I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

Old woman that sounds incredibly stressful - makes our move seem like a walk in the park! Are you in a chain? - what do your buyers make of the wait? YY to knobby EAs and everyone contradicting each other, we are having similar buck passing games with our mortgage provider/surveyor/mortgage arranger, at least it's probably not going to hold up anything (the solicitors will manage that on their own!) but still frustrating!

Hi Old woman. I remember your reason for the initial stress about the registry. But why are they leaving it till the last minute to get it sorted?
I thought/ had experience of vendors paying for reports. Bloody knobby EA! Hmm He then had to phone me end of last week to apologise for a delay in something else. Couldn't have been nicer. Twat. Our sol and EA seem very good. So far. But like you say there are enough others numptys involved to cock it up. I just feel like contacting the buyers/ sellers direct. To see if these delays are in fact real. We are in week 5 of the process now. Had NO docs from vendor-down to mistake by their sol and our buyers still haven't got their survey date.

Toffi · 22/10/2013 14:34

Well an update, moved all my packed boxes into storage tidied the house back up (got it spotless again) and i gave our buyers 24 hrs to answer on whether they still wanted the house or not and actually gave them from Friday until today (Tues) to answer, but not a word from them so my EA have put the house back up for viewing again today and now i have a viewing TODAY yikes... but because it is early evening i again have to do the viewings myself (panic!!!) so fingers crossed that the house sells as quickly it did last time, perhaps also to some more level headed and reasonable people this time (well that would be nice) then we will be back on track i think i can honestly say i have never had such a stressful time of things regarding house sales, guess i must have just been lucky before.

Bloob - i also saw on the news of the house prices rising i'm guessing it depends where the houses are though.

Mouthful - i'm not sure on why something so trivial would effect gaining a mortgage so it may be worth having a word with them or applying elsewhere i guess its at their discretion gl hope they reconsider.

Positive vibes to all of ya WinkWink

Toffi · 22/10/2013 17:23

thankyou & good luck BogStandard sounds like you've had an experience and a halve i agree with the description of the stress levels i can honestly say i think want this to be the last time i ever, ever, ever move haha

123rd · 22/10/2013 17:31

Toffi when we moved to our current house it was very easy. Guess we were lucky too.
I just phoned our EA to chase the survey on this place again. Apparently the buyer is tearing his hair out as the nationwide are being very slow. The EA said we would know before the buyer when the survey would be done and asked me to contact her so she can let the buyer know! She said the nationwide have some of the best deals ATM hence the demand for surveys out stripping the surveyors. Helpful!

MILdesperandum · 22/10/2013 18:07

YY to sodding Nationwide holding everything up! They're not at a point where they're delaying our move yet but it's frustrating...

Bloob · 22/10/2013 22:06

Think that could be a bit of a theme to mortgage providers actually! How have you found their organisational skills? Our advisor is terrible! She doesn't answer the phone 85% of the time! Doesn't reply to emails, we have no idea what she's doing or when!

Oldwoman that sounds incredibly stressful. I expect having come this far they won't want to pull out at this point.

Toffi that's great you've got another viewing! How did it go?

Toffi · 22/10/2013 23:05

Bloob - thx the viewing went really well i think, a really nice young couple i think FTB but i'm not sure if they can come up with the price i want i think if they want to put in an offer on a lower scale so will have to wait and see.

123 - our survey was done within 3 weeks upon decision of purchase on the house i intend to buy and the "special" person that was going to buy my house also had her survey done on our house within about 3 weeks too which was why i guess i had vibes that everything was going too smoothly, how long in total have you been waiting now for your surveys to be done?

123rd · 22/10/2013 23:39

Toffi we had our survey done 2nd oct its was thru Barclays / Woolwich and we had to wait a max of two weeks from agreeing sale/purchase to getting ours done.
Like I said our EA and sol are really good and do seem to be doing everything in their power to keep moving. Really want to be in and sorted-as much as possible-before Xmas. Fingers, toes and everything else possible crossed

Fingers crossed for your viewing earlier. Hope they come back with a good offer

Toffi · 23/10/2013 02:34

123 thx & oh i do hope everything starts moving along for you all i find it usually does go a lil slow just before everything suddenly pops into place so fingers crossed hopefully thats what is going to happen for you be lovely for you to get into your new home before Christmas gl

Yes old woman! sounds like the end is in sight for you! fingers crossed x

seems like our sol is batting questions with purchaser's solicitors... all seems over quite petty stuff but I suppose it's their job to cover themselves and us... still no word on the survey but not stressing that too much as it's not holding up things at the mo... could change if we get a survey date and it's 3 weeks away or something.

Toffi · 23/10/2013 22:10

the couple that viewed the house yesterday asked to come back again today, they came round with a electrician/builder friend of theirs and he told them he absolutely loves the house too and said it was great well maintained etc and told them to go for it, they've asked all the questions/queries they could think of and been given all the answers and i let them have a good look around again so all looking good so far lets hope we get back on track!!! so i'll be keeping fingers and toes crossed for us all on here x

BogS thats great news!!! really happy for you it sounds like u better get packing!!! fingers and toes already crossed for you good luck

Fabulous old woman. That sounds brilliant. I've literally just email my sol to see if she had received ANY paperwork from our vendors. 5 weeks in and we haven't got a thingHmm and STILL no word re the survey from our buyers. I actually dreamt about it last night. Ffs

Seriously pissed off about it all today. But hey tomorrow is another day

Toffi · 25/10/2013 18:55

Oldwoman - that sounds great, looks there is a light at the end of the tunnel!!

123 - I'm totally with you on the pissed off feelings part 123 believe me the couple that viewed really loved the house put in 2 offers both far too low the asking price to be taken seriously but they just don't seem to have the capacity to go higher so i've had no choice but to turn them down, not wanting to put prospective buyers off but i have had to tell EA not to send non serious potentials around as i haven't the time to be messed around, i'm not only selling a house but also getting married in a matter of a few weeks and have enough going on without my time being wasted.

To top that i then had a message from my solicitor regarding my other very "special" potential buyer asking me to confirm or not whether i was willing to make myself homeless for the woman so had to phone him today and explain the whole situation over again he is now going to demand from them a yes/no answer as to whether they are still even interested as he's had no word i have just no idea whats going on atm.. haha i've been so stressed i've broken out in hives and had to have steriods plus antihistamines to take swelling/welts down jeez looks like i'm alergic to selling houses haha i'm not sure getting married and selling houses really is a good mix but hey hang with it people, chin up i'm sure it will all come good for us all in the end!!! xx

123rd · 25/10/2013 20:03

Oh god toffi. Getting hives ?? You really don't need that plus a wedding in a matter Of weeks. I've had a vodka and orange now and feel slightly less annoyed.
My dh was talking earlier today about walking away from the whole lot but I think I have persuaded him that its not that bad.we shall see

Toffi what I don't get is, why can't your buyers just wait? I know you said previously that they don't seem to understand the process but maybe the EA /sol could enlighten them?
