Got our contract and various other bits to sign from solicitor today.

Am only unsure about one thing. There's a covenant that says we can't have a satellite dish on the front of the house until all plots are sold. How would I know which side it will go on until they come and fit it and how would I know all plots were sold? They're all reserved now but that could fall through.

Crafty, you should be able to google which direction the dish is best pointing in with the postcode. You can then work out where it can be fitted based on the aspect of your house. Or ask the developer, they should be able to figure it out for you.

could sit and weep. was feeling a bit positive solicitor said if not tomorrow it would be Tuesday for exchange and completion on same day. so getting in front I arranged yesterday for a chaps payment to be sent to cover purchase price. tonight went online to check my account and nothing had come out. phoned bank and got someone who said that all he could do was get bank to phone tomorrow morning. he said they should have phoned me if there was a problem. hope it can be sorted .was in bank ages as she had to phone to vertify security etc due to the amount. cant not fffffing believe it. last thing I though would go wrong.

Evening all, we are in the process of selling our house and i need somewhere to vent!

We accepted an offer a couple of weeks ago for five grand under asking price and we were happy to accept that. The couple were us five yrs ago, i think our house is well priced for our area, there are compromises e.g smallish kitchen and decked garden -although good sized. I think the house is nicely decorated (whole house done a couple of yrs ago), huge bathroom, 3 good sized bedrooms, downstairs 4th bedroom/dining room, new double glazing, pretty kitchen etc.

I had found a house that made us put our house on the market - we had previously decided to stay - even though i had concerns about the local school (my DD would be going there next sept).Its in the next town over but near the sea - that was our compromise - the equvilant house in our town would cost £75000 more!

The EA for the house we wanted to buy lied to us about timescales and we heard we had won it from our EA, they made out when i rang them some five hrs later that they had only just heard from our agents. There was a competing bid but we were the best proposition.

I have been chasing the survey dates as i dont trust our buyers (not sure why its just a gut feeling) - i wanted them to show willing and actually pay/commit to the process.

My agent said that our buyers were about to do the survey and had paid for it and it was about to be done any day - the mortgage company were dragging their feet. It turns out that they had had a problem with the survey on their property and they had cancelled the survey. I had spoken to the EA office and they had assured me i should be expecting a call any day now - this was over 2 weeks. Not at any point did they mention the buyer had cancelled the app.

I went ahead and paid for my survey (pressurized by the onward chains EA) and paid a deposit to solicitor - our EA who i am paying to work in my interest let me do this knowing that our buyer was having cold feet - they have since decided to go ahead anyway but i am fuming, surely we deserve better treatment i could have lost all my deposit and survey costs £650 plus. Onwards chain still not had survey - arrgghh why is it so stressful!!! and their agent not telling us anything, now my solicitor going on holiday. I just want this house!!!!

Can I join? We are struggling at the minute.

We recently put in an offer on a property and were accepted. The next day we instructed solicitors for the purchase, validated the offer etc wtc and contacted the vendor to double check we were ok to pay for the searches (has to be done prior to the searches). He said absolutely, yes. Go ahead. So we did. On the Tuesday we received a call. He's had a higher offer, can you go higher?! We message the vendor to ask what is going on. The pussy says he is uncomfortable talking at this point and can we go through the agent. We do. We are outbid and lose the property. We are annoyed mostly because he promised us everything was ok.

On Tuesday, a property becomes available on the next street. It is exactly the same but updated and has a larger conservatory. We view it. As we walk out, another couple walk in. We have a small bidding war with them. We do not feel the property is worth asking price and go slightly below. They go above. They win.

Less than an hour later, we receive a call from the agent of the original house stating the purchaser has dropped out.

We have lost two houses to the same couple. I am certain as the original agent said mr and mrs x have pulled out. The number plate of the car was also x. The second agent also said they believe it was the same couple due to something they had said to the vendor.

Like I say, two houses to people who put a bid on a house that's already under offer/sstc and then bid on another house once they have the winning bid. Now we know the first guy is not trust worthy we are apprehensive about buying from him! We have offered again and are serious but I can see the cycle repeating.

Ah Cassie - that does sound stressful, you can only hope karma catches up with mr and mrs x. We did demand that when our offer was accepted that no one else was allowed to view the property - although it did take the agent more than a week to put it up as stc on their website and rightmove.

The vendor on the original house may have not acted very morally but he was just trying to get the highest price, i can understand why you are loathe to trust him. You can try to get reassurances from the EA that he wont do this again but EAs lie. Have they found a property? as that can stop all the messing about.

I have bought and renovated loads of houses and whilst i do get stressed this house is so important as its our forever family home. All the other houses i have bought and sold have been renovation projects and i havent loved them or been there more than 18 months. Now i have children and this will be a perfect family home, the enormity of the move is what is making it so stressful. We live on one salary and if we lose £650 thats a massive amount and i cant believe OUR agent let me pay that knowing that our buyer had a wobble - thankfully they are over that and i was worrying about the onward chain not our buyer!

Now the bank holiday and our solicitor is going on holiday - so i am worried this will drag things out even further - i would move tomorrow if i could!

Good luck everyone - all this stress will be a dim memory when we are drinking champers in our new houses!

There seem to be so many points where this process gets stressful or goes wrong!
We have had a builders quote now, not as bad as I feared but still £15-20k we weren't planning on spending. So will see if we can renegotiate our offer a bit. Other than that, we're still on to complete in a couple of weeks, seems totally unreal at the moment! Have started moving money ready for exchange.

TheEmpressofBlanding I moved my money ready by chaps I just assumed it had gone through 3days later it was still in my account when I next went to cash machine. after a sleepless night got on phone first thing this morning. they said somebody at branch didn't press submit but gave me my 30pounds payment back and small amount of compo. good job I didn't leave it till last minute. hoping to complete later today or more likely now Tuesday.

It's so bloody difficult to get to a branch of our banks! I wish we could do chaps online. We're just moving everything out of savings into current accounts ready.

TheEmpress Good luck with renegotiation but just be aware that contracts and transfers will need to be changed to reflect the new price (if you manage to agree a reduction) so, that will mean getting the contract and transfer signed by you and the vendor (again).

Still no search. I've emailed the council. They haven't responded. My solicitor has stopped replying to emails as well. I'm fed up.

Oh. And yet ANOTHER bank holiday weekend. Think this is the 4th bank holiday to disrupt the whole process!! I used to like bank holidays (a long time ago, before I had to work through them Grin)

Thanks spickle, we managed to do a change of price on our sale without re-signing, our solicitor did it as an amendment I think? Anyway, we're still at least a week away from exchange at the moment so should have enough time hopefully.

Blessed, how do you cope with moving every 18 months? I'm barely starting my second purchase and I never want to do it again!!!! You're a braver person than me!

We didn't put that condition in last time because we had his word. We have this time but there seems to be some resistance. The agent have not taken it down. DP is currently on the phone to tepilo as they are dicks.

We spent at least an hour on the phone last night confirming that issue and again today with the solicitors. Today there are no notes on it and she is calling the vendor to reconfirm. He will be getting pissed off. So are we.

Anyone have experience with tepilo?

CASSIE - i was single with no children! I had virtually no stuff and was working my way up the property market in a time when houses were selling easily and prices rocketing. Its a different kettle of fish now and i must admit i never want to move again!! - although i managed 5 yrs here i did really think about moving house every year or so - hubby talked me down!!

My solicitor was supposed to get back to me today and just reassure me that everything was in hand before he goes on his holidays and he didnt - he is costing a bomb but i have used him 4 times and he is very good -usually.

I just need some reassurance that on wards purchase is moving - their EA wont tell me anything and again promise to ring and dont - just do your effing job peeps!!! Grrrr.

No experience with Tepilo, sorry. I always play hard ball - this is what i want and this is my offer, take it or leave it - it usually works out as the agents just want the property sold. What position are you in?

I point blank refused to get in a bidding war with the other couple over this house, i told them my highest offer and pointed out what a good proposition we are ( mortgage free) and suggested they recommend our offer - and they did. Hasnt always worked however!!

Houses are like boys and buses -there is always another one along! Every house i have not managed to buy (had 7 houses in 20 yrs), i have always been pleased as the next one has been even better - still heart wrenching at the time.

Ha! At least you know what you want! That must be very frustrating that the solicitor hasn't called. Why aren't their agents telling you anything?

Our position: we have sold our house to a btl investor and he is ready to go but waiting for us at this point. We have offered quite a bit under the asking price but it simply isn't worth the asking price (185) as it needs updating in the kitchen and bathroom. The vendor himself stated he didn't want over 180 as then he would have to pay inheritance tax. We offered 176500 and he accepted. We offered 178100 in case that was higher. After mr and mrs x pulled out we went back to 176500. He said he would accept that and proceed but still be accepting viewings. It's been up quite a while and only two people have bid. We are his best offer. Full and final is 177500 with the condition it's off the market.

Tepilo is Sarah beeny's agency. They are heavily biased towards the vendor and generally useless.

Well, 8 weeks ago we had an offer accepted.

I've fought tooth and nail with the nastiest bitch of a solicitor.

We've paid over £2,000 in surveys and fee's. Our sellers were going to Spain, - they went for a week. And they've now said they're going to look in Ireland.

Gowlane, why has the solicitor been a bitch? We had one with the last purchase and I never understood the point. Aren't they supposed to HELP everything along?

Finally finished on the phone to tepilo. They've had to repeat everything that was done last night and lots of things haven't been noted. I hope they've apologised to the vendor for all the hassle.

So satellite dish would go on front of house so have had to email for permission. Hoping they'll just ok it. We need to get Sky in as soon as possible as both dh and I do support cover (WFH).

Is the satellite for the internet as well as tv then or have I misunderstood? I hope they ok it for you. Could you have cable ie virgin? In my experience they are sooo much more expensive.

We could out bid couldn't we haha. I think they went over asking price as even asking price wasn't enough. Could be awkward tho as the vendor of mr and mrs x uses the same childminder as we may do. If mr and mrs x have kids it will make for a very awkward drop off...
