they're checking where my funds are coming from - I got the impresson that it was common practice?

Yup

faffalotty · 13/09/2016 13:10

Jeeeezzzzz!

Just chased them up and they say they're still reviewing the bank statements! They are literally 2 pieces of A4 and there are 2 entries they wanted to see on them.

They then asked if we had a date in mind for completion - I have given them the date soooo many times already.

I said we wanted to exchange today, they make it sound like this is a massive request, well, we'll need to get approval to do so from you and from your husband before we can do it. Ok, that will take 2 minutes

arrgghh!!!!

arrgghh!!!!

Indeed! Why didn't they check your bank statements earlier?

We were all set to exchange today - my vendor had to check the property she is buying has vacant possession (had been tenanted) before exchange. Has had trouble getting keys. Got in today and there is damage :-( So no exchange now until who knows when whilst she renegotiates with her seller.

Sad face

Nervybuyer2016 · 13/09/2016 19:06

Lotty have you exchanged yet? I hope so!!

Yello that's awful! For both of you obviously. Making a mental note to never buy a tenanted house. Sad

coolpatterngirl · 13/09/2016 21:26

Sorry to hear Yello, hope it gets resolved promptly.

Our vendor is now refusing to answer any further enquiries from the solicitor. Whilst I do understand his frustration, we can't proceed. I think we've reached a stalemate.

Well that isn't very helpful! Have you called the EA to try and get them to nudge him along?

coolpatterngirl · 13/09/2016 22:00

We're in direct contact, but I get the impression he's used to bullying people into submission. Unfortunately, bullying has the opposite effect on me and I shall be digging in my heels!

faffalotty · 14/09/2016 09:32

Yello - sorry to hear that. I must admit I looked at a few properties with tenants in and it put me off.

I wish there could be an easier way to do all this buying and selling business, it is so ridiculously stressful.

I didn't hear from the solicitors yesterday so contacted them this morning to check if we'd exchanged. No we haven't. No reason given.

Hi all - just need a bit of advice. How long does it normally take between exchange and completion.

My buyers are looking to move complete in 9 days time, but I haven't seen a contract yet Confused

faffalotty · 14/09/2016 11:21

Have you asked your solicitor if everything is ready for you to sign?

Time between exchange and completion can be anything really - some people even exchange and complete on the same day. IMO 1 week is normal.

Yeah, can be whatever you both agree. Best to make expectations clear up front.

When I sold we set a week between ex and completion.

On this purchase I've asked for a month between ex and completion because I have a 2 month notice period on the rental flat. Happy to have some cross over but 2 month cross over would be a bit crippling.

Nervybuyer2016 · 14/09/2016 13:19

We planned to exchange and the complete the next day, as it is there's been two weeks between, which is better financially due to currently renting but bit frustrating as we are already a month behind original dates.

Can't believe we finally move next week. Bring on completion at last!!

Lotty- no reason at all?! What have they been like up till now? They sound a bit pants!Sad what s stress for you!

faffalotty · 14/09/2016 13:40

I've chased them up again and they've said they're waiting to hear from the vendor's solicitors, however the estate agents tell me that they've already contacted them.

I want to go and give them all a good shake and tell them to sort themselves out!

ExitPursuedBySpartacus · 14/09/2016 14:20

A date was mentioned, but as they are still raising queries I haven't done anything about clearing the house yet.

Buying and selling are sooooo stressful.

Chillywhippet · 15/09/2016 08:57

We did exchange last Thursday and completed on Friday Grin

It was weird going into the new house. The hall was smaller than I remembered and the kitchen diner much bigger. Back garden smaller, front garden bigger.

Reflecting on how funny it is to spend more time over choosing a car which you actually get to test drive than you really get in a potential new house.

We love it even though it has ugly 1950s pebbledash and only 3 bedrooms (4 DC, but eldest 2 away at uni and at apprenticeship during week) so have elaborate time share plan for bedrooms until we convert garage or extend or convert loft.

Just got everything crossed that our cash buyers don't pull out. We have managed to buy new house before selling ours and are really maxed out on mortgage. I know we are lucky to be able to do that and even then it has been stressful so I really feel for peeps in a chain.

Planning to get new floor laid, wood burner fitted and walls painted before we move in. We'll see if anyone has any availability. House has been empty since April and had tenants before that so the house and garden need some love. In the meantime, popping in and out with keys I feel as though I am still viewing it!

Nervybuyer2016 · 15/09/2016 09:28

Chilly I'm glad to hear you're 'in'! I hope the purchase of yours goes smooth too, I imagine that's a bit stressful at the minute.

Totally yes on the more time on cars etc. Considering the cost of a house I can't believe we've essentially just taken a 30 year loan for some bricks and motor we've viewed a grand total of twice. Shock seems insanity when you think about it.

I nipped in to see vendor a few days back as we needed to deal with some bits and I noticed just how shabby it is. I can already feel the panic and urgency to scrub and paint etc. The kitchen is much much worse than I remember and I've told dh we have to ditch the new car, the kitchen NEEDS doing. I can't even begin to think how I'll cook in there as is. I'm probably over reacting.

5 days to go!

Chillywhippet · 15/09/2016 09:50

Ah yes nervy, it's funny how your kitchen got worse between visits.

The first time I viewed the house I liked the feel, the flow, the outlook....

The 3rd time when we were showing the kids measuring up I saw that the skirting was shot, the floors uneven, the woodburner missing....

Nervybuyer2016 · 15/09/2016 09:58

Oh god chilly. The floors!!!

Realised that there's three different types of flooring as you enter. THREE. Wtf!

faffalotty · 15/09/2016 09:59

Good news Chilly!

We finally exchanged late yesterday - completing next Friday. Unfortunately given the circumstances (separation) I don't feel excited.

Going round today to measure up for fridgefreezer and stuff. No doubt, as is the way, it will look smaller, scruffier etc than I remembered!

OP posts:
Chillywhippet · 15/09/2016 10:24

Faff, that really is stress on top of stress then. I imagine that makes it all much more difficult.

I hope you find your new house clean and welcoming today and that your move marks the start of a new, better, chapter for you and your family Flowers

faffalotty · 15/09/2016 10:31

Thanks Chilly - trying to deal with it all in a practical sense and not get emotional.

Our buyers only viewed our house once and put in an offer straightaway. They've not been back for measuring up or anything, I reckon they'll have a few 'ooh, I didn't notice that' moments when they move in!

I only viewed the place I'm buying once! I just felt like it isn't my 'dream' home but it is really practical and ticked enough boxes so I didn't really need to go back again. Also it will be totally different when their furniture is gone and things are more exposed.

Glad you exchanged, sorry about the circumstances.

Nervybuyer2016 · 15/09/2016 12:31

Lotty I'm really sorry to hear of your circumstances. I hope the new house brings you joy and a fresh start xx

rallytog1 · 15/09/2016 14:54

Can I join? We sold our house a couple of months ago and after 7 years of renting (long story), we're now trying to buy a family home for us and 2 dd's. We're struggling because after so long in crappy rented houses, the thought of living somewhere nice is weirdly a bit uncomfortable! We've found 2 houses we really like - it's a toss up between big house/lowish price/slightly out of original search area and smaller house/higher price/better area.
