Extension Plan - where to put ensuite?

See attached. The proposed position and the alternative position are on the first floor plan.

Proposed position is practical - over the ground floor utility and close to services/drain/soil pipe all on that side. However I wonder if it will feel like the best place for it or maybe just squeezed in a bit and making the rest of the room an awkward shape.

I like the alternative position on the other side of the room but do wonder how much of a hassle/extra cost/risk of over complicating it would be to get the pipes and drains to feed I to the services on the other side. Would they be boxing them in and feeding them through the underneath of the bedroom and over the kitchen which doesn't sound ideal.

Any thoughts about this or points regarding the plan I. general. By the way, the sewer pipe 3 meter rule is a hard line. Couldn't get a build over agreement so 3m easement needs to be maintained.

The shower looks v small. Can you put the toilet there instead. And put the shower where the loo is, move the ensuite door down a bit, to the middle of the wall, to allow enough space .

I see, so the extension is 3 meters at the back and then a 1.1 metre step out to the side. Yes, probably that nook where the shower is would be a out 80cm so maybe too small to be comfortable.

Can't the toilet move, imagine the door being ajar and all you can see is the loo!

rwalker · 05/06/2026 20:39

I’d move the door whilst technically the room would be smaller make it a better shape and flow better

first floor bedroom with ensuite would be either 18 square meters or 21 square meters (depending if the alternative option to go out a bit on the top right corner of that room as indicated)

Ground floor would be kitchen, diner,WC,utility open plan of 41 square meters

It's been measured. y the architect but this is the first thing he sent asking for thoughts on this layout before he spends time doing it in detail.

Not sure what the other space is like but I’d be inclined to make that a big walk in wardrobe and not en-suite it. Or wardrobe and loo only.
i like @rwalker suggestion. That makes sense.

JohnnyFedora · 05/06/2026 20:45

Move the door, so if left she toilet can't be seen. Swap toilet an shower and have a nice big one.

Where's the current bathroom? Where does everyone else wash in the new layout? 🤔🤔

becsmeister · 05/06/2026 20:48

current floorplan, so it's bedroom 3 that is getting made into master

Where are the windows? Does moving the ensuite change the windows?

I like Johnny's version - maybe with the door centralized rather than next to the pillows!

JohnnyFedora · 05/06/2026 20:49

I don't like the toilet opening directly into the main living and dining spaces :/

Indeed, where will the windows be?

he has not added windows yet. it's more conceptual, so we can change things now before the detailed stage

I’d make the front of the house the master and ensuite. It’s just too awkward at the back.

becsmeister · 05/06/2026 20:53

however, window almost certainly where red line is on attached - overlooking garden

Can't you join on to the garage? And have a sort of through room?

Then toilet can not be opening directly to main living area? Something like this?

Maybe but then would lose side access. I want side access from front to garden without going through the garage.

If out bed where the recess is.

Do you want the dressing room?

Access for what?

JohnnyFedora · 05/06/2026 20:57

Oh is there a notch on your garage giving you like a wonky corridor to back garden ?

becsmeister · 05/06/2026 20:57

JohnnyFedora · 05/06/2026 20:55

Access for what?

access to garden. I mean I want to be able to walk from the front of the house to the garden without traipsing through the house or the garage. e.g. with a wheelbarrow or I keep my bins at the back, I don't want to have to go through the garage with the bins on bin day.

not too bothered. En suite is the priority - toilet and shower. will need wardrobes but doesn't need to be so big
