It is very stressful and I haven't had anything compared to some of the things I have read. Not sure whether to go ahead with valuation with the mortgage or not... Could potentially lose couple of hundred pound if I end up having to look elsewhere.

Please allow me to lurk here. I am selling/buying, gave a green light to exchange today but for whatever reason it did not happen, the next exchange date is next Tuesday. I am on the verge of getting cold feet so these three days of wait are not helpful. Thank goodness, reading about your dramas makes me think I would a total asshole to pull out at 11th hour, more so it is probably just cold feet. Agrh!

So much drama on this thread, and here it's just depressing.
Accepted an offer on our flat 4 weeks ago nearly but really struggling to find somewhere we want to buy. Why are there always so many lovely houses just tantalisingly close but over budget?!

We have offered on a pretty good house, 75-80% right for us. They want more, we can't afford more, stalemate. As far as we can tell they have had no more offers since ours two weeks ago (though the agents keep telling us they are having positive viewings) so we are wondering if they will cave soon.

In the meantime, a house which could be more 90% perfect is due to come onto the market with a launch day/open house on 18th April. As a buyer, I hate Open houses for whipping up a frenzy and bidding war.
So what I'm wondering now is if it would be totally out of order to drop a note through their door asking (begging) to see it sooner - saying that we're not sure our buyer will want to wait that long, don't want to settle for another house due to his pressure when theirs could be perfect etc etc. (Have already spoken to agents who have said they won't do viewings before the open house)

And if I do, am I upfront about our maximum possible offer or not, especially as this house is already just over our top budget.
We are already booked in for the open house but I'm impatient and starting to panic a little!

Oh what to do?!

Hi everyone
Thought I would join this thread as I can't rant in real life!

We accepted an offer on our house about 5 weeks ago (after being on the market for 3 months)
Today the cowbag owners of the house of
My dreams decided to go for someone else rather than our full asking price offer.
I wonder how much longer our buyer will hold on for, he is a buy to let so won't hold on for love.
We will now probably go for a house a like but will need an extension to make it work for us (it's only 3 beds and the 3rd is a box room)
We really do need to move and our possible area is quite small (school catchment) so I don't see much choice.

I'm so gutted we missed out on the other house. It was perfect and I really thought it was meant to be.
I wish I could switch my emotions off :(

Oh i feel for you frazzled.

With the nonsense our vendors are playing I think we are going to have to go for somewhere else so I don't lose my buyers Hmm

Thanks Lara. Losing the buyer just seems like the end of the world doesn't it? (Over emotional dramatic response ha)
3 months of dragging my kids and the dog round a soggy park is not something I want to have to do again.
Hubs and I are going to work out all the fees/stamp duty etc tonight to see how quickly we'd be able to do the extension.
On a more positive note, the estate agent for the second choice house thinks that the offer they initially refused (before dream house came on the market) may now be accepted.
i think we may well reoffer on it tomorrow.
This one will come with a chain though. The dream house was vacant.

Arrrgh, bloody buyers want a last minute reduction in the price, we're supposed to be exchanging tomorrow.
We're holding our nerve and saying no. So annoying!

We exchanged today! I have just transferred the funds - bank said do online and solicitor wrote and said CHAPS so I did online and now shitting it in case I did wrongly?!

Anyway complete on Monday so all systems go. Have arranged Virgin Media to reconnect on tuesday and new table, chairs and fridge to arrive then too.

Only the second house I have ever bought and fortunate that its gone very smoothly both times (6 weeks from offer to moving) and really feel for you all with problems.

LizzieMint I cannot believe people do that?!

Frazzled thats awful - I am sorry :( We had to pay almost full price this time as house owned in Trust and the Trust holders would not budge but its worth it for us.

Exchanged today ?? with completion in a couple of weeks time. The offers were accepted in February so it has all gone through quickly after keeping the pressure on everyone. This will be a life changing move, we are now mortgage fee and my working days are numbered. Feeling happy and excited. Good luck everyone

Hi - joining thread to rant. Noone wants to buy our flat- husband says we need a nice house in a less nice area, I say ugly small house in current area. Very little point arguing as we have no offers on our flat!

Ea wants to reduce price- I want to stop all viewings and feel sorry for myself:(

It's already so stressful.

Hi, can I join in?

We are in a position where it should be relatively plain sailing - part exchanging for a new build. But I'm going grey with anxiety!!

We should have exchanged on 4th March but the solicitors are still fading back and forth wanting more and more info off each other.

Our new house is nearing having its roof on. This means that if this happens before we have paid for any upgrades / extras we want, we can't have them!!!

We want LOADS of upgrades / extras, they are very important to us.

My worry is we can either:
A) pay for the upgrades before we exchange and risk losing a shed load of money if anything in the contract makes us want to back out
B) wait for exchange and risk not getting the upgrades.

So, I appreciate loads of you are having a much tougher time than me but please send some 'quick exchange' vibes or some 'slow down builder' vibes.

Ta.

Oh - and I officially HATE showing people round our house. 5 lots and already I've had enough.

Well we loved another property today,put an offer in and had it accepted so we are going to sack off the faffing vendors. Not sure if I feel guilty or not, but they have lied about so many things I really just don't trust them

Shake - could you buy what you want if your flat went for less? (When you decide what you want - how about compromise with an ugly house in a less nice area :p)

Well we've chosen an EA and photos will be done on Friday. I'm desperately trying to get mortgage advisor round asap to get mortgage in principle but can't get hold of her, and found out that the house we live has offers on (although not accepted) can't view till Wednesday and we wouldn't have house on market or have mortgage set up so not in the best position to have an offer taken seriously if it's as lovely inside as we hope.... Much stress!

Update.

So called estate agent to pull out and all of a sudden the vendor is in a position to move within 4 weeks. My arse!

Things seem to be moving smoothly and quicker with the new place however so fingers crossed. Best of luck to all this week Grin

Thanks Rubber, unfortunately it didn't. Apparently it's the solicitors at the bottom of the (very short) chain but who knows? Maybe tomorrow.

Hope you manage to get somewhere with the house you love, but don't be too disheartened if it doesn't work, there's always something else. We lost our dream house in December and have now found one that we love even more.

Waiting for some promised news today. I daren't say exactly what for fear of jinxing the whole thing. I feel I have aged a year for each of the last 10 weeks.
