To think pricing these houses the same amount is unrealistic and which would you buy!?

So there are 2 houses in an area I’ve been looking in, they are both sides of a semi detached. One is ready to move in to, quite neutral and doesn’t appear to need much work. The other is INCREDIBLY dated, needs everything doing, the only advantage I can see is that it is the ‘end’ plot and as such would have room to extend. The estate agent has put them both on at the same price, which is actually quite high for the area anyway. Is the potential to extend worth that much money? Im torn, I don’t need to extend tbh but would probably be looking to move again in about 5 years so thinking of resale price etc. WWYD?

It’s down to plot size, the doer upper has a far bigger garden and far more scope to extend. Personally I would go for the doer upper, I don’t like the done one

I concur I would go for the fixer upper, I don't think it is the one priced unrealistically! While it is incredibly dated it also looks well maintained. It appears to have double glazing and looking at the sockets I suspect it has been rewired at some point.

I would want to completely rip out the done one. Not to my taste at all.

The ‘done up’ one is hardly modern though is it, the decor and fittings could potentially be 20 years old considering how dated it looks so you’ll probably still run into problems and have to replace and you’re only sitting on a plot that’s tiny in comparison to next door!

No 1 and make it exactly as you want it. The done up house hasn't taken advantage of having a better sized kitchen and the decor is meh.

Any possible reason why they're both selling at the same time? Hopefully not a new development planned nearby etc.

The project one has masses more land than the done one, and the done one isn't 2020s done. It's still dated compared to how people seem to like to live.

Surprised the doer up isn’t going for more to be honest. The plot the house is sitting on is worth more than the other house.

Blimey, we've done up a lot of houses over the years and nearly every one has had that kitchen! They must have been churning them out in bulk.

There’s not a single thing in the ‘done’ one I’d want to keep so it’d be a no brainer. The plot on the other is fabulous. I agree with PPs can’t believe it’s not on for more tbh.

if it was unrealistic then it would be a total no-brainier and you wouldn’t even consider the doer-upper. The fact that you are torn shows that the larger plot, room to extend etc make up for the decorative stuff.

Seems reasonable to me. Lots of people want to re-do things to their own taste even if they are in good decorative order and recently done. Therefore they aren’t willing to pay that much more for somewhere recently decorated.

My ILs are looking to buy a house at the minute and are driving us all potty with exactly this sort of thing. They don’t want anywhere recently decorated because “it would all need doing again the way I like it anyway”, but think places that are dated should be much cheaper to reflect the fact that it needs decorating. They don’t see that reason why there isn’t much difference in price is because there are loads of people like them who don’t want to pay a premium for a freshly decorated place, and so they don’t fetch that much more than somewhere that needs updating.

I love the sky blue bathroom suite. It's very hipster. I'd definitely keep it, and probably most of the wallpaper as well, but I'd draw the line at the carpet.

Fixer upper is worth more, if anything- it has a huge garden. I'd also want to redo all the decoration in the more modern one anyway so it's not much benefit to me.

That garden is definitely worth it. It's beautiful.

The neutral one would need to be done again as it's pretty awful so the one on the end with the bigger garden (and the turquoise loo which is very in trend apparently) would get my vote.

Project one is so much better, it's got a great size plot. The other one is very dated to me, I'd rather start with the project and get just what I want

Another one saying I'd pay more for the doer upper than the dated 90s/00s style "done" one. And actually, I'd prefer to live with the decor in the "doer upper" than I would with the 90s decor next door.

Project house, hands down, the plot is so much bigger with room to expand.

The "done" one is very dated, I'd guess it was done quite a while ago and I don't think it was done with much quality, so is probably starting to need doing again anyway.
