Go round to their house or trust Just Park to sort this out?

I live on a house estate near and airport. We have parking problems everywhere.

For a few weeks we have been getting people parking in our private off road parking spaces for days/weeks on end. A neighbour confronted one of them and they said they had paid for the space via Just Park. Got in their taxi to the airport and left. My immediate neighbours denied all involvement so I reported the most recent one to Just Park and they told me it’s a house way up the street nowhere near me. They say they are going to ask the seller to prove they own the space. But I really don’t think they give a shit, it’s all just profit for them. Anyone could say they own anything and get a listing on their site from what I can see.

Now once as a one off I would give them the benefit of the doubt and maybe having a crap listing that doesn’t explain the parking but this is the third time and they haven’t noticed the buyer doesn’t park in their sold space? So I think they are selling space that doesn’t belong to them. They are making £30+ I am making nothing and having no parking spaces for days on end.

I considered posting on the local Facebook group but this seems petty? I’m not sure whether to go round and confront them, or leave a note or just leave it up to Just Park? Just park say they are investigating the issue and will ask of proof of ownership from the seller.

I don’t know where I stand with this, I am considering one of those fixed locking bollards however as it’s a shared hard standing space (with allocated parking spaces) I doubt I have permission to install these, and who would I even ask? I don’t think the council own the parking and the developers handed it back a long time ago.

AIBU to be FUMING and has anyone come across this before?

Fix the gate and get a big sign saying PRIVATE PARKING - Just Park users will be towed.

The gate is an option however I think compliance with the gate could lead to issues - for it to work 6 drivers have to be consistent with it and I really don’t want to start falling out with them over this. Which is why I prefer a bollard as if we forget to put them up then that’s on me and DD no one else.

The gate is just an old wooden gate and not one resident on the whole estate uses theirs as they are a PITA.

Any scope to club together for an electric gate, so then only those who should park there have fobs for it... (I have NO idea how expensive they are, I do have friends with them though).

  1. High Road. Identify who is letting the space. Knock on their door and calmly explain that people using your space is inconvenient and and not acceptable, and that you would be grateful if the directions and photos were updated to be crystal clear where the correct location is so that it doesn't happen again. Explain in a matter of fact way that you will need to take this further if there is a reoccurrence.
  2. Middle Road. When free, get your car in the space. Then make a booking and complain that there is someone in the space. Make it difficult for parkopedia and the person letting.
  3. Low Road. Facebook, twitter, forums, whatsapp groups, note on car (not damage), and eventually, blocking, or fixing and locking the gate (ligit residents with key/code)

I'd try these 3 in sequence.

I am still very frustrated. No response from just park. I called them and was told this time it was suspect number 2’s house and the listing is not fraudulent - no one is directly selling my space however they will not answer my questions:

  1. how did this terrible 1 sentence listing by an illiterate moron get approved?
  2. IT HAS NO PHOTOS OF THE REAL SPACE OR PROPER DIRECTIONS. Why has this not been rectified? The listing is still active.
  3. Why has nothing changed yet why is this taking so long?
  4. WHEN is something going to be changed I.E clearer directions
  5. what are they doing to prevent this from recurring?

I have no choice now but to put a note through their door but I don’t have any weight behind me to back it up i.E. if you don’t do X I will do Y. What are the consequences? Fuck all! I will just have to ask nicely

don’t know who lives there; its a nice house but I can now spot that the young guy who appears to live there is moving his car out to the street when he gets a booking. I can assume it’s not on purpose it’s just people being thick as shit

@Klona - you pay a service fee to the Management Company? What does the contract to the Management Company cover? Is the private parking space independent of or conditional to the service fee?

Can you put a big sign up at the gate saying "No JustPark space in this carpark - use the car park opposite", or something appropriate? Then signage in your space too.

Big and bright yellow with a big red "NO JUSTPARK PARKING".

In order to make a definitive change to the listing wording, perhaps the person that listed it has difficulties with English, so could you provide some actual suggested wording/directions that they can then use? Put it on a note through the door.

I know you shouldn't have to, but if it makes it easier for the guy to actually make the change, it might be worth the hassle?

I’ve never used Just park but now you have rented the space can you leave a review saying that cars marked in the wrong space will be towed? That’ll slow their trade down no end!

The private car park lot often just clamp and make them pay to release rather than tow them away anyway.

I think just knock on their door and ask nicely if they can put a sign / cone / something in their space when a just park person is due to come. If they are moving their car when a booking is due it doesn't seem like they are deliberately doing it.

So annoying though.

It doesn't matter if it's an empty threat. It'll put people off! I would certainly put me off booking a space with these CFs. Might give you a bit of breathing space while JP get their shit together.

Can you pay once for the space and leave a DAMNING review? A cheaper first port of call than forking out for bollards etc.

I have another thought, if these “customers” are parking in the wrong spot, that leaves the correct spot available to rent and the person renting it could be making twice as much money while you’re being massively inconvenienced.

Can't believe I'm suggesting this, but this is where you could turn the Daily Mail to your advantage.

They're the ones who contact Just Park and give them grief.
They're the ones who doorstep and shame the perpetrator.
You might even get a couple of hundred quid for the story.

They love a good airport-parking-gone-wrong tale.

Ok I have written them an incredibly polite but passive aggressive & condescending letter giving them exact instructions of how to advertise their listing 😁
I included photos
I wrote that it was their responsibility to ensure their listing was adequate and that I would continue to report them to Just Park until it was resolved. I explained how it was unfair to expect the neighbours to tolerate this

I’d contact your local newspaper / radio station / tv news. They love stories like this. If you can rustle up a few of your disgruntled neighbours for an interview it will help. The reporters would have to contact JustPark for comment and the bad publicity might shame them into action against the person advertising the space.

Either go for the FB cringe or report the car on your parking spot abandoned. Make clear it’s a private space not a public road and it’s causing a nuisance because you can’t access your parking space.

You know they slap a 'abandoned vehicle' notice on the car then they piss off and leave it there anywhere from three weeks to three months.

Parked for a few hours is not and never will be 'abandoned'.
