Where to buy with £260k budget? seaside/countryside

I want to relocate after a relationship ended and move back to a seaside location with some nice countryside nearby (the type of place I grew up in) for my ''forever home''. I don't want to take on a new mortgage so my top budget is 260K from the recent sale of our home.

So far I have viewed houses in the South East (Deal, Folkestone and Whistable) but everything I see needs a lot of work (not just cosmetic which I would be happy to do) or is in a not so great part of town.The West end of Folkestone and parts of Deal would have worked ,and I have friends who live in these towns already, but there is nothing in my budget it seems.

So I am thinking that maybe I just need to be realistic, widen my search and forget about the South East entirely as I no longer have family ties there and look North. I work remotely so I could be based anywhere.

Would anyone be able to suggest where I could look for a 2 bed house with a garden for my pets in a laid back, safe, quiet, green part of the country with access to sea/countryside but not be more than an hour away from a city by train?

Could be the North of England, Scotland or Wales.

Another concern is that I am British but originally from France so I would want somewhere that already has a little bit of diversity and/or is generally welcoming to newcomers.

How about looking at north east Essex? Try searching for within 3 miles of Manningtree - the station there has fast services into London Liverpool Street. Around a 20 minute drive to get to Frinton/Walton/Holland Haven beaches.

Admittedly, you’d probably find better properties if you took on a small mortgage to up your limit to £300k. But if you were ok with a slightly longer drive to get to the station then that might help your search.

I took a drive out to Holland Haven beach recently - it was lovely. Very clean and blew the cobwebs away. Lots of green countryside, but the area is very flat, so no if you like hills and mountains then it’s not for you.

Norfolk. You’d definitely get a 2 bed with a garden there for that amount of money.

Would St Leonard's work ? I have a family member who is settled there, lots of nice restaurants coming and a bit of a vibe

Watching with interest as this is my budget or thereabouts to be mortgage free. Haven't got a clue where to start. I am also in the SE but will struggle to buy where I am now (Herts) but have noticed that Huntingdon or Royston are possible doable. I'd quite like a complete change and love the North East.

What about places around Exeter/Jurassic Coast?
Exmouth
Dawlish
Budleigh Salterton etc?

Norwich is a nice city, and has a university campus with adds some diversity to the area, if you look within easy travelling distance of it and the coast. Norfolk has beautiful countryside and gorgeous beaches, or just down into Suffolk again keeping within travelling distance of Norwich.

Saltaire, Bingley, Shipley in West Yorkshire are beautiful and and great places to live. Some bits more mixed than others, where I live is very mixed and so friendly, I've never felt more at home. The countryside is a walk away, it's fabulous. Not near the sea though. 15 minutes train ride from leeds, an hour from Manchester

What about Walney Island. Surrounded by sea, 30 mins to the Lake District, close to Lancaster and Preston.

Faversham has properties which would fit your budget. It's really lovely there.

I don't often relate Barrow in Furness to cultural diversity

OP Ribble Valley - you would get a 2 bed in some areas for that price. Or Northumberland. Lovely countryside in both and Northumberland is costal too. Not sure of diversity though

Could do with decorating but nothing major essential, it's also on just over 250 and in the current converter you might get it a bit cheaper leaving cash to decorate

And would start looking in places like Whitley Bay (on metro straight into Newcastle)

Another vote for the NE. You might struggle with Whitley Bay itself on that budget, but it sounds like you want to be a bit more rural anyway?

Obviously, there's not much to the garden there but you'd be striking distance to the Valley Gardens and the beach.

I think I just don't want to be too close to the harbour and certain streets on that side of town (off Black Bull Road or close to Radnor Park) because it seems like they had flash flooding issues before around there. That would be a concern for me more than just the safety aspect to be honest (having lived in East London, anywhere else looks rather tame anyway). I came close to making an offer twice in the past two months so I have not completely given up on it. It is just that Cheriton would have been my first choice and there is not a lot in my budget. I am seeing a couple of places in the town on Saturday, so you never know.

I definitely want to follow up on the idea of St Leonard's and the NE (including Whitley Bay).
