Would you prefer 3 beds and an en suite or 3 double bedrooms and a box with double bed in it ?

Am just deciding what to do, we'll more than likely want to sell in about 2 years unless the market has plummeted further in which case we'll rent it out.

3 doubles + small room - can the small room be made into a big ensuite?

The small box room currently has a double bed, wardrobe and chest of draws in to give you an idea of size.
It's probably the same size as our family bathroom, so I planned a super shower enclosure and loo and sink in there.
But am worried people would prefer the 4th bedroom as there aren't many under £250k around here and plus I doubt I'd get my money back (have completely talked myself out of the en suite now lol)

would prefer 4 bedrooms. ensuites are overrated IMO

Funnily enough we were just talking about this today. For us personally, the ensuite would be preferable, in that we would intend to have 3 children, so the additional bathroom would be better, and the children (two of them) would share. Unless we had the option of an additional bathroom elsewhere, in which case I would use a box room as a dressing room!

bloody big box room, I don't see the point of ensuites so I'd much rather a 4th room, so much nicer IMO to be able to have a guest room and/or a study (depending on number of dcs etc)

I wouldn't describe that as a box room, to be honest.

I would like to have two bathrooms, or at least one bathroom plus an extra shower and toilet, but wouldn't particularly mind whether one was ensuite or not.

Is there anywhere else in the house you could squeeze in a small shower room?

There was a shower room off the living room would you believe I've now put the boiler and washing machine in there but it still has a loo (could take that out and put in a shower but i'd rather not.
I guess it is a nice family home. A bungalow with 4 decent beds, a dining room/study and kitchen/diner and a living room but I'm just worried it won't sell to a family because it's only got one bathroom and therefore it limits it's market to a retired couple and that's a lot of bedrooms for two people.

I'd leave it as it is, then, and when you come to sell make a point of the fact that the utility room has a loo and could easily be converted to a shower room if desired.

well it doesnt sound like a box room to me but i wouldnt personally have 4 bedrooms and one bathroom, so yes, would go for 3 and an ensuite.

Can you make the 'small double' into a single and a small ensuite? But ensuite to a double, not from the single - I mean split the room.

I agree with lady of waffle, that sounds like the best plan. Otherwise I'd stick with 4 beds, as you have another toilet downstairs

How big is the bathroom you already have?

Is it still all ground floor or does it have dormer bedrooms upstairs.

I moved 18 months ago from a house with no ensuite to one that has one. Tbh the bedroom space was compromised to fit it in and I would rather do without it. I really don't see the point of them and dh ends up stinking out our whole bedroom.

Ensuite is unimportant, but a second bathroom is vital. In my property searching, I am always stunned at the number of 3 and 4 bed places without second bathrooms. We have just had an offer accepted on a three bed and we will need to put a second bathroom in. If we had to choose between 3 bed and 4, it would not be important, but the 2nd bathroom would. We have 3 kids by the way if that makes a difference.

See it's interesting, the rooms are all on the same level, but right now the family bathroom is being done and we have a bath and shower in there but ran out of money, so we have the loo off the living room handbasin in there and a bath and shower and we're coping fine.
I can't see a "need" for the 2nd bathroom, we have three quite young children though maybe it becomes essential once they want to clean/preen themselves.

I have a bathroom, ensuite, separate shower room on the top floor (3 floor house) and a downstairs loo. It is a nightmare to keep it all clean. I spend my days running round cleaning 4 loos (and yes they do all get used on a daily basis). I also live in an extremely hard water area and the limesale is terrible to clean off shower tiles etc

Defo four bedrooms. Four bedrooms are in short supply. From a business point of view, the more bedrooms, the better, especially if they are all double. Very rare to come across four doubles.

agree with ilana k, would not buy a 4 bedroom with only one bathroom. if you are thinking about selling on quite soon, you should bear this in mind. your 4 bedroom will be at the bottom of the list and will always loose out to one with 2..

I am astonished by the number of people who would prefer 4 bedrooms with only one bathroom. 4 bedrooms would surely mean at least 2 adults and 3 kids living in the house and possibly more. All sharing one bathroom. My mind boggles!! I would never buy a house like that unless I planned to turn one of the bedrooms back into a bathroom and then I would want money off the price to do it.

I think I'd prefer the 4 bedrooms but might need to answer that when I have two teenagers on my hands rather than pre-teens.

I grew up in a 4 bedroom house, there were 4 of us, one bathroom, separate toilet upstairs and downstairs cloakroom. I don't remember the bathroom every being an issue. Having said that I have plans for ensuite for our room and am very much looking forward to it.

TBH they'd be hard pressed to find a house with 2 bathrooms and 4 bedrooms, my god we looked, certainly not under £300k. I think loosing the bedroom would be a mistake though surely ?

funny, i grew up in a flat with mum, brother and me and only one bathroom and a separate toilet, and I don't remember it being much of a problem, we all just settled into a rythm of getting up at certain times to make sure we could get in and out etc...

now there is just me and OH and we really struggle with just one bathroom! but that is mostly because we don't have a separate toilet.

Because you say you have a separate toilet downstairs, where presumabely you could clean teeth, do hair etc...I would stick with the extra bedroom, especially as it is not a box from how you describe it.
