Would you prefer 3 beds and an en suite or 3 double bedrooms and a box with double bed in it ?

Am just deciding what to do, we'll more than likely want to sell in about 2 years unless the market has plummeted further in which case we'll rent it out.

Losing a bedroom would be a big mistake. None of the 4 beds round here (Victorian terraces, 3 beds on first floor, 1 bed in the loft) have second bathrooms and they sell really easily. I do think they really benefit from having an understairs toilet though. And regarding Ilana's comment about 4 beds meaning 2 adults and 3 kids, most houses here have 2 adults, 2 kids, so a spare room.

This was covered in another thread, but basically because I've become a very light sleeper I need to sleep on my own. We have only one little girl but we need 3 beds for us and one for guests (grandparents are not local). We are not at the bottom of the ladder so we'd appreciate a bit more of space. It has been very difficult to find 4 beds at reasonable price as there is a huge gap between three beds and four beds. We even decided to buy a three bed and extend but the plots are usually too small. So don't kill a bedroom if you intend to sell.

The room you were thinking of ensuiting: why not just put in a second connecting door. It would make a fabulous dressing room with some good shelving. How about plumbing in a sink on top of a dressing table for v. luxe?

When you come to sell, it is then versatile as a nursery/small childs bedroom, or a dressing room, or a 'hint' that it could be an ensuite.
