we are in a chain of 3, with us in the middle. That's exactly how I flat the moment. DH is running around like a headless chicken packing boxes, and I'm struggling to get motivated for anythingSad Not helped that we went to our new house today so that our vendor could tell us how to work the central heating, and where certain things are. They couldn't be more lovely and helpful. I just want to be in there!

Well we're still waiting for no4 in our chain to find a house before we can all proceed. 12 weeks since we had our offer accepted and still counting.

Fingers crossed there's not a no5. Unfortunately there are 2 in our chain who are downsizing which has lengthened it. It could be worse! At least we don't have a chain behind us (which we could have buying a 4 bed detached house) or it would be even longer.

Santander wanted to carry out the valuation before Christmas but said the offer would then expire on 30/4. We managed to stall them till the end of January and hoping that will extend the expiry date. It's a free valuation so at least we won't be out of pocket if we need to apply for something else. I can't see us completing in 4 months with the best will in the world.

marymoocow · 12/01/2015 16:37

Well we're going for Friday. Exchange at 9am, complete at 1PM Confused Confused Confused .

akennyg · 13/01/2015 19:05

Hi there all. Hope everyones having a good day full of positive news!

It's my first time buying and I would love to join in here if I can?...sooo there's a flat on the market since mid November last year for 775, which is way overpriced although would be absolutely lovely for us at the right price. Vendor is very very keen to leave after a break up and has a job and house to go to. We can move fast and pay cash so we offered low at 685, which was unsurprisingly rejected.

Agent told us an offer came in over the weekend for 740, but through digging we discovered its actually an offer of 725. Apparently this offer is from someone with offer on their property yet.

Since we are cash buyers and chain free we are really hoping we can somehow get the place, without over-paying for what it is but offering a fair price too!

Agent said she would keep in touch about this 740 offer that it seems doesn't exist, as the vendor would rather wait for this person to get an offer for their place than ask us to stump up some more.

Our very top potential offer is 720k, although under 710 makes a lot more sense given how much work we would want to do.

Plan right now is to call on Friday if agent hasn't been in touch to touch base and arrange to see the place for a third time early saturday morning...I feel the agent is a bit sneaky given how its played out so far so it would be brilliant to get in front of the vendor again for a chat.

And thats me. I know games are part of their job but the lies are quite disconcerting!

akennyg · 13/01/2015 19:06
  • without an offer on their property
LizzieMint · 13/01/2015 20:35

Good luck marymoocow, I've exchanged and completed on the same day before and it worked out fine.
We are no further forward with either selling or buying. Sad
We offered on a really run down house but were turned down and as we think it's very over priced, we're not willing to go higher. So instead we're off into rented for a while, hoping that the market picks up - right now there's nothing coming on at all, let alone anything worth buying!

marymoocow · 13/01/2015 21:56

Thank you Lizzie Smile . Too much to think about to get stressed at the moment. Hopefully all will go well. Just need to make a list of who I need to contact....

Sarahlouboo · 14/01/2015 14:50

Hi everyone, hope you are all ok. Good luck for Friday Mary! Let us know how you get on.

Akennyg - I have not thrived in the cut throat world of house selling/buying Shock, I just get upset when people lead you on or make unreasonable demands.

We have better news, finally heard back from our vendors and might (just might!) be exchanging this week and completing next. Fingers crossed. Think I will have post-traumatic house buying syndrome for a while.

marymoocow · 14/01/2015 18:12

I'm never moving again! however if all else fails on Friday at least I will now have a clean oven Grin .

marymoocow · 15/01/2015 22:52

top tip....do not leave the packing to the last minuteGrin Grin .

Sarahlouboo · 16/01/2015 13:23

Loads of luck today Mary Smile

marymoocow · 17/01/2015 21:10

Aww thank you Sarah. Good News, I am living the dream in our lovely new homeGrin . The exchange and completion on the same day went without a hitch, removal company were brilliant and I am shattered!! But some boxes have been unpacked and all is well Grin Grin Grin . Best of luck to everyone still waiting, hope your time comes quickly. No idea what dh and I are going to talk about now though as all conversations over the last 6 months have started with "when we move.....".

Sarahlouboo · 19/01/2015 13:53

That's brilliant news Mary, happy unpacking!

Unfortunately out buyer pulled out last week the day before we were due to exchange. Rah! Starting again tomorrow with new estate agent (last one really peed me off) and I am determined to make this a better experience this time - learnt so much last time, especially not to take anything for granted and to try and exchange as soon as is humanly possible!

marymoocow · 19/01/2015 16:58

Oh my goodness Sarah Shock . How can people be so awful to let things get to that stage before pulling out? Did they give you a reason? Counting my lucky stars even more now! Hope your time comes soonWine Thanks .

marymoocow · 19/01/2015 17:03

Will this mean that you lose the house you are hoping to buy too Sarah?

LizzieMint · 19/01/2015 17:08

Yay so glad you are finally there mary! Gives us all a little hope!
We're moving on Friday and I feel like there's LOADS of stuff I should be doing but I just can't get my head round anything. We're having packers so don't actually need to pack but what else should I be doing?
It's a rental which is smaller than our current house so not everything will be going with us anyway.

Sarahlouboo · 19/01/2015 17:10

Hi Mary, yes we have had to pull out for now...if we get a buyer quickly we might still be able to pull it off but I don't really believe that will happen and still feeling a bit bruised so would quite like it if something completely different took our fancy!

Pleased everything went well for you though, it must have been stressful x

marymoocow · 19/01/2015 20:21

Lizzie - if you know you are definitely going on Friday then redirect your post now as it takes 5days to activate, something we didn't have the luxury of doing. We are also without internet and phone for 2 weeks, so order that if you can now. Other than that, sit back and enjoy someone else packing Grin
Sarah - I'm a little too laid back so wasn't as stressed as I feel I should have been. Mire overwhelmed by the amount of packing there was. I am a great believer that things happen for a reason, and if it is meant to be it will happen. Thankful now that our first choice house fell through as I am sitting in a far better one tonight Smile .

LizzieMint · 19/01/2015 21:03

We're moving into a rental (already have keys) and haven't yet sold ours so we aren't redirecting just yet. I ordered the phone/broadband last week so that should be transferring on Friday. I've notified all the utilities and home insurance. Maybe I'm just more organised than I realised! Grin
I haven't yet got all the right uniform for the kids (start new school next monday) but will be picking up the rest at the weekend. Haven't labelled the damn stuff though!
I set the kids loose with coloured post-its earlier to show which furniture is going in which room -that may have been a mistake!

marymoocow · 19/01/2015 21:23

far more organised than I was, but we still got from a to b in the end!

cheapandcheerful · 19/01/2015 21:46

Can I join please? We are also in the middle of a chain of 3, moving from a 2-bed flat to a 3-bed house.
We have 2 dc and CAN'T WAIT to have a bit of breathing space! We are waiting for local search to come back before we can exchange and the wait is killing us...

FloweryDuchessa · 20/01/2015 14:21

I've been meaning to join this thread for a while.

We had an offer accepted on a 2 bed flat in Nov unfortunately because of a lease issue it fell through. As of this morning we had an offer accepted on another 2 bed in a different area. The new place is more expensive but in a nicer location with more transport available and less renovations needed. So it evens out.

I'm not excited yet. I love the flat but after being gazumped twice, and one flat falling through before exchange I'm praying this one will be ok

Sarahlouboo · 20/01/2015 19:07

Hello everyone and welcome newcomers (I am very new on here myself).

Had meeting with new estate agent today and it was a breath of fresh air. Gave current estate agent notice and got a ranty bollocking from him - umm, this is why we are sacking you you twit! They are still marketing our property though and got us a viewing for Thursday Grin! Back to cleaning the house frantically and hiding things in my car boot!

LizzieMint · 21/01/2015 06:14

Ahh sarah, my car boot's been full of crap this week too! 5 viewings this week, with a couple of them being second viewings. Hopeful we may finally sell!
Here's hoping the new year will bring successful moves for all of us.
