Why aren't I getting more viewings

Hi all, I am relocating and selling my beloved 3 bedroom home for the last 14 years. It is in Victoria Park East London and overlooks the Regents Canal. But I am not getting viewers! What am I doing wrong? Any thoughts/ideas/help welcome. Thanks!

My first thought is that it's not at all clear from the first photo which is your house. The inside looks lovely but some people may skip straight past based on the first picture.

it looks a bit plain? i know people say thats the way to go but maybe a few additions to make it look a little more homely / lived in?

Ok, so personally it feels a bit stark to me and not too homely. I would pack up a lot of the books and arrange key ones (read fanciest ones) nicely on the shelves, and definitely add some rugs to the living room and bedrooms. Maybe some carefully placed art on the wall if you can source some cheaply. The front needs brightening up a little I feel, maybe some more greenery?

I would change the first pic, river side canal flat doesn't appeal to everyone. It also looks like an ex-council house? I think the interior isn't bad but it isn't brand new modern either (although I prefer your style).
And the price is a bit of a shocker too for me

Change the first picture. It looks like you might be selling a houseboat.

Concentrate the pictures on the house not on the view.

It needs to be much better 'dressed'. It looks like students have been living there. Beds look untidy, bathroom is a bit dismal, garden doesn't look great.

I would guess you'll need to spend maybe a couple of hundred quid on accessories to dress it, to get it looking better and then get the agent round to take more, and better photos.

I have to say the fact that your agent hasn't pointed this out to you isn't good, and only 9 photos? I might look for a different agent, tbh, one would is prepared to actively sell your house.

Lovely house, but I don't like the layout. Downstairs kitchen and then reception room upstairs? Maybe it's just me being lazy!

The first photo doesn't show which is your property.

The untidy shelves are quite dominant in that room.

The bathroom seems to have some black/mouldy grouting. I'd want a new one.

But usually, the issue is price.

Yeah, like the others said, it's difficult to tell what's yours. You need to tidy up the book shelves, and work on furniture placement. Each room has pieces lined up against the walls. Maybe take away a few bits and spread the rest out? And some fluffy towels in the bathroom!

The price! That would buy a palace where I live. Not helpful I know.

The green slimy water would out me off.

Get your agent to re do the photos. They are not selling it at all.

And my word, London property is expensive!

Thanks for responses. It's a 3 bedroom house and after checking everything else for sale in the area, priced for the size and location. I de-cluttered especially for photographer, maybe too much!? I am usually way too messy! Annoyingly I dug out all my veggies from the front garden last year & decided to let the soil rest so it is tidy but bare.

The photos are odd - lots of them seem to be featuring things that are nothing to do with your house. So the houseboat in the first shot (which also features prominently in the "view" short. Also the photo of the seating area in the garden seems to mostly feature the wall and the neighbour's outbuilding rather than your seating area. Lots of pictures of expanses of blank wall with furniture arranged around the edges (I think more to do with the angle of the photo rather than the rooms). The front garden (I think that's what it is) looks very bare and a bit unloved.

And the description is next to non-existent.

Agree with some colour in bathroom - nice towels etc. Maybe some flowers or decorative pieces in rooms as they look very stark.

The housing market has slowed a bit since the referendum result. I don't think that's helping.

My partner and I were talking about buying in a couple of years, once my credit rating has improved, but now he's saying 5 years, so we'll see what happens when Brexit finally happens.

I agree with the others, it's not clear which property is yours.

Try and dress up the kitchen, bathroom and bedroom a little bit more. Dare I say it, add a bit more colour through potted plants and a rug or two. It will warm the place up.

I will say, though, a lot of people just don't have an imagination. If I had £850k, I'd be viewing your property based on the pictures :)

I will have to try and find a balance between those thinking the rooms look too stark and those who think my house looks too messy. Tough!
Interestingly, a 3 bed house on the canal is extremely rare and it's seen as a highly sought after location in one of the prettiest and most popular parks in London. Being in Zone 2 but surrounded by trees, water and barges is the reason I moved here all those years ago (long before the hipsters got here) :-)

Have you been living there OP or was it BTL?
With nothing on the walls it does look a bit like a rental no-one wanted to put their stamp on.

Your property, while lovely is right on the waterside. Is the area prone to flooding? I know a lot of people would be put off buying a property that is that close to water for fear of their home being flooded in the future, me being one of them.

Fabulous views but I was thinking was it a 3 bedroom house boat/barge or is it a fixed property - not entirely clear from the first photo.

OP you need many many more pictures. Directly outside of your house, of the third bedroom, different angles of the rooms, more of the garden. I would personally put the canal one last. Your home looks lovely, I would love a home like that one day!

I think you need to refresh the offer and rephotograph: style each room, borrow or hire some things if necessary, and get some character into the place, it looks at the moment as if you have half moved out of a basic rental. Pick a single use theme for each room, multi-use spaces don't attract attention.

Even if you are in a hurry I would suggest you take it off the market and relaunch it with the new photos.

I don't think it's the decor. It's not offensive is it? Usually it's the price or the general market condition. I don't like being on the canal side. But then there's no reason to hide it because viewers see it when they get there.

I remember viewing a house right opposite the pub, and a few doors down from a nursery. No mention of it in photos or text. It's a waste of time because it instantly on my no list.

Thanks again for thoughts everyone. I de-cluttered especially for photos, perhaps I need to put more things back in. It is on Regents canal - not a river, so no flooding (good question) :-)
