Why aren't I getting more viewings

Hi all, I am relocating and selling my beloved 3 bedroom home for the last 14 years. It is in Victoria Park East London and overlooks the Regents Canal. But I am not getting viewers! What am I doing wrong? Any thoughts/ideas/help welcome. Thanks!

Yes it has allocated parking space directly out the front which we rent from the council. interestingly we bought it because we were having a baby and it is in a beautiful park. My kid has never fallen in and neither have any of her friends! We have large planters at the end and some netting too.

I think it all looks quite nice inside, agree that some nice colourful towels in the bathroom and maybe brighter duvet covers or something in the bedrooms might help, but I think it's definitely the photos letting you down, the first one does feature the canal and boats more prominently than the property. Get the beds made nice and crisply (add a base valence to cover the divans) and get some nice new photos up. Maybe change agents if you're happy it's not the price putting people off. I think overall it looks nice, so try not to feel too discouraged by the feedback. A few splashes of colour and you'll be good to go.

Just bought new shower curtain, bathroom mat, colourful plants and am taking my own photos in the lovely sunshine. Also ordered gravel so will be putting that and pots over my veg patch out the front! Wish me luck.

I think it is great and a good price for the area, I know exactly where it is, you are also so close to seriously good pubs, cafes bars and not to mention Roman Road. However, I think the market is a bit sluggish at the moment because the pound is weak and thete is a lot of caution because of this hard Brexit. In London buyers come from all over the place and many EU nationals are holding back until they see what happens. Good luck and hang in there, photos could be a bit better but I think Brexit is the main issue. Wink

I've recently bought and I have to say I think if you are not getting any viewers then it comes down to price - whatever the estate agent is telling you. That's my key criteria when deciding which property to view - everyone knows photos can be deceptive so I'm always prepared to go along and have a look. Often, though not always, the ones that look good in the photos can be disappointing in RL and vice versa. I think if you were getting viewings, but no offers I'd look at how you could change the way you present the house. No viewings to me means viewers think it's just not worth it.

Hi, I am getting some viewings but not as many as was promised. Only around 3 a week. Feedback from them has been helpful, mostly people loving location and view but wishing for period property (which would be around the £1mil mark here) but no offers yet :-(

That first picture is TERRIBLE. it looks like a block of flats, and I feel sure people are assuming that it is actually a flat based on that.

So you are getting viewings and they love the location - that's a massive plus because that's something you can't do anything about. In that case I'd second what many previous posters have said about cosying up the house. It's never going to be a period property, but I think you have to sell them the lifestyle a bit. The patio with the dining table is great, the dug up veg garden less so. I think the kitchen is great, but could do with a bowl of fruit or a pot of basil on the side and a vase of flowers on the table. The bathroom needs fluffy towels and posh soap. The rest of the rooms look as if you are ready to move on (which you are!), I think you need a rug and a coffee table in the living room and general clearance of clutter from shelves which gives the impression you don't have much storage. Get the photos redone by all means, but if you are getting viewings and people love the location then you need to keep up that positive feeling when they step through the door. Good luck.

I agree with much of the feedback, but I would add this. The kitchen and the bathroom in a house over $1 million (I'm in the US so a rough FX) need to be AMAZING. I actually think the kitchen is very dated, and that would be the main negative for me, along with the bathroom. I'm afraid it screams "student houseshare" to me.

We sold our place last year for just under $1 million, and the best thing we ever did was to hire a staging company to come in. They went through the house, and basically turned it into a "show home" of sorts. Artwork, accent pieces, expensive-looking niknaks. It cost about $2,000 because we paid a monthly rental for their furniture, but it did the trick.

Alas, I think you'll need to spend money. A poster upthread commented that it doesn't matter if the washing machine sticks out (for example) because your buyers can presumably afford to replace it. Wrong attitude, I feel - if you're dropping that kind of money on a house, it needs to be perfect.

The picture of cars isn't doing it any favours! And I'd wonder where i cold make a cuppa, in that kitchen.

Which is a shame because the room sizes are lovely and it seems very light and bright. is the price ambitious or realistic, do you think?

Your much beloved home looks like a clinical rental. I am with saiaway regarding the kitchen - it is dated and not worth the price tag.

It isn't so lovely and is over-priced.

You bought it for £240k, I know prices are crazy in London but really, your house does not look look an aspirational home for that amount of money.

Try harder to make your home look like a home and don't rely on the market to sell - that about of money will buy a VERY lovely home in many areas.

Look at local market and how homes are being staged. Have a long hard chat with estate agent - the photos are shit for that price.

You've made some money but really, just look at what you've got from buyer perspective - its bugger all really. Don't be a money grabbing arse. Give to some welly.

I think the living big room needs cosying up. You definitely need a rug and I think a coffee table. Looks students - sorry! Get rid of stuff on top of the shelves. Some of your furniture looks quite mismatched - perhaps you could paint it? You need sone inoffensive art on the walls. In one of the bedrooms you have a fan in the photo - stuff like that needs to be hidden for viewings. Cheap Throws on the bed might work to make it look more homely. Aim for a sort of boutique hotel look. Box in any showing pipes etc. Maybe you should ask your agent to give you a to- do list?

3 viewings a week in this market is not that bad!

Those photos that you took yourself of your garden and your views are one million times better than the ones on rightmove. Your agent's photographer sucks, basically. The photos are all angled at the floors!

Also, why is there no photo of all the rooms? I would want to see all the rooms... I think the study and the third bedroom are missing?

Anyways good luck, we are trying to sell in London right now too and I am finding it all extremely stressful!!

I bet your home is lovely OP but the pictures aren't telling it.

There's nothing which makes me think 'ooh I'd like to live there'. But the three pictures you posted all make me think 'ooh'. I

I think your biggest 'wow factor' is the terrace overlooking the park. The picture of the terrace on Rightmove is largely of an uninspiring white wall and totally fails to capitalise on your views over the park. Stage this area up - paint the fence and furniture, pimp up the plants and you have your 'wow factor'. If you had really good shot of this I'd make it your cover photo.

Relatedly - not at all obvious without studying the floor plan that your kitchen has french doors out to the terrace - the angle of the photo and the location of the kitchen table totally obscures this (I thought it was a normal window) - you've got the potential for people to be able to imagine themselves taking their coffee and croissant out into their terrace with the lovely peaceful views and it's an opportunity totally missed. I'd be inclined to paint the wooden surrounds on the kitchen units to match the doors as it looks dated.

I know you say you decluttered for the photos but it looks like you might have focused on the wrong clutter! It manages to look a bit stark and not 'homely' and yet still look a bit cramped and full.

Living room - I'd get at least two of your bookshelves into storage and replace with some nice simple side tables with a lamp, vase of flowers etc. Plain rug in the middle of the room. A picture on the wall.

Bedrooms would benefit from better staging. Fans and uplighters etc off into storage.

Bathroom - been said lots but needs colour! Unless you can get a much better photo I'd omit it from the set as it's currently offputting.

Ok Bummyknocker. You are just presumptive and rude. The person says they have had three quotes and all round the same price. For you to think they are just asking a price because they want a load of cash shows how little or no thought you are bringing to help this person. You've got to have a certain amount of faith in agents to know their business.If you cant help and just want to offer abuse then do everyone a favour and clear off. Not everyone thinks closely matching furniture is the most important thing. Ridiculous person that you are.

I agree with what everyone else has said about pics. I couldn't sell my last flat - went to Ikea and got a load of bright, pretty things, put flowers in every room for the photos, went in a flash.

I do think the price is just a teensy bit on the high side. I live not too far from there, in a period house, which we got two years ago for £820k. Our street's now going for 850-ish. So you may need to come down a bit.

Politely, by picture, as I think your problem is the pictures themselves plus a lack of dressing:

  1. The outside front picture is a car park, so you have lost your kerb appeal. If there is a better alternative I'd take it!
  2. Your kitchen does look overly tidy and I can't quite work out where the rest of it is, fridge etc
  3. You have pushed all the furniture to the edges, so it looks a bit 'studenty'; it looks as though the telly is unwatchable and the angle, again, doesn't help
  4. Not bad, a bit tired, leaf litter, soil splashing to the right makes it look a little damp
  5. So, why is everything shoved across to one side of the room? Why is there a bedside lamp on top of the bookcase? Where is the door? What else is on the right? And dress that bed!!!
  6. Better, still cluttered and dress that bed!
  7. Why didn't the photographer just stand straight? Hide some of the pots...
  8. That looks so different to the other rooms, very stark. Add coloured towels, a bit of clutter would be welcome in there Smile
  9. If the photographer had taken a step back the picture would have shown how your garden accesses that canal. Fence, open walkway, what?
10. Could have looked up the towpath to your garden...

More pictures, showing the other halves of the rooms. I'm not sure why your agent was so mean with the pictures, though 9 or 10 does seem to be their usual number!
