Thanks. Don't give hope anyone! We sold our house so fast but it has taken 6 months to get to exchange point! Complete in just under 3 weeks :-)

congratulations Jayne!

We've had a low offer (15K under asking, on a pretty cheap house), so we've gone back and asked them to up it. We're happy to go under, just not by that much when we've only been on the market a week.

I hope they can manage it, it would be so nice to have it done so quickly, but I'm trying not to get excited.

that would be great to sell so quickly Science! we have our first viewing today but i am not convinced they are that serious. will treat it as a trial run anyhow.

Hello everyone! Can I join you?

We had the EA over this morning to take photos. The photographer whizzed round so quickly that I can kind of see how people end up with things such as cleaning bottles/piles of clothes/wonky duvets in their pictures. I'm fairly confident that all our surfaces etc were clear, so just waiting to see what the pictures look like.

Probably going on the market early next week. Eek! Getting rather real now.

I bet your kitchen doesn't look like this one-pic 2 (rented I assume!).

Good luck.

Grr I think the weak link in our short chain is not the buyers or sellers but the bloody conveyancers. I swear they only seem to pick up our file every time I call them.
We are supposed to exchange this week but after not hearing anything (paperwork all signed and hand delivered on this Monday) I chased to be told that it might be delayed until Monday. It's all ok on our sale but they need to confirm dates on our purchase and said they were going to phone late tomorrow to chase up with their solicitors.... I asked why they weren't phoning before then as we'd quite like it to exchange before and she couldn't give me an answer, so i've strongly suggested whilst trying not to swear at her that they try phoning sooner.
I know the dates should be fine as all the non solicitors in the chain actually talk to each other! Angry
Stress stress stress, I want to exchange now!!!!!Sad

Ha! Yes, I can safely say that our kitchen is a lot tidier than that one!

God, that sounds really stressful, Wonkylegs. As you say, what is wrong with picking up the phone earlier? Good luck.

Wonky, you must be tearing your hair out.
I do wonder what some solicitors do with their time......apart from count their money!

Gah..... Second viewing cancelled on me. She isn't feeling well.

I had already left work early and everything :-(

We've got really fed up today and have both been manning the phones Angry. I spoke to the solicitor - very nice but not exactly proactive - who has heard nothing from the buyers end in the last 4 days. She said she'd follow it up ...................... I then badgered the EA who wrote a strongly-worded email to the buyers solicitor asking about the delay. My husband then received a call explaining the holdup which I hope he'll explain to me when he arrives home!!
Grrrrrrrrrrrrrr!

Such an arse all the delays. You really do have to badger all the time! We have no shame were proactive and rang all the time its the only way to push things along. It's is a safe bet that he who shouts loudest gets the work done for them.

DH and I ate in similar lines of work and the clients who shout the most frequently get their work done.

Anyway we're in! completed and putting the boys to bed before collapsing with some food and wine courtesy of my mum and dad.

Argh! No feedback yet from either of our viewings (weds and Thurs), one of which was a second viewing. I'm actually beyond caring.

Mortgage faff rumbles on. Apparently they are completely unable to get one set of completely approved documents from one file to another. Unbelievable.

Hello, I haven't been on this thread for a while because I didn't want to think about house selling anymore.

Our first estate agent went bust, and judging by the work they did for us (or rather failed to do) that was only to be expected.

Now we have another EA, who is much more proactive and involved. We are having regular viewings, and had some seemingly serious interest. But no sale yet. And it's a bit weird, because several people seemed to want to make an offer and then didn't at the last moment. One investor made a far too low offer.

Then there was a lady who came for a second viewing. She was really enthusiastic, and said that she definitely would make an offer and the second viewing was mostly so her children could also see the house. All seemed to go smoothly, she was still enthusiastic when she left with her kids, and we thought she'd be the one.
But the next day she left a message for the EA that it was not for her. EA has not been able to contact her yet to ask for a reason. :-(

So discouraging. If it was up to me I'd stop trying to sell... but my man feels differently.
