What time do you have to be out on moving day?

We're looking at completing in a few weeks and will be moving ourselves with a van. The new house is only a mile away so I'm probably
Going to have to do several tips.

Is there a 'out by' time written in to the contracts?

Then you'd better hope that you don't complete until lunchtime. It could be any time from 9am.

I don't think you should plan to be out by lunchtime. Its completely unfair on your buyers. You should plan to be out first thing.

Last time we moved our vendors were nowhere near packed up when we and our van arrived The two foremen had a chat our lot went to the pub and we went to my inlaws Our removal co then got 3 extra men and unpacked us in record - time The vendors were mortifed but they had been so nice to us during negotiations we didn't have the heart to be cross .Fortunately it was local and I had someone to leave our 2yr old with I don't think I'd have been quite so nice if it had been long distance. But their stuff was still in the house at 2pm and not much we could do
Daughter bought recently and completion was11am

My relative was recently told to be packed and moved out by midnight and to stay in a BnB so if they exchanged at 9am the new buyers/owners could move in at 9am otherwise it would be trespassing.

I think people were asking about van size as you said you would have to do several trips, which you couldn't legally do with not owning your house and owning the next one.

I have no idea what size van you have rented.

I'm just trying to understand what you are planning to do.

On the one hand you say you are going to make several trips, which doesn't make sense unless at some point you are going to own two houses. On the other hand you say you are in fact going to have everything packed and ready to go the night before.

I didn't say I'd have everything packed at all. I said I would be packing the van. Clearly I can't pack everything the night before of I'd be sleeping on the floor.

I will need to do 2 runs as I have a ton of stuff in the garden I am taking including a shit load of glass (greenhouse) and a load of plants in massive heavy planters.

I will speak to our buyers and see what they say :)

Clearly you don't want to hear this but you can't do two runs

You complete at say 11am. You take the packed van to new house. You take a couple of hours to unload. You then drive back to a house which is no longer yours and start loading again which will take you at least a couple of hours more plus cleaning time and then finally leave at 3pm (if you're lucky) when the house hasn't been yours since 11am. This leaves your buyers having to hang around (with you trespassing on their property) and with limited time to unpack their own things.

Get a bigger van and pack it the day before. Be a good seller.

What time do you think you're going to get access to the house you're moving into ? In our case the contract said 13:00, the estate agent had the keys for us at 11:00 but our vendors were still there at 16:00.

Instead of messing with your buyers could you ask the people from your new property if you could come extra early and leave all the garden stuff before the exchange of the keys?

I've got absolutely intention of being there at 6, don't worry. Our vendors are going in to in to empty property and I know they are decluttering like mad so I shouldn't think it'll take them too long but I quite understand they can not magic their stuff out of the house and clean it instantly so I had assumed that everyone would work towards a sensible hand over time and that was that.

Some of the posters on here answered as if had suggested actually not moving out al all!

Even if your vendors are going into an empty property, they need to own it before they can enter it.

You may well be able to negotiate with your buyers or vendors if you are on very good terms with them, but they are going to be moving house too and it won't make things easier for them if you are both moving in/out of the same house at the same time.

The main point is that there will normally be no time when you have access to 2 properties however far apart they are.

Why not just plan in advance to have a bigger van or book storage?

I don't think many people plan to still be moving out of a house that they no longer own. It happens because they don't think things through and they underestimate how long moving takes.

Exactly, normally everyone is at 9am sitting on there drive with an empty cleaned house, waiting for somewhere to go/eating McDonald's breakfast. Not waiting to move then go back for a second trip. That's what moving fans are big one size jobs!

If you plan to leave your stuff at your new house before completion (I.e. Before they need to be out, whilst it is still their house), you should check their removal plans. The FTBs at the bottom of my friend's chain (buying my friend's buyers' house) moved their stuff in a van. Dropped the stuff, went back to their rented flat, had lunch, packed the rest, came back after completion... And their buyers' removal guys had packed up their first van load of stuff with their buyers' stuff, chucked it in the back of a lorry and driven a couple of hundred miles away to my friend's old house Grin Friend found out because the removal men unpacked everything and she got a call from the buyers to ask if she'd meant to leave a load of stuff behind Grin Grin

Never mind the logistics of organising it yourself; why not just pay a removal firm and have done with it? They are so much quicker at everything and it takes a large amount of the stress out of things.

We moved just over a week ago and paid for packing too. They started packing a couple of days before completion day and everything was packed up and on the vans by about 11.15 on moving day. Our sale completed around 11.45, but the buyers removal guys were sitting outside angling to get in before then, as we were finishing off the cleaning.

We didn't complete on our purchase until a couple of hours later so couldn't do anything other than wait until we got the keys.

Other than when I was a ftb, I would not contemplate doing my own removals. I think it's a fool's errand and the cost of using a removal firm is not much in the scheme of things.
