It’s a house buying one (with listings)

Posting in AIBU for traffic.

DH and I are going to view two houses on the same road but are already at odds on which we each prefer.

Please can you give your views on each - ignoring the price, as this isn’t an issue for the right house. It’s us + DS with no plans for any more kids. We both WFH, but on different days.

Note with house 2, the second sitting room is on a sort of middle/split level, it’s not on the same floor as the bedrooms. We would likely use that as a main living room, and look to eventually knock through the kitchen into the lounge (thoughts welcome on that plan too!)

I’m really sorry but WHY do you “need” traffic when Property and DIY gets tons of views and posts per day @Housedebate2 ?!

YABU and don’t call me forum police for calling this out, it’s about as boring as the houses I’m being asked to look at.

House 2.

House 1 suffers from a badly designed extension, resulting in long corridor like rooms. And much of the garden seems to be steeply sloping?

House 2 has much better proportioned rooms.

The room sizes on house one are really odd. It's looks like they've moved walls to fit an ensuite in which isn't practical in such a small house. The beds are rammed in & what are they storing in the toilet!?
I'd go with house 2 even though it needs work.

House 2 definitely! But I’d probably change the layout of the kitchen somehow…the sink is in a weird/inconvenient place. Would need to see it in person to decide what to do but I also don’t like open plan into living area as I hate food smells getting through the house.

I think house 2 is way nicer and cheaper too. No brainer for me.
Why is house 1 priced so much higher do you think? Is it just the updating that 2 needs?

House 2 is tiny for a 4 bed. It's only 100 sq ft bigger than the 2 bed we used to be crammed into. That lounge is the only reception room and the kitchen isn't really big enough to function as a kitchen diner, if that's what you're after. It has more potential than house 1 but only if you're really up for some big building work. It would likely cost more than £50k to get the size of property 1, though.

Hmm I don't like the look of house 2 from the front view so I'll go for house 1.

I prefer house 2 in every way except that there is a slope down to the garage and front of the house. I rented a house like that and the garage was flooded all the time. Maybe check if there's good enough drainage if that's the one you decide to go for.

Edited to add, I hadn't realised how tiny house 2 is. I wouldn't want that. So I guess house 1 is better.

I don't particularly like either, but they are cheap for the area, which might be important to you if you have a small budget.

The bedrooms in house 1 don't look big enough to fit a double bed without pushing it against a wall. That would be a definite no for me. I'd like to know more about the room with the strange green thing in it though.

House 2 looks small and - in particular - the bedrooms look pokey. I'm not keen on living rooms being upstairs except in houses with fantastic views. I suspect the only view this house has is of neighbouring houses, so not good.

If they were the only houses available to me, I would choose house 2. Otherwise, I would keep looking.

The house 1 bedrooms are awful. Why build rooms over 20 ft long but only 6ft wide?

They're not. The floor plan is wrong. One of those supposedly 6' rooms is wider than the 7' wide room next to it. The house is over 19' wide, so there is 5' missing, somewhere.

And some of that 21' length is the entrance corridors.

I don’t think the photos, particularly in house 1 are helping. Certain pictures make it look very narrow and they don’t have a flow .

Neither of them appeal enough to want to make an offer.

4 bed's decor is naff as anything but is a far nicer one that the 3 bed. More social space too.

What is picture 11 in house 1? Its like a cell, did Harry Potter live here? 🤭

The photos of the 1st house are not great.
Between the 2 house 1 I think is better. Its bigger and there are actually 2 bathrooms. The second just has one shower room and a downstairs toilet but is being marketed as 2 bathrooms.

House 2.
The bedrooms in house 1 are too long and skinny. The master with en-suite is apparently only 6’7” wide. Ridiculous. No way would I buy that house.
