What time do you have to be out on moving day?

We're looking at completing in a few weeks and will be moving ourselves with a van. The new house is only a mile away so I'm probably
Going to have to do several tips.

Is there a 'out by' time written in to the contracts?

On the day itself it depends when you have confirmation (from your solicitor) that the funds from the sale have landed in the bank. You can try to agree a set time, like midday, but obviously you wouldn't leave or hand over the keys until you know that they've paid you!!

Are you in a chain? If so, surely you have to hand over the keys of your old house before you get the keys to the new one?

You usually have to wait to get access. You are meant to have emptied your house by completion and then get keys to move into your new place. I'm not sure you can do it over several trips and it wouldn't be fair to your purchasers.

You usually move once your solicitor confirms the money has transferred on your sale. Depends if you are low in the chain or further up. We left our last property around midday (btl investor buying) and moved in about 2pm (no upward chain).

There isn't usually a time specified but I think mid-day is pretty standard. You'll have to givet the keys for your current property in somewhere and get the keys for the new place too.

It does take a lot longer than you think, normally!

I don't actually think mid-day is standard. It depends when the money is transferred. As a buyer, I wouldn't be happy to wait for the sellers to move out when the house is now mine...

Our sellers didn't move out until late night of the day we were meant to move in! Not happy at all.

We're in the middle of a 3 long chain - our buyers are ftb who are in rented and our vendors are moving in to an an empty property.

I was hoping it would be something like 2pm - plenty of time then to get the van packed etc.

once the money has transferred the place isn't yours and you need to be gone. Your vendors also need your money before they can get into their place, basically 2pm is too late.

now, if your buyers have done the smart thing and had an overlap between the rental and your place, they might not want to move in that day; but that is entirely up to them.

so your best bet is to rent a storage unit for a few days, get most of your stuff into it and then depart with one van load on moving day.

I used to work in conveyancing. We used to tell people to ensure they had left the property vacant by 12 midday as this was the usual time monies were transferred.

The time will be written in the completion document your solicitor draws up. Sometimes 11 or 12 - depends on your solicitor and their negotiations. I wouldn't let your solicitor overlook it - much easier if everyone knows the "rules".

When we moved 4 years ago we completed on our sale at 12 noon but didn't complete on our purchase till 2pm because the vendors solicitor went to lunch Shock
So we were homeless for 2 hours.
I was getting phone calls from 9am from our purchasers asking when they could get the keys Hmm very annoying, erm when we get your money!

You should also take into account cleaning after you have emptied the house. Emptied houses always look dirty because of all the hidden grime that appears once you move the furniture. You are only moving a mile away, so you don't want to be 'those' people.

It always takes longer to pack up a house than you would think. I wouldn't rely on being able to make several trips before 2pm.

You won't be able to have several trips, you would need to be packed up ready to move and house cleaned when the money goes through. You will have to hang around in a van for a few hours to move, unless you agree something otherwise.
You can't do several shuttle trips as that means you have ownership of two properties which doesn't happen.
Could you pack up everything and stay at a friends/leave some boxes at a friends so at 9 am you're sitting with your van loaded up on your drive with an empty house ready to go?

Agree that shuttle trips don't work you should aim to be packed and gone by twelve and you really need to aim for one trip, once you've completed on your new house you will no longer own this one so you can't nip back and forth.

Agree - presumably the shuttle trips idea relies on your vendors being out earlier and there being a period where you own both houses, but that isn't going to happen unless your purchase of the new property is independent of the sale of this property.

You can't do shuttle trips.

Once you've completed then the property isn't yours. You have to be completely packed, loaded, house cleaned and ready to go as soon as you complete because your buyers will be needing to get into their house.

You can't shuttle it over before completion because until then the new house isn't yours.

You need a bigger van large enough to do one trip only all packed up the night before completion leaving you with just cleaning (and possibly a mattress or two) to do on the morning of the move.

Start getting the van packed the nigt before? 1st time I moved, vendors were still there at about seven in the evening.

Yeah we will be packing the van the day before so hopefully that will help. Should have no problem getting out by lunchtime ish Smile

How are you going to have the van completely packed if you are going to have to make several trips? Have you decided to rent a bigger van?
