I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

lagoon, I wouldn't like it, tbh, I presume they want to look through cupboards? I'm not sure I'd feel comfortable with that let alone knowing they would be avalanced when they opened doors, but I'd probably begrudgingly allow it as long as EA was with them.

Our buyers have just done the same to us - OK they didn't ask for us to not be there but ww're going to ship out anyway. I'm guessing they want to measure up and talk about what they will change which will be easier if we're out. In fact that's what I'd like to do on the house we're buying but it is very awkward when the vendors are there. I know you can do it when you've moved in but I like to be prepared Grin

Am SUPER stressed today. 6 weeks since chain completed we are progressing our end pretty well I think, just booked valuation for mortgage etc. have done survey etc, few issues with fixtures & fittings ( they want to strip it bare basically!)

Called their ea who said that the house they're buying hasn't even STARTED the process. No draft contracts, nothing. I'm so cross! Why haven't they been pushing it? Why has it come to now, me enquiring for this to come to light?

I'm so worried its all going to fall apart. :(

We're FTB but I think they took an offer lower than they'd like.

Bloob that's worrying I know! our buyers were a bit slow off the mark but once going they seem ok! hopefully yours will be too! but best to keep pressure on.

Had the surveyor today, I've been dreading this bit I don't know why, DH asked at the end was there anything that we should be worried about and he said no, thank god. It's just so stressful this buying and selling malarkey!

Blob- How annoying. We are in a similiar situation, our selling side is almost sorted. I do know that the solicitor has received draft contracts from our vendors so things are moving. Its horrible not knowing what the rest of the chain are doing though.
DH has made it his job to be constantly on at the solicitors chasing everything and everyone.

Stressing out about the survey that being done on our house tomorrow. The buyers are having a HMR and I know they will pick up on a few things. Things that were picked up on ours 5 years ago that we never got round to sorting really.
I know the windows are quite old and could probably do with replacing eventually. A couple of the hinges have dropped but that is cheap to fix and would last the windows for a few more years yet.
The main worry is the roof. The sarking felt is all ripped and coming away. We were told it would cost about 4 grand to replace. DH looked into it and some houses were made without it and its not 100% necessary so we never fixed it.
Our buyers are FTB so im hoping to god that they dont read that and freak out panicking about the cost. DH thinks im worrying unnecessarily but isnt everything a stress when moving!

It is SO stressful isn't it!

I think FTB can be a bit more wobbly about these things - I know we've been making a lot of calls to parents saying " would you expect this?! Is this reasonable?" I know we've accepted things just to keep the process going though, if they love your house - fingers crossed!

It's our vendors that aren't proceeding their sale. I just feel like they aren't really committed to the process. At what point in the previous six weeks do you not think "hmm... Haven't got anything / done anything for our house purchase" ?! Argh! I'm hoping they will be the same as yours onestep, and once it's going it will move.

Hello all may i join?

Here's my situation at present we have a buyer and was really lucky to sell the house after it was only shockingly on the market for a matter of hrs... well my buyer is very much hard work with numerous calls, visits to inspect, measure, measure again, show her husband etc which is understandable, they love the place which is cool, but we lead a very busy life and its becoming irritating and feels too intrusive but i guess this is fine, it wont go on forever.

That same week we found a house we liked made an offer of the asking price which was accepted yay!!! that was 5-6 weeks ago everything was going smoothly area reports & valuations, mortgage offers etc or so we thought!!!

This week we found out the people we are buying from will not be ready for completion for 3 months due to the next house in the chain not wanting to end their mortgage early due to a penalty clause!!!

My buyers going absolutely berserk as she wanted to be in this house before Christmas and even without anyone knowing or advising her to she had handed her notice in at her rental property!!! For some reason she was under the impression that she already owned our house!!! she's very highly strung and started threatening to sue the EA's which really alarmed me as the sale agreement hasn't even been signed by myself yet but she started demanding i move out etc seems i've a right "special" (to put it politely) buyer here.

She's had to start eating her words when her solicitor, the EA's and myself pointed out the sale wasn't even legally agreed upon yet!!!! now she wants me to draw the contracts up to complete later on in Jan but my solicitor says no not to sign or agree on any dates if i want to stay in my house until our next house is ready as i could be making myself vulnerable to being made homeless or incurring financial loss if any other issues come up with the chain omg what on earth!!! I'm left feeling really stressed and anxious i'm not even bothered right now if the buyer pulls out as i really don't want to deal with this "special" person right now has anyone had this happen to them before??? what should u do in this situation as i'm being heavily pressurised to move even though our chain is not ready to make way for her. Sorry its a long rant!! Blush

Hey All. Isn't it about time for some good news???....I haven't got any though Hmmour buyers STILL haven't got their survey date!!! Ours was done two weeks ago. Still no word on the dodgy drains. But I did telephone dynorod to see how much a CCTV report will cost. They said around £240. So if push came to shove we shall pay for the report and wait and see what the report comes back with

I don't think I would sign anything tbh. & if your house sold so quickly first time then chances are that it would sell again IF anything happens with this chain. I think I would sit tight & sorry but your buyer does sound "special "

hi 123rd and yes this buyer is something "special" my Partner says to just sign it but im sitting tight i think 2 can play her game if she wants the house she'll hang on if not i've told the EA's to tell her to walk away either way now i'm not bothered i had 3 others interested so can always put it back OTM besides looks like i have a few months to spare.

Whats wrong with drains at the place u are saying about? i think our surveys took about 3 weeks to get in place so hopefully ur buyers will get that soon too!!! hope u have some good news

We had our survey done -on a 1950s place so not expecting it to be perfect. The mortgage co pulled up on a "serious blockage" in one of the drains. Our sol advised us that if our mortgage co had a problem then so would others therefore the vendors should pay for a CCTV drain inspection. Which the mort co said would now be a condition of their offer) The vendors EA is really not very nice or helpful and told me he " had never heard of such a thing. A seller having to pay for extra reports etc" but I know for a fact that this is sometimes done. The man is just a bit of a twat I think. So as per earlier post its not going to be a deal breaking but just wish it wasn't happening.

ahhh yeah so its not just me dealing with "special" people!! yes the seller is responsible for these sometimes to prove acceptable condition but rarely does it happen unless there is cause for concern but i can see why u would want to just pay up and prove any problems at least then they have to rectify the problem at their cost before it becomes your prob besides if u do find a prob ur sol could always try to revert test cost to the seller, we're looking at a 1950's build atm my current house is 1880's but tbh seems more sturdy than the newer builds guess they built things to last back in those days

Toffi, I agree with 123, I wouldn't sign anything - if they love your place they will hopefully be willing to wait a bit and someone (the EA, her solicitor?) should really sit your buyer down and explain the process to her, seems like she has no clue.

Well, we're still the ones with the highest offer and our papers are with the solicitor, but the person bidding against us has disappeared Hmm - they were supposed to contact the EA yesterday to let them know whether they were going to counter offer and never got in contact. The EA tried chasing them up, even contacted their mortgage advisor who also couldn't reach them. I WANT TO COMPLETE, STOP FUCKING WITH ME!!!!

i did hold my guns and refused to sign she'd asked the day before if i was willing to move into rented which i said i would if my 1st moving cost and storage were paid for which i thought was fair shes now threatening an official complaint my EA asked her if she still wanted the house and she refused to say so i've now told my EA to tell her she has 24 hrs to make up her mind or the house goes back OTM grrr and i am all packed etc my house now looks like some sort of storage facility with boxes piled up etc.

ohh that might be a good thing the person bidding against you has done a wander now ur offer might be accepted!!! good luck hope it turns out well

MissionI, thx & yes i'm glad i haven't signed anything, i'm now awaiting update from EA in the meantime i've been busy sorting storage to move boxes etc into in case i have to get the house ready to go back OTM & for more viewings grrrrrrr been a stressful few days around here!!! either way I'm sure things will work out ok in the end besides i think i'm now too exhausted to worry about it all atm.

I'm in a right tizz here.
Mortgage for dream house declined because I went over a small overdraft (which I know is really bad!) but it was literally by 7.29! (I've already posted about this but I'm still so upset!)
Mortgage and bills don't come out of my account - it's just my little account of money. We have a good credit rating otherwise and it was all agreed in principle. I'm beyond gutted. Advisor has told us to reapply in 2 weeks so the misdemeanour will drop out of the 3 months statements.
We are on a tight deadline and I'm wondering if the two week delay would be a massive problem - I guess sometimes mortgages take a while to come through dont they? Sellers want it completing by Xmas as we are all only in a small chain. Can anyone give me hope??! Please??!

Yes - I will be speaking to them - I'm just heartbroken that its over such a small amount and now all of my hopes are pinned on reapplying in 2 weeks which seems like an eternity. If I hadn't bought my mum the bloody flowers from interflora it wouldn't have gone over! Hahahaha.
Seriously though, I'm desperate not to mess anyone around. Will speak to solicitors and estate agent on Monday...

Toffi I think you've been more than reasonable, you sound like you've been pretty acomoodating to be honest! If it sold so quickly last time it might not be a terrible thing to have a more "low key" buyer as this one sounds like they'll be a pain the whole way through.

Mouthful I didn't know something so small could make a difference? We've had similar small mistakes where we've accidentally gone overdrawn and it didn't make any difference to ours? (Though I guess we haven't had the formal offer yet just an aip so maybe it will eek!) it seems really petty! Could you try another company?

We've had a more productive week. Paid for the mortgage valuation and waiting for that to be arranged, our houses vendors have now arranged the survey on the house they are buying and the draft contracts were sent to their solicitor today! Hooray! Clearly calling every day can do something!

I was watching on the news about house prices rising last night and praying it doesn't fall through!
