We've converted our garage into a home. Its freehold and I'll admit its a bit on the small side but if I was in my 20s or looking for an investment I think it would be fab. Its similar in size to one bed flats however has the advantage of no shared walls.

We took out a quite large loan to pay for this (40k) and currently have it on at 175 so were hoping to make a decent profit but its been on for 3 months now with only 4 viewings and no offers. Its getting to the stage where the interest is making a real dent in our finances and eating into the profit. Its all done up to a good spec and is clear and neutral so I don't think that's the problem.

I was to spend some money to put some funishings in and keep the price while partner is wanting to lower the price 10k. Any advice?

OP - is it in Cavarsham? If it is and I've found it, I think you need to be clearer in the write up about what is included. I find it a bit confusing - looks like the whole garden belongs to the 'apartment' rather than the house?

I'm not going to list them, I do actually have better things to do. But I remember several of them going back over a year. Any mention of BTL and you're there spouting the same old shit about how you forsaw the last property crash and how you've forseen the next one.

Anyway I cant spend all day and night gossiping with ruffians about cheap garages for 170k that are not finding some mug to slaving a lifetime to pay for, I have other interests .

I look forward to the list ,and maybe like the tooting 9th floor dellboy ex council flat that would not sell for 245k the price needs to be fit for purpose .

Just another thought op, I used to live next door to a house where they'd sold off the converted garage. The garage sold fine but when it came to selling the house it sat on the market for FOUR YEARS before they gave up and rented it (the house) out. Renting out the garage until you want to sell the whole house (with annexe) could be a much wiser idea.

There lies your problem, its very overpriced imo. I agree with the others, your best bet is to let it out until you sell the whole lot together, I too don't think its got much of a market on its own but would be ideal for someone who is in the situation you were in.

If renting out is not an option because you need the capital why do you need to make £135k profit? why not market it much lower because of its limited desirability. I would not spend any more money on it.

By selling off the garage and some of the garden, they are devaluing the main property so that loss needs to be taken into account.

The typical price of a small 1 bed property in the OPs area is also relevant and it will be worth something to somebody.

However, as the OP is understandly unwilling to effectively post a picture of her house on this thread, people cannot give specific advice.

Given the latest posts it would appear that the OPs best option at the moment would be to look at renting the property out so she can replace her income and achieve something from her investment until the time comes that she wishes to sell the whole property, where the annex would be a desirable extra for a buyer with an older relative or even teenagers/young adults as an additional bedroom with a degree of privacy/independence.
