manchester they say renting out is the way to go as the rental market is so strong. We had this suggested to us several times.

It looks like we might have 2 buyers. We're under off with one couple but the couple who were pre booked prior to offer and came last night really liked it. They are looking at two more properties today and are coming back to us tomorrow but said they expected to offer..... Fingers crossed they do. I feel like we've waited forever when in reality it's only been 4 months!

Hi can I join? Getting estate agents in tomorrow to value our flat and currently looking to buy a house further out. Based in London and the market jut seems to be moving so quicklyConfusedConfused

Hoping our flat doesn't take too long. As with DP me and DS it is getting a bit cramped plus I would like to have another baby soon.

Have been decluttering for a while now but still seems overflowing! Hmm

Hello all, we're just about to join the madness that is buying and selling. We're selling our nice, but cramped (for us with 4 DCs) house and hoping to buy about 40 miles away due to me having a new job. Had 3 EA round to give us valuations and they are all around the ballpark we expected, which is good. Just have to decide who to go with and what price to start with. Also trying to do some redecoration that we were in the middle of before I was offered job (didn't expect to get it!) and massively declutter. Not looking forward to the process at all, it all seems so hard Sad.

Well, buyers are likes buses. We now have two offers for exactly the same amount! One is in a slightly better position but neither has a chain and both can proceed. We've gone back and asked for best and final offers so will hopefully be able to make a decision tomorrow.

Had two agents round to value for letting and they both agree with each other on PCM which is great and means its enough to cover the mortgage.

Hopefully, hopefully we'll have all this sorted by the end of October.

underthemountain I've had to step away from the thread a few times as it felt like everyone else was selling!

How long have you been waiting? I clung to the statistic that the average time to get an offer is now 4 months.

Since early July, so not four months yet! However as back story we went up for sale last year, sold relatively quickly (it all seemed so positive back then!), our buyer didn't get their mortgage, we waited a bit then put it back on the market (can't remember how long for) then eventually withdrew it as we were going on a long holiday and couldn't make up our minds what we were doing. This year we HAVE to sell (job relocation) so everything is more intense.

Just had a call from the estate agent who is now talking about finding a new buyer. Oh god.

I really don't want to go back to square one. Can someone please cross their fingers for me that this doesn't fall through :(

The shippers have all our stuff now so we are living in a naked house. Some furniture left that is staying for the new owners and things friends are having.
I talked to our buyer yesterday, she's still waiting to hear a date for closing and getting anxious too, so fingers crossed it's Tuesday like we think.

After a 4.5 month process where we found a house, lost out on the house, won the house, sold the house and lost the buyer on the house we have FINALLY exchanged today!!!

Completion tomorrow.

Oh god, what have we done - we are spending the next week house sitting for someone, then homeless for DS's first ever week at school as the builders want us out, then we have to live with a further 4/5 weeks of renovations.

I am petrified but happy Grin

We will be all done on Manday morning, just got a call we are booked in for 9am (west coast US) to sign the dotted line.
So then we have 7 days to clear out of the house properly, lots of trip to the dump and the charity shop, all out belongings left on Monday to be shipped to UK. Only clothes left to take with us on the plane.
Doing the happy dance here Grin
Might even have Dd back for the new school year in UK.

Sounds like lots of us are getting on with our sales. I've been filling out paperwork for the solicitors and got it all handed in yesterday.

Well since I was last on this thread, we've sold for asking price Smile and to nice people we know,who are going into to rented.
Put an offer in on our dream house, which has been on the market for 7 months, needs loads of work and has dropped price 3 times since February.
Offer was refused Sad they won't drop to our offer and we can't go any higher.

So now we're stuck in moving limbo, with nothing else to even view.....
I thought looking for our new house would be the fun part! But everything is either well below budget and too small or over budget and more than we would need. Where are the inbetween houses?......so frustrating grrr...

Whoo estate agent fees paid (as we are at work next week), busy decluttering today, doing pictures tomorrow, painter in on Monday to paint just one final room and should be on the market late next week! Eeek! Hope it sells quickly!

well, we've just had the homebuyer report back on the purchase, all looks fine and valuation is ok. Phew! Just need our fecking buyer to sort his end out. He has paid for his survey now, and looks a little bit more like he actually wants to buy, but thanks to a shortage in our area, no idea when it will happen.

I know what you mean about inbetween houses turnip - there's very little on the market that fits our bill, and we looked at a very wide area (three counties!). Good luck with searching :)
