Good to hear that you've found some movers but how frustrating to be without a solicitor!

I'm frantically trying to arrange a roofer to go and check the flat roofs on dormers on the house I'm buying to see if they need replacing and also getting an electrician to do a check as the vendors have never had them checked!

Theme of post - it's so bloody annoying when you re doing all you can to help things happen and it makes no difference and costs you time and/money

We got our remortgage through finally to raise deposit. We paid £1100 early redemption as we had agreed quick completion and it had all dragged on.

We have been waiting 4 weeks for a reply to a query and building regs certificate from vendors solicitor. Estate agents rang them yesterday and they said, "we have been busy. We will do it today."

So we have paid redemption fee which would not have applied after 30th sept. If they drag on at this pace we could have just agreed end of sept to complete.

Just feel like a complete push over schmuck, trying to be reasonable. Angry

Oh god chilly that is such a kick in the teeth!!! I can relate- vendor wanted to complete ASAP, and gave a frosty reception to us hoping to complete on a certain day to avoid paying rent and mortgage in same month and having a 4 week overlap.

We borrowed more money to do so, as we wanted to move things along quickly too and also worried vendor would give to next buyer if we didn't show we were bending over doing our best for fast completion.

Delays have meant that we are actually completing on.. You guessed it! The day I put forward to begin with. So we could have forgone stress, scrimping and borrowing more completely. But there you go.

Wine for us!

It looks like with hindsight we could have both held our nerve and just waited to see how things unfolded!

I think this is the worst time to try and get a house purchase through - so many people on holiday so those that remain are busy and stressed and trying to leave early for weekends away.

Nervy, do you have, (whispers) an actual date? You must have if removers are booked?

Our solicitor is hoping to exchange and complete next week for our purchase. Just one query outstanding but getting closer....

In other news I extreme cleaned the whole house from top to bottom for viewings. I managed to fracture my left hand which is now splinted and I can't pick up anything heavy Shock

We have accepted a really good offer from cash buyers in rental so at least the cleaning worked

blimey, how did you fracture your hand?

We should be moving this month too - going to be doing some chasing of solicitors next week to see if we are close to exchanging.

However, this morning I've contacted the EA for my purchase to slightly reduce my offer following an electrical survey - waiting to see if they agree...
They were very helpful when it was found that a dormer roof needed replacing, getting the work done themselves.

Chilly! Shock that was some extreme cleaning for sure!!! Bet that is very painful and inconvienient! Fab news about cash buyer though!

we have a date. I'm not sure I can bring myself to type it out loud though.

Quick question, slightly OT. Dh and I thinking of getting a leased car. Obviously it's a financial commitment and requires credit checks and finance. To get a good deal we need to have it registered by end of sept, but there's not enough time from completion to the end of the month to get the car in at the garage to qualify, but I'm worried about signing up to something before the mortgage company release the funds for completion incase the retract the offer or something on the basis that our financial outgoings will have changed to when we applied for the mortgage (currently have no debts of any variety)

What do you guys think? The garage said we can apply for it, have the car ordered in on time but sign nothing until after we've completed and so we've not actually borrowed anything until after, but it will trigger one credit check ofc....

Any advise?!

Faff good luck with reduction request

Nervy, I have no idea about the credit reference. Rationally what the garage suggests sounds plausible but we are not in the rational zone. Oh no. We are in the parallel paranoid universe that is buying a house so I would feel twitchy too Hmm

Our vendor who was desperate for a quick sale pre rebrexit has dragged heels. Today I realised that he has moved abroad and his money will be worth more as the pound recovers so he is probably not in the desperate hurry he once was.

Hand. Well it was sore from moving a sofa I think but what did it was hours of cleaning with Mr muscle type squeezy bottle. the back of my hand went pop when a squeezing trigger.

Later and next day it was swollen and pain. I couldn't move wrist or sleep. Went to a&e bank holiday Sunday with my unlikely story. X-ray fine they said, soft tissue injury, keep it moving.

Thursday a&e consultant rang to say X-ray been reviewed and alclusion fracture diagnosed where ligament tugs a bit of bone off. I say oh it's quite a lot better, only hurts if I reach or put on handbrake. She said get to hospital and get it splinted.

At fracture clinic the consultant laughed at my mr muscle story saying I would know when I did it. I do know. it went pop. I heard it. He looked at X-ray report which was clear and said leave that splint on for a month and then come back if not better.

At least we will have a week or two overlap between purchase and sale so will hopefully not have to do a marathon pack and move in 24 hours that we did last time. Well hopefully. it may all depend on how the pound is doing against the dollar FFS

I'm hoping for an appt to go in and sign this week. Solicitors are currently waiting for replies from both buyer's and vendor's solicitors. Get a bloody move on!!!!

I thought we'd exchange this week or next but it isn't going to happen.

How do you deal with an obstructive vendor? We now need a second survey as there is a problem with the garage and a underground spring and some sort of pump installed which has been locked and concealed from us on viewing and survey. Apparently no one has a key. How long do I give them before I suggest a locksmith?

And there's boundary issues too where it would seem the vendor has moved the fence and intimidated the neighbours :(

What a dick! No advice but commiserations.

We still haven't exchanged. Apparently we now need something from my mortgage co. "we sent an email a month ago but haven't had a response" WELL WHY HAVEN'T YOU CHASED THEM SINCE YOU KNEW WE WERE TRYING TO EXCHANGE argh and breathe

I have got mortgage broker contact to chase mortgage co and hopefully they will fax across the confirmation and we can exchange tomorrow or friday.

I think, because DH spoke to conveyancer assistant, that we exchanged today and will complete tomorrow !!!!!!!!!!!!!!!
Can't quite believe it after months.

We are lucky enough to have a few weeks before our current house sale happens (hopefully) so we can take our time. Just as well as fractured hand still splinted.

Eating Chocolate and feeling a funny mixture of excited and a bit shocked/flat/relieved like when you finish an exam.

We don't want to antagonize the vendor, but are a little concerned about the boundaries.

It isn't possible to fence on the boundary line, do you think it will be a massive issue later down the line to leave it as is?

I'm a mixture of scared, excited and impatient. We complete in 12 days and I'm going to really miss this house. I can't wait to no longer be renting but this has been a wonderful family home for us.

My emotions are all over the shop due to the small starting school too. It's all go here.,Sad

What does your solicitor say about the fence?
Where have you got the information from? Has the vendor declared a dispute on the form or have you heard from the neighbours?

Will get some fizz in for tomorrow as it is our wedding anniversary too Wine although DH is working late Sad

I'm hoping to exchange today. Solicitors are just reviewing bank statements I sent them (a job that I thought would take about 30 secs when I sent them over first thing yesterday...)

We complete a week today. I feel totally unprepared and late on set freak out of the reality of moving city!
