our converted garage isn't selling, market seems to have not picked up in jan

We've converted our garage into a home. Its freehold and I'll admit its a bit on the small side but if I was in my 20s or looking for an investment I think it would be fab. Its similar in size to one bed flats however has the advantage of no shared walls.

We took out a quite large loan to pay for this (40k) and currently have it on at 175 so were hoping to make a decent profit but its been on for 3 months now with only 4 viewings and no offers. Its getting to the stage where the interest is making a real dent in our finances and eating into the profit. Its all done up to a good spec and is clear and neutral so I don't think that's the problem.

I was to spend some money to put some funishings in and keep the price while partner is wanting to lower the price 10k. Any advice?

We were keeping an eye out as the in laws are elderly and while my mum is young, she has no pension and no savings and loads of debt, so I can see her landing here on a few years. Couldn't find one at all though, in this area anyway.

I would definitely agree with the other posters in saying houses with annexes are sought after - it's what we're looking for at the moment. We viewed one last week which has a converted garage as an annexe which is currently rented out. Was in slightly the wrong location for us, otherwise we'd be buying it.

I know two people who are looking for a house with separate annexe - wrong area though!

Why don't you get a few estate agents around to value house on its own, house WITH annexe and annexe alone. Bearing in mind we already know current price is too high for annexe alone.

All of a sudden the converted garage is a big advantage to the property as a whole because so many houses with dependent relative, au pair or grown child accommodation is actually cojoined, whereas detached and with its own area of garden is a much better idea for most people both from a family point of view and from the point of view of the occupant of the annexe.

Have you considered using it as a B&B or holiday accommodation? You'd possibly make more cash then renting it out but it would be harder work.

Hopefully the OP will rent it out to recouperate the costs, and then eventually sell the house and garage together when the time comes, which has been suggested by several posters I think. At least the OP has a practical solution to work with.
