What time do you have to be out on moving day?

We're looking at completing in a few weeks and will be moving ourselves with a van. The new house is only a mile away so I'm probably
Going to have to do several tips.

Is there a 'out by' time written in to the contracts?

This may help: we packed everything but the mattress of the bed. Everything was ready in boxes, furniture unassembled and protected the night before we moved. (We left a final box with kitchen essentials open waiting for the kettle and cups to be put in) .

We booked the removals truck at 11, by 8 we had friends arriving that helped us to put EVERYTHING on the front garden before the truck arrived. Loading the truck took less than 15 minutes.
Exchange was at 12, all boxes where downloaded at new house by 1 pm. We paid only £50 to the removals company as we only used them for 2 hours.

I think that doing a quick change is possible, but unless you live in a bed sit, you need a bigger van/truck. Assuming you will be able to do several trips is cheeky, you are not moving out of your parents' house.

don't forget there will be a time when everything you own will need to be out of both houses so agree with others just make sure you have a van that's big enough for it all.

Imagine you get to your new house with load 1 to find the ex owners still in it. It would throw the whole process put by hours. Just not worth the risk.

If you can't drive a bigger van then I'd consider either de cluttering like a mad thing or hiring two.

I've only ever done shuttle trips as a FTB, when we had a week overlap between our rental finishing and our purchase completing.

I always think in terms of being out by 12 as this should give everyone the afternoon to unpack/settle in, assuming of course all the funds have cleared by then. Your sellers might be happy for you to drop off some garden things the night before - I would have a chat with the EA/them to see if its possible.

But you need to consider it might not be, and neither might shuttle trips (as I assume your buyers will also be desperate to get it in), and think about an alternative just in case. Could you leave the big things with local friends/family for a couple of days?

More than one trip isn't possible. If you can't do it yourselves in the van you have then you need to think bigger. Getting shitty with posters pointing out a fact isn't going to get you what you want.

We were going to go down the man and van route to save money and thought we could do more than one trip as we were moving half a mile up the road, our solicitor soon put us right and told us we couldn't do that so we hired proper removal men with 2 vans and the lot was loaded by 12. I wouldn't have been too happy if once we had moved in we had the old owners returning for stuff that hadn't been able to take first time, even though they were nice. It's stressful enough as it is.

The thing is not that new owners are desperately to move in, is that the removal companies are unlikely to wait for hours to carefully put the stuff in your new house, while the previous owner is packing.

They would either charge more, or leave the stuff in the garden, which actually defeats the purpose of hiring a removal company. So yes, leaving the new owners of the house waiting outside costs them a lot of money/risks damaging their stuff.
