Where to buy with £260k budget? seaside/countryside

I want to relocate after a relationship ended and move back to a seaside location with some nice countryside nearby (the type of place I grew up in) for my ''forever home''. I don't want to take on a new mortgage so my top budget is 260K from the recent sale of our home.

So far I have viewed houses in the South East (Deal, Folkestone and Whistable) but everything I see needs a lot of work (not just cosmetic which I would be happy to do) or is in a not so great part of town.The West end of Folkestone and parts of Deal would have worked ,and I have friends who live in these towns already, but there is nothing in my budget it seems.

So I am thinking that maybe I just need to be realistic, widen my search and forget about the South East entirely as I no longer have family ties there and look North. I work remotely so I could be based anywhere.

Would anyone be able to suggest where I could look for a 2 bed house with a garden for my pets in a laid back, safe, quiet, green part of the country with access to sea/countryside but not be more than an hour away from a city by train?

Could be the North of England, Scotland or Wales.

Another concern is that I am British but originally from France so I would want somewhere that already has a little bit of diversity and/or is generally welcoming to newcomers.

Northumberland is beautiful coastline with lovely surrounding country, in reaching distance of Newcastle. Lots of 2 beds at around £150k-£200, so plenty of money to do them up nicely. Morpeth, Alnwick, Amble all lovely.

Lincolnshire coast isn’t as diverse or stunning but there’s lots of countryside around and it’s very cheap! About an hour to Lincoln.

My mil lives In Seaham in County Durham. I’d say that area and nearby would be doable too.

Have a look at Swansea and surrounding areas. We moved here this year from the South East and haven't looked back, stunning countryside and sea, loads of lovely walks, 260k would be a healthy budget.

I think I just don't want to be too close to the harbour and certain streets on that side of town (off Black Bull Road or close to Radnor Park) because it seems like they had flash flooding issues before around there. That would be a concern for me more than just the safety aspect to be honest (having lived in East London, anywhere else looks rather tame anyway). I came close to making an offer twice in the past two months so I have not completely given up on it. It is just that Cheriton would have been my first choice and there is not a lot in my budget. I am seeing a couple of places in the town on Saturday, so you never know.

I definitely want to follow up on the idea of St Leonard's and the NE (including Whitley Bay).

I live in the bit you don't like. It's great!

OP look at East Cliff area, Athelstan/Ethelbert/Invicta roads. Marshall St. Linden Crescent. No flooding as slightly up the hill.

I used to rent on Athelstan and bought just a few streets away. In 2019 you could get a decent three bed semi with a garden for your budget, but it's all gone crazy since Covid.

I’m in Devon
we absolutely love it
it’s pricey where we are but mid and north Devon will have a small 2 bed for your budget.
also know Norfolk v well, somewhere near Aylsham is within easy strike of Norwich and the coast, and affordable
