crazy guy wanting 20 k ( probably more ! Oiro ) took his house off the market, think he was living in his own world anyway ! Was hoping he would reduce but I know he was wanting a bigger house so probably sale not reaching his expectations!

Another I like been reduced 15k ( been dropped)
Just can't see me living in the area, it's only a mile up road but wrong direction to DS school.
Location is my biggest tick box, don't think I can bring myself to compromise but it's just what I am after. Needs moving down to near me, adding a few K for location and I'd be seriously flapping to sell mine !

Oh well.
Just keep looking!

Decided to get another agent in, after your ordeal @LazyDailyMailJournos And advice been looking again and one is listing loads in this area, they arnt on Zoopla just RM ( use on the market) which put me off, but these are selling before some hit they hit the internet so doing something right.
