To think pricing these houses the same amount is unrealistic and which would you buy!?

So there are 2 houses in an area I’ve been looking in, they are both sides of a semi detached. One is ready to move in to, quite neutral and doesn’t appear to need much work. The other is INCREDIBLY dated, needs everything doing, the only advantage I can see is that it is the ‘end’ plot and as such would have room to extend. The estate agent has put them both on at the same price, which is actually quite high for the area anyway. Is the potential to extend worth that much money? Im torn, I don’t need to extend tbh but would probably be looking to move again in about 5 years so thinking of resale price etc. WWYD?

I'm so glad you've done a 180 @Yorkshirebornand . It really helps to have an objective outside opinion at times to see things we don't see and in a way we don't see them.

I'm hoping you go for the doer upper and make it your own.

Thank you! I’m honestly so glad I posted, everyone’s perspective has been invaluable, I was being short sited and just couldn’t see the glaringly obvious. I was so stuck on ‘how can they ask the same price for something so dated’
Im starting to see sense and planning to view both just to confirm!!!

Re: the fixer I really like the built in furniture (with the round mirror) in one bedroom.

Repainted and with new door handles that could look stunning.

Also agree with a pp about the doors between the lounge/dining area. They are lovely.

Yea I think you and 99% of ppl on this thread are correct. I don’t love the ‘done one’ just thought it would be the easier option, but you guys are right, that needs a lot of work too, so I was being shortsighted!!!!

eA don't price on decor - it's all a matter of taste - they price on size , selling potential and plot size and condition - decor is here nor there

I think the do-er upper is probably liveable too. It's dated but it looks like a cared for house if that makes sense.

(My family sold one of these - ancient kitchen and bathrooms, but the roof, electrics and central heating were all really well maintained.... )

I love the plot and over time I would block up the back door and knock through the kitchen and dining room. Move the units around and add an island /breakfast bar space.

Turn the two cupboards into a small W.C.

I would try to fit a toilet into the upstairs bathroom and reclaim the loo space as a much needed linen closet.

The conservatory would make a nice space to read/chill away from the chaos of family life.

Fixer upper one is worth way more imo. Huge plot.
