I've made a new thread so that I can post updates for those that are interested.

Brief outline is my house needs improvement and re-marketing so I've been asking for advice and going to start implementing it.

This is just getting more and more batshit.

Op, your furniture was fine as it was. You don’t need to move it. Yes it’s bad and done in, but it’s irrelevant.

The key issues are the ceilings, carpets, the top floor. The dirty paintwork in places and the dirty patios in the garden.

Get those sorted, some nice plants either side of your front door, cut the grass and tidy your borders, maybe if you’re feeling industrious paint your fence,Cuprinol do some lovely pale sage green colours, to match your garden office, spend as little as you can, sort the price, prob move to 325, don’t allow the agent to go on about the views like that, just briefly mention them, and get it sold.

Don’t be buying lots of shit, or paying home stagers. Just fix the basics and the price and get it sold, move on with your life.

I completely understand why you might think that ohcaptain, but the majority of my clients are on estates, Victorian terrace streets, all sorts really. When they’ve been on the market for 12 months and their house just doesn’t quite have the edge on competitors, it’s really important to stage it in a way that will get buyers through the door. That’s not happening for OP and that’s why I suggested she get some professional help. Let’s face it, the usual route of professional help (the EA) hasn’t exactly done wonders HmmGrin
For goodness sake. The issue with her house is not the staging,

It’s the fact it’s in poor decorative condition, there’s houses planned to be developed on the field and its substantially over priced based on its current state.

She’s no need of a home stager, she just needs to repair and clean.

@Handsoffstrikesagain - so OP is looking at about £500 before she even gets tradespeople in to tackle any of the actual fundamentals, plus storage for her own furniture which from experience is about £150 a month. That’s going to all add up quickly.

Perversely I also agree with this. I just worry that the OP will see all the buy buy buy posts and think £1000 upwards on cushions, bedside tables. curtains and the like will work. They won't because it isn't her and she isn't interested. The house hasn't sold in two years - maybe someone who gets houses sold for a living telling her that she needs to reduce the price and fix everything face to face as opposed to us shouting into the void might be a really good incentive...

Which brand is warm white? Or do you mean a mix like buying a base and making up a colour eg dulux linen white with a cheaper base? Linen white, I believe, is a hint of black and red as it’s ever so slightly pink. And if so, what amounts or colour number in a dulux decorator centre? Thanks.

Good God, just do the basics to tidy up and drop the price - don't waste money on a wood burner and things like that!

Add up what all that would cost, then subtract your answer from the £350k asking price, add about £10k to reflect cosmetic improvements, and you have the price the house should be going for.

I'm not sure if the sofa is too big for the room. There's loads of space in the living room, it's a reasonable width.

When you push a sofa right into a corner, the assumption of buyers viewing the photo is that there isn't enough room for it. If you can pull it back from the corner a bit, do that. If you can't, then it's too big for the room.

OP you have a thicker skin than I do. Kudos for taking the comments in the spirit of trying to sell the place.

Can’t add anything- agree with others that the price needs to drop and the video tour is probably scaring people away with the work that needs doing. What on earth have the EAs been doing for the past two years that they didn’t hammer home this point.

Suggestion - fabric paint/furniture paint is great for freshening up tired leather sofas.

Ok thanks. School house white. Yes, I did buy a sample of that f&b amongst others and agree with you about getting it mixed. I couldn’t find an off white I wanted, which is why I went for dulux linen white in the end as I wanted it to go against all my wood and thought the ever so slight pink would be ok... I’d used it before. My blue is a f&b mix.

Whatever you decide to do make sure you do it quickly. When the stamp duty holiday ends your house automatically becomes £10.5k more expensive plus the market is likely to drop.

Personally I would just give the worst bits a quick paint and a tidy up to prevent worries about damp etc and drop the price now to make it more competitive. Most buyers will want to put their own stamp on a property and will not appreciate new cheap carpets or a cheap front door which they will wonder about replacing.

The development will be the main issue, only price will mitigate against this.
