To think pricing these houses the same amount is unrealistic and which would you buy!?

So there are 2 houses in an area I’ve been looking in, they are both sides of a semi detached. One is ready to move in to, quite neutral and doesn’t appear to need much work. The other is INCREDIBLY dated, needs everything doing, the only advantage I can see is that it is the ‘end’ plot and as such would have room to extend. The estate agent has put them both on at the same price, which is actually quite high for the area anyway. Is the potential to extend worth that much money? Im torn, I don’t need to extend tbh but would probably be looking to move again in about 5 years so thinking of resale price etc. WWYD?

If the house is the same size, I agree with you that I’m surprised they the same price. Granted, the first one has more land, but surely that’s not worth more than the work that needs doing. I would expect the first to be around £25000 less.

But if you’re moving in 5 years, there’s a lot to be said for buying something whose decoration you can live with.

You wouldn't need to move in 5 years with the first one though you would have to deal with building work.

Someone not far from me bought a fixer upper and rebuilt the entire house so it was larger with a bigger garage.

Land that is suitable for building on and doesn't have to be decontaminated is expensive.

The done one isn't 'done' at all. It's been decorated in a very dated way and a kitchen which is poky and needs redoing, and a bathroom which is meh . . . so it's a no brainer for me.

I think what you calling a 'doer up' is better... the decor in the other is generic and tacky as fuck and needs ripping out and redecorating too because its already terribly dated to this past decade.

I mean who wants to live in the type of house that has those tacky sticker sayings on the wall and can we feck off with the big print feature walls and grey everything.

I actually love the old school blue bathroom in the other one. Yeah it needs new carpets and a bit etc... but its hardly 'hard' fixes and allows you to make it your own not another soleless yummy mummy prosecco time live laugh love pintrest house.

Both of them need completely redecorating, new kitchens. On that basis, the one with the big plot wins out all day long. Can't believe it's not on for more with that much land to be honest.

The ‘done’ one is pretty dated too, just not by so many years! I’d want to redecorate that. The fixer-upper looks like it has great potential - the grounds alone are worth the price!

The done one isn’t really done in my eyes.

It’s very dated wallpaper and I only ever see it in houses when the occupants are 50s/60s.

I prefer the first one.

The fixer upper, for sure. The plot is far better, and the decor of the 'done' one is very meh anyway

I can't imagine why you're questioning this at all. It's absolutely clear that the one with all that land is worth more.

There must be some backstory that we're not aware of?

The fixer upper for sure for me!! Huge plot, that bathroom suite is amazing (to my eyes!) and it looks bright and airy.

The ‘done’ one looks to be tired and a bit gloomy to me. Could just be terrible photos by the agents.

There's nothing actually wrong with the doer upper, it's in good nick, but some people would want to modernise it.
I don't like the done up one either. I'd want to redo it all anyway, so I'd go for the one with the bigger garden.

Blimey, we've done up a lot of houses over the years and nearly every one has had that kitchen! They must have been churning them out in bulk.

I have a kitchen very much like that 😂 we have painted the doors bright white and the handles black though! Also replaced the worktop and new tiles and new Lino. We just couldn’t justify the cost to replace the whole thing when we moved in a couple of years ago. Did the worktop and tiles ourselves. Think we paid less than £500 all together. The cabinets are rock solid though, they just won’t die! Hopefully have enough saved to rip it all out and redo the lot next year

The more modern one is more 'hun' than 'done'.

Most people would want to re-decorate anyway, to be fair.

Loads of extra space in the more dated one and both need a spruce up

Nothing that I’m aware of- though maybe the dated one could be from an elderly person. I wondered if they are selling now due to the possible drop in the market coming

The fixer upper -assuming you have the budget to fix it (even if you don't want to extend).

Much better plot and if you do want to sell in the future you could do so with planning permission for a huge extension that would add further value (though I'd be looking to extend anyway).

Personally I don't think the "done" property is that "done" and you'd spend a lot more on it than you think - money you won't really get back.

Even without the advantage of the plot and the chance to extend in this case, doer-upper houses are not "worth" that much less than done-up houses unless they are really derelict or have structural issues. Many buyers want to do their own work on a house and so they attract a premium of their own.
