Weetabix is an evil substance. That takes me back to when the children were smaller and they had it every day. Now it's just Coco Pops!

It's all very stressful. I am very anxious about completing on the new house on time because no bugger seems to be in a hurry (solicitors!). They seem to have a different work ethic to the real world.

What's going on with your buyer Augusta?

Took so long to make an offer and want to move ASAP but their mortgage is taking ages to do ! I guess I chase everything and an quite proactive but other people have jobs and other stuff in life so I do understand but it still doesn't dispel this feeling that we are not actually going to move...

Completely stressed this week. Supposed to be moving today, ready to exchange last Friday when bank withdrew our buyers, buyers mortgage.

He hadn't declared a buy to let he owns!!! Hmm. I want to track him down and slap him!!

New mortgage was supposed to take 48 hours, but no sign of it yet! And we have no idea what's going on.

We are moving into a new build and it's ready for us, builders took us to see it Weds , was dying to get in this weekend and start on it.

Cuddy very happy for you but very envious too! You must be so excited now.

Eve that is really crap, I hope it works out. Sometimes I think people forget they are messing with peoples lives here as house sales/purchases can be quite impersonal.

We have agreed a sale, found a beautiful house to buy and convinced the seller to move out into rented so there's no upward chain but just waiting for final mortgage to be agreed for us and our buyer and surveys to happen. Then I might start believing its real.

Oh, and the most important thing I have learnt in this process is not to trust Estate Agents, they lie, lie and then lie again.

Well, he's realised that perhaps his opinion wasn't necessarily shared by our viewers! After doing our sums last night, it's all just about doable: gives us 35k for refurbishments.

Eve, I'm really sorry. No wonder you are cross with him.

The EA says she has asked for feedback and she seems genuine and just said it's hard when people don't answer their phones which, of course, it would be. It's so hard to know if they are telling the truth.

So I've decided I need some advice from you all please! House been on the market now for 8 weeks. We're priced average for our area/road/size of house (London). We've had about 15 viewings I'd say and only one insultingly low offer, and they weren't prepared to raise. Our EA isn't useless exactly but my suspicion is that they didn't get the right people to look in the beginning and now they seem to have lost interest altogether. We get no constructive feedback from them; all they want to talk about is us lowering the price to the next lowest Rightmove threshold.

I'm wondering whether we should lower the price or move EA - there are LOADS of EAs in our area and I am erring towards this option. We're not in a mad rush to move but the whole uncertainty of it all is unsettling my poor DCs. I guess lowering the price might get a buyer, but then again it might not. And we can't go too low or we can't afford to move where we want to go. Did any of you go through a similar dilemma? I'd really appreciate advice / thoughts.

I think I would be looking at a change of agent now Monkey. Perhaps get a few round and see who you like the best. Maybe view some of their houses and see how they conduct the viewings and feedback etc.

In the past 72 hours we have sold to a person who has no chain -yay Wine - and so accept lower offer so we could move quick into our new house who already have a place paid for.

Then it transpires the people buying ours are in a chain, so a is buying b who is buying c who is buying ours .... This is a bloody chain Wine Wine.

Also a few other Hmm Hmm issues so on Tuesday we need to somehow get our buyer to stop arsing and lying and commit to our house.

Well done dog, fingers crossed it goes smoothly!

I had gone to a supermarket and got loads of boxes for packing but have put them all in the recycling bin as too Sad, Confused and just Biscuit!
